HOUSE RULES:

● No Smoking or vaping inside the home. ($500 additional cleaning fee if we detect any kind of smell)
● The AC thermostat must not be set below 73°F (23°C).
● The base price includes up to 4 guests. There is an additional charge per guest thereafter. Please ensure you have provided the accurate number of guests when submitting the booking request.

POOL
=================================
● This home has a heated inground pool.
Our pool operates for about 8 hours a day, with the heater set to 86 °F (ca. 30 °C). During the winter, we kindly ask that the pool cover be used at night to conserve energy, as running the heater overnight is inefficient. If you’d like the pool heated longer or warmer, there is an additional fee of $20/day. We can't guarantee reaching or maintaining the target temperature.

● Note about heat pumps: Pool heat pumps typically operate effectively in outdoor temperatures above 45°-50° Fahrenheit (7°-10° Celsius). Below these temperatures, their efficiency may decrease, and they might struggle to heat the pool efficiently.

Cleaning:
● The pool is maintained by a professional pool company once a week. Please keep the screen doors unlocked during the days.

● Note about cleaning: We do not know the day of service and do not service the pool before every guest's arrival. Hence, if your check-in falls shortly before this cleaning day, and we hosted previous guests, the pool might not be as pristine as after a service, but is still safe and usable.

● Pets may be allowed with host approval, subject to an additional fee.
● To obtain approval and fee amount, please provide the number of pets, breed, and weight before you make the booking.
● Please pick up after your pets and dispose of waste properly.
● No pets allowed on furniture.

OTHER MAINTENANCE:

AC System:
● The home is equipped with a central AC system. We kindly request that you do not lower the temperature below 74 degrees. This is very important and helps prevent potential breakdowns. We do not guarantee the system will provide sufficient cooling for your personal comfort.

Home Services:
● Pests, Lawn, Tree, or other maintenance services might stop by unannounced to service the outside property.
● While we strive to conduct preventative maintenance and schedule repairs during vacancies, there may be rare instances when we need to enter the home for necessary repairs. In such cases, we will contact the guest to arrange a convenient time. We reserve the right to enter the home anytime for emergencies.

Garbage:
● Garbage collection occurs once a week. We kindly ask guests to place the bins by the road the day before pickup.
You can find the pickup days listed in the property info sheet inside the home.

GRILL:

● Gas grill and propane bottle provided.
● Guests are responsible for refilling propane if it runs out or is empty.
● Grilling utensils and wire brush available.
● Please clean the grill with the wire brush after each use.
● Use the grill away from the house and any covered areas to avoid smoke stains on ceilings and walls.

HOME INFORMATION:

● If you need a baby crib or a high chair, please reach out.

● The home comes with a fully equipped kitchen, crockery and kitchen accessories, towels, linens, beach equipment, hairdryer, and bedsheets.

● There is a very limited supply of toilet paper, paper towels, garbage bags, dish soap, and laundry detergent. Usually enough for 2–4 nights. Please bring more of these supplies for a longer stay.

● Sorry we do not offer any special decoration services or flower or chocolate arrangements.

PARKING:

● Reach out to see if the garage is available for your stay; otherwise, only parking on the driveways is available.

● The host is not responsible for any damages to vehicles or guests' property while at the home.

● Reach out if you are planning to bring an RV, trailer, or boat to find out the parking possibilities, if there are any.

EARLY CHECK-IN POLICY:

● All check-in inquiries for the time before 10:00 AM require the previous night to be booked.
● All check-in inquiries for times between 10:00 AM and 1:00 PM are subject to availability and can be guaranteed in advance for a nominal fee of half the daily rental price. This allows you to secure your preferred early check-in time while ensuring availability.
● For free early check-in inquiries for the times between 1:00 PM and 4:00 PM, we strive to accommodate them based on availability. Our primary concern is ensuring the best possible experience for each guest, which includes thorough cleaning and preparation of the rental. Therefore, early check-in times can only be scheduled the day before arrival, taking into consideration any prior bookings and our cleaning staff's schedule.

LATE CHECK-OUT POLICY:

● All check-out requests after 4:00 PM require the next night to be booked.
● All check-out requests for times between 12:00 PM noon and 4:00 PM are subject to availability and can be guaranteed in advance for a nominal fee of half the daily rental price. This allows you to secure your preferred early check-out time while ensuring availability.
● For free late check-out requests made between 10:00 AM and 12:00 PM noon, we strive to accommodate them based on availability. Therefore, early check-out times can only be scheduled during your stay until the day before check-out, taking into consideration any following bookings and our cleaning staff's schedule.

By providing these guidelines, we aim to provide flexibility for guests seeking early check-in and late check-out while balancing it with the necessary preparations to maintain a high standard of cleanliness and service for all our visitors.
