Kismet is a near new coastal townhouse centrally located in the heart of Ocean Grove. Just 250ms from either the beach or main shopping strip. There`s also a children`s park 50m away for families to enjoy.
This home has been lovingly set up and styled for a comfortable beach getaway with the family. You`ll enjoy an array of `extra touches` such as quality beds and linen for the best sleeps. Air-conditioning and heating in all living areas and bedrooms. Smart TVS in all bedrooms and the lounge area. An outdoor shower for ease when returning from a day out with little ones. A lovely north facing balcony to enjoy a morning coffee or evening BBQ. A fully fenced backyard with lush grass will be sure to please the kids.
Double glazed windows for peace and quiet, immaculately presented and tastefully styled, modern and ideally set up for families or couples. There is heating and cooling in each room for comfort and wifi and smart TVs for entertainment
Open plan living, kitchen and dining opening onto a north facing deck. Well stocked kitchen for cooking as you would at home complete with coffee pod machine with starter pack for your arrival.
The space

Downstairs- Bedroom 1 Queen with built in robes, tv, aircon/heating- glass sliding doors onto the downstairs deck.
Downstairs- Bedroom 2- Double bed with single trundle, built in robes, TV, aircon/heating.
Each level has a full bathroom with shower, vanity and toilet.
All linen and bathroom towels are supplied, please BYO beach towels or enquire about a hire pack prior to arrival.
You have exclusive use of the entire property apart from a few locked cupboards.
Parking is available for 2 cars in the double garage, or, additional parking on the surrounding streets.
Check in is contactless, with all check in details provided the evening prior to arrival.
We are available for assistance during your stay via messages or phone.
CASA is a second property at this location which we can offer as a dual booking for families travelling together, attending weddings, bridal parties.

🏡 General:
By confirming your booking, you agree to these Terms, Conditions, and House Rules.
• Please treat the home with care and respect
• Be mindful of neighbors at all times
• 🚭 Strictly no smoking ($400 fee applies)
• ❌ No Schoolies, hens, or bucks parties
• 🔞 Minimum booking age: 25
• 🚗 Follow all parking guidelines provided
🔑 Check-in / Check-out:
• Check-in: From 3:00 PM
• Check-out: Before 10:00 AM
Late check-out must be pre-approved and may incur charges.
Unapproved late check-out: $110 per hour
• Contactless check-in via key safe
• Keys must be returned to the lockbox on departure
• Failure to return keys may result in access and replacement fees
🍳 Cooking:
• Cooking strong-smelling foods (e.g. curries) will incur a $450 deep cleaning fee due to odor removal requirements.
🚫 Pets:
• This property is not pet-friendly.
⚠️ Unavailability:
If the property becomes unavailable due to unforeseen circumstances (e.g. fire, storm, damage):
• You will be notified immediately
• Alternative accommodation will be arranged where possible
• If unavailable, a full refund will be issued
No liability for additional accommodation costs.

• Strictly no parties or functions
• Breaches will result in immediate eviction without refund
• Additional cleaning/repair charges may apply
• 🔇 No disturbance to neighbors at any time
• Noise must not be heard outside after 10:00 PM
• Strictly no Schoolies bookings
🛏️ Linen & Towels:
• Linen and towels are provided
• Leave used items in bedrooms/bathrooms on departure
Additional:
• Extra linen available upon request (pre-arrival)
• Pool towels provided where applicable
• Stains/damage may incur replacement fees
🧹 Longer stays:
• 7+ nights: Optional housekeeping (fee applies)
• 14+ nights: Mandatory housekeeping service (additional fee)
• Failure to comply may result in termination without refund.
⚠️ Guest Responsibilities:
• You are responsible for any damage, loss, or breakages
• Report issues immediately
👥 Occupancy:
• Must not exceed booked or maximum capacity
🔑 Call-outs:
• Lockouts/lost keys: $100 fee + replacement cost
🧼 Departure Requirements:
Before leaving, please:
• Remove all food from the fridge
• Place rubbish in the correct bins
• Wash and put away dishes
• Empty dishwasher
• Clean BBQ after use ($100 fee if not cleaned)
Excess rubbish must be removed—fees apply if bins overflow.
🪑 Property Care:
• Leave the property clean and tidy
• Return furniture to original position
• Extra cleaning fees may apply if required
🚫 Additional Rules:
• 🚭 No smoking inside
• ❌ No illegal drugs or intoxicated persons
• Allow reasonable access for repairs/maintenance if required
