This stunning and eclectic inn is available as either a full rental OR individual suites. It is the perfect accommodation for a couple getaway, family vacation/reunion, ladies weekends and for a convenient Staycation. Parties are welcome, including bachelor and bachelorette. Please contact us with information on your group and we will also provide you with the house rules and conditions.

Located in the funky Bywater neighborhood, the inn is just far enough off the beaten track to enjoy the relaxed atmosphere of New Orleans without the commotion of Bourbon Street. The Lookout has four whimsically themed spacious suites, each with their own generous private bathrooms.

Suites are complete with complimentary wifi, Directv, coffee makers and mini refrigerators.

There is NO kitchen OR indoor common area space, such as a living room or great room. The 4 suites are arranged so they can each be rented independently.

Inground saltwater pool, hot tub, BBQ and seating cabana are located in the lush outdoor, common area space. The hot tub is available seasonally and is closed from June to September.

Guests have the choice of 4 individually themed rooms: Mardi Gras, Bollywood, Elvis and Mission. Describing each in detail would ruin any surprise or fun! Each suite is complete with a queen sized bed; 3 of the 4 suites also include sleeper sofas.

Enjoy a laid back, peaceful atmosphere filled with character and charm in this beautiful, historic New Orleans neighborhood. Our location is approximately 2 miles from the edge of the French Quarter and is the perfect distance to a ride a bike into town or take the No. 5 bus which picks up half a block away. Driving? No problem and street parking is available right outside The Lookout. Should you decide to rent a bicycle, we're happy to help you arrange this service.

Nearby you can experience some great bars, live music and terrific eats and many will find some great conversation with the locals.

There is simply no better place to enjoy New Orleans zest for living than The Lookout.

About Kelly

My name is Kelly Rayner and I am beginning my new adventure in life by owning my very own inn, The Lookout, located in New Orleans, My heart and soul are poured into this beautiful guest house and I am dedicated to making every guests experience comfortable, enjoyable and memorable. Outside of my time at the inn, you can catch me and my husband at new local restaurants, snowball stands in the summer and at the dog park with our beloved French Bulldog, Percival Winston.

Why Kelly chose Bywater

I love the 4 themes of the suites: Mardi Gras, Bollywood, Elvis and Mission. I’ve always wanted to listen to Hound Dog on a Fat Tuesday in Bollywood before I burn down the Mission.

What makes this house unique

This is an owner occupied property. My husband and I live in the front half of the inn and are available should you need anything at all. We are also completely legal and licensed to operate this inn.

From the moment you see the front of the house to the pool area...you immediately know your in the Big Easy. We rented the entire house and will do it again next year. Each room has a neat theme! Hot tub was down (seasonal), but no need due to the HEAT. Pool made up for it......Thanks!

Great weekend

This place by far exceeded my expectations. I met my friends for s guys weekend and could not have been happier with the accommodations. Cold refreshments waiting in the fridge for us. Short can ride to Harrahs casino. Great breakfast place, Elizabeth's, try the praline bacon. Owner recommended a bbq place for dinner after our day lounging at the pool. The Joint had great bbq. Another short can ride to Bourbon street. We are already planning our next trip and even some with our wives!

Cozy and Charming, very NOLA!

We were 12 people and booked the whole Inn! We were in New Orleans for the July 4th weekend, and got a chance to stay at this very charming inn. We cooled off by the pool, every night and it was great, we could play music as the small sit out by the pool had a stereo. The room were clean and had a lot of furniture for all of us to sleep comfortably. The decor in the rooms was very interesting! Kelly was very nice and prompt, one of us forgot stuff at the Inn and she offered to mail it.

Jazz Fest 2014!

Our group arrived on Wednesday for the 2nd week of Jazz Fest and were quickly greeted with a warm reception by Kelly, Mark and Percival Winston (their pup)! Everything was setup for a great start including a nice cooler filled with refreshments! Kelly stopped by each day to check in to see how our trip had been going and offered up great suggestions to the neighborhood and NOLA in general. We also enjoyed the neighborhood...there are many little restaurants, bars and local music vensues in walking distance. Each room was very clean, warm and inviting. We were so pleased with our stay and hope to return next year!

Better than ever expected.

We booked with the old owners who didn't tell us they were in the middle of a sale so when we found out we were scared! Turns out the new owner is incredible and she was very attentive to our needs. We had a group of 13 and it wasn't crowded at all! I am planning another large trip for next year and we all decided we don't want to find a new place, this place exceeded our expectations! (the only complaint was the bugs, but since I lived in Texas for 6 years I know the large flying bugs are all over the south) lol crazy mid-west people!

I LOVE THIS PLACE!!!!

This was my first NOLA experience:) Two of my best friends and their husbands rented three of the suites and had the time of our lives! This house is located in the Bywater area and is close enough to "downtown" (which is the "party" area) to have a lot of fun, yet far enough away to enjoy some peace and quiet that you will NOT get if you book a room downtown. We were there for the very beginning of Mardi Gras (before Fat Tuesday) and the partying had just begun....... Not sure if I could handle Mardi Gras in full swing as I am getting old! LOL! The suites were large, clean, and decorated really nice!

The owners Kelly and Mark are THE BEST! They have lived in NOLA for a long time (pretty sure that they grew up there) and are very knowledgeable about the area and are a great resource if you need suggestions about where you need to visit while there. No matter what you want to do, from Motorboating to beignets, they can help you with it;)

We will be returning to "The Lookout" in the future!

Highly recommend!

The Lookout Inn is the perfect place to stay in NOLA! A short bike ride to all the craziness and sight seeing with a tranquil backyard that we enjoyed midday and evening. The saltwater pool and hot tub is amazing and we took advantage of its use ; )

Kelly is an awesome hostess! Her customer service is excellent making sure we had everything we needed and providing a comfortable atmosphere.

The AC in our room stopped working, and Kelly promptly cleaned an available suite for us to move to. We found ourselves lucky to have been able to stay in the Bollywood suite AND the Mission suite...both amazing and unique!

When we return to NOLA, we will be staying here! Anyone planning a trip to NOLA should experience this absolutely wonderful abode!
