The Space:
As you walk into the open concept kitchen, dining and living you will be amazed by the sleek and modern design of the entire space, including the half bathroom on the first floor! Whip up a tasty meal in the chef inspired kitchen using the high end appliances with all the cooking equipment at your fingertips. Is it true that food tastes better in a thoughtfully designed kitchen? Utilize the table between the kitchen and living space for anything work related or enjoy your meal at the table!

The adjacent living area is perfect to digress after a day of adventures with the group or snuggle up to a movie with a glass of wine. The open space brings in an ample amount of natural light during the day and accents the small touches that makes this home unique and comfortable!

As you walk upstairs, you will find two beautifully designed bedrooms, both with plush queen beds, boasting luxury linens and plenty of space to enjoy a wonderful night's rest. There is a large shared bathroom between the two bedrooms with soft towels and a grand walk in shower. It's not just getting ready for a day out on the town, it's an experience!

We offer convenient keyless door codes for self-check-in. Portoro Homes uses smart locks with check-in details provided 48 hours prior to arrival by email and text message.

• Early check-ins or late check-outs: If the property happens to be ready earlier than the standard 4 pm check-in time on the day of your arrival, in most cases an early arrival option may be available when confirmed with the main office. Late check-outs must be confirmed with main office staff prior to the date of departure.

Getting Around:
Austin offers plenty of transportation options. Ride sharing, micro-mobility, and mass transit are available everywhere. Downtown Austin, including the University of Texas is less than 10 minutes from the home, and the airport is just 10 minutes away. Circuit of the Americas (F1) is a short 20 minute drive from the home!

Other Things to Note:
Please pay close attention to following house rules. Non compliance could result in sizable fines.
- All guests staying at a Portoro home are required to sign a rental agreement and complete identity registration.
- Quiet hours are from 10PM to 8AM - Noise monitors are present to enforce quiet hours. Please take conversations and music indoors at those times.
- Age restrictions apply. Please inquire for more information.
- Guests must abide by max occupancy at all times per city ordinance.
- Over occupancy will result in additional fines or removal should a guest not comply.
- Upon arrival, we aim to ensure your safety, proper access to the home, and guest features. Should you have any questions, please don't hesitate to reach out to Portoro directly.
- Known damages incurred during your stay must be reported to the property manager immediately.
- No open flames or candles in the home or outside of the home.
- No Smoking or Vaping at the property.
- Before check in, we will send you detailed directions to ensure a seamless arrival.
- We cannot guarantee early check ins or late checkouts. When it is possible to check in early or check out late, there will be a fee for anything outside of a one hour window within our standard times. If your need for an early check in or late check out is great, your best option is to book an additional night.
- The home has cameras for external monitoring only.
- Reservations made during festivals and conferences are nonrefundable.
- Both the City of Austin and the State of Texas require all hotel and vacation rental hosts to collect hotel tax. We collect these two taxes within the booking transaction. The state requires 6 percent and the city requires 11 percent.
- A portion of the city hotel tax helps support musicians and related businesses.
- For the safety of guests and the home, there are noise monitoring devices. These devices only measure the decibel level and do NOT record any audio.

Interaction with Guests:
Portoro Homes communicates via email and phone. After a booking is confirmed, rental agreement will be emailed to the guest for e-signature. Check-in instructions are sent by email and text message 48 hours prior to arrival date (keyless entry). We offer convenient keyless entry for self-check with no need to stop in at a local office. We do typically check in with guests by email/text 1-2 times during their stays to ensure a 5-star experience and remain available for any questions/inquiries. We are available to guests 24/7.
