If you are looking for the best of the best, this is it!! Top floor, spacious, beautiful unit in private beachfront building. This is an east facing 4th floor 3 bedroom/3 bathroom unit with partial gulf view. The open floor plan in addition to the spacious balcony allows for easy entertaining and space for family & friends.

*AREA INFORMATION: Located off of Scenic Highway 30-A in Walton County, Florida, it's minutes from the Fort Walton and Panama City Beach Airports but worlds away from the crowds. Our building is tucked off of the south side of 30A in the quaint 'town' of Blue Mountain Beach. 30A is a two lane road that hugs the coastline of one of the world's most beautiful white sand beaches. We are between Destin and Panama City Beach (20-25 min to each), 15 minutes from Sandestin, 5 minutes from Seaside, Watercolor and Grayton Beach. There is an 18-mile bike path, a state park, many top-notch local restaurants, art galleries, boutiques, gourmet food and wine stores and even a Publix supermarket just a few miles away.

*MANAGEMENT: This condo is managed by Ashley with Prime South Properties, our full service LOCAL property manager that is available to assist you in every aspect of your stay with us.

The condo was fabulous I highly recommend!!!

We were there right after thanksgiving although it was a short stay it was awesome. The condo had everything we needed and it had a nice view of the ocean. We love that area and will be back I hope soon!

bluest water ever

Super clean! The view from the balcony was perfect. Actually prefer to not be right on the ocean view as you would be over the pool and could be noisy. Everything looked brand new. I would recommend a vacuum cleaner be available as we were there for a month can the rugs could have used it. We had such a nice time and loved exploring the area and all the state parks and different beaches.

Lovely Spring Break Getaway

Lovely stay at this clean, updated and well situated property. It had everything we needed with easy access to the beach. The kitchen was well equipped for the cooking we did. A lovely deck to enjoy a cup of coffee. And a nice exercise room for the rainy day. There was under cover parking for our vehicle. The beach had beach service with chairs and umbrellas. We were thankful the beach wasn’t as packed as a previous property we had stayed in another community before. There was also some great local restaurants nearby. We thoroughly enjoyed our stay. Best Beach stay ever!

Ok. Just an amazing experience for my family and my son's 2 best buds. Secured building with security who were on top of it. Sean and John were awesome at making sure everything was safe and respected. Go out of your condo, down the elevator across the pool deck and you are on the beach. Perfect. Peter at Excel always had it all set up so well. So centrally located and close to everything we love. Thanks th Ashley for great communication! Will totally do this spot again next year!

We stayed April 2023 with another couple. We loved the two king bedrooms. The beds were comfortable and the place is nicely appointed and clean. Something to note/ there is no bathtub in the main bedroom, as it has been replaced by a closet. Only a smaller angled shower. Larger folk would not fit. :) It appears to have been nicely remodeled recently. The unit faces East, so we enjoyed both morning and evening times outside on the large balcony. Ashley was very responsive to a couple of questions. The security of the building is quite robust. Location is the best on 30a in our opinion - Gulf front property and mostly out of very busy traffic patterns. We would enjoy staying here again.

This condo is fantastic and excellent value!

We loved staying in this condo. The layout provided plenty of room for my teenagers, my parents, and me with my parents staying in the master suite on the opposite side of the living room from the other two bedrooms. The living room/dining area/kitchen were spacious and accommodated all 5 of us easily. The veranda also had plenty of room and a lovely view of the ocean and palm trees. The location next to the beach and pool were ideal and we walked to the Blue Mountain Cafe, ice cream stand, and Red Fish Taco restaurant. The condo itself is beautifully decorated and the kitchen was well-stocked with all of the plates, glasses, and cooking gear we needed for a 5 night stay. The only thing I wish they had was more than one garbage bag and one pellet of dishwasher soap. Also, you will need to bring your own salt and pepper, cooking oil, etc. But all in all, a fabulous place and we would come back here in a heart beat!
