Breathtaking Views | Cozy Waterfront Cottage

Enjoy the great outdoors in this viceroy lakefront cottage nestled in on 1 acre of forest. The space has 4 full bedrooms, 2 full bathrooms, a large open living room with a granite wood-burning fireplace, and windows from floor to ceiling providing beautiful views of the lake and the nature surrounding it. The space has been renovated with a modern Kitchen, bathroom & bedrooms. It is a cozy space to entertain, enjoy the outdoors, and reconnect with family & friends.

Walkthrough breakdown, what to expect:

FRONT ENTRANCE - When entering the cottage you will be greeted by a large grand granite fireplace floor to ceiling with an open-concept living space. There is a closet to the right for clothing and shoe storage and to the left will be stairs that lead to the lower level of the cottage.

LIVING ROOM - When you walk past the front entrance you will see the bright and spacious living room, with gorgeous views of the lake. This room is equipped for comfort and entertaining your loved ones. We have a large V-shaped lazy boy couch, a 53-inch tv, a Real wood-burning fireplace that creates a warm cozy ambiance for those chilly mornings & nights, and wall-to-wall windows with beautiful views of the lake and the surrounding nature. There are throw pillows and blankets provided on the couch. On the T.V there is youtube, Netflix, and Prime Video with access to wireless internet.

KITCHEN - To the left of the living room is the kitchen and indoor dining area which is modern, spacious, and has a walkout to the wraparound deck. The kitchen is equipped with a Coffee machine, coffee, tea, sugar, mugs, kettle, pots/ pans, utensils, glassware, cleaning supplies, 2 paper towel rolls, hand towel, water dispenser, toaster, microwave, oven, stove, dishwasher, dishwasher soap, sponges are provided for your convenience. There is also a large dining table that seats approximately 6 people and a countertop island that seats another 3 people comfortably. You will need to bring water jugs for the water dispenser unit, 2 to 5 gallons capacity.

UPPER DECK - Just off of the kitchen is a sliding door that brings you onto the second-story wrap-around deck that overlooks the backyard and gives you great views of the lake. The deck is equipped with a Broil King BBQ, Propane is provided, and a patio table that seats 5 - 6 people.

BEDROOMS - There are two bedrooms on the main floor, The master bedroom has a queen-sized bed and an ensuite bathroom and the other bedroom is a full bed. Both bedrooms on the main floor have their own sliding doors that access the wraparound deck.

There are two bedrooms on the lower level. One bedroom has a queen-sized bed and the other has 3 full beds in one room, the room is mostly used for the kids to sleep together but it is also super fun with adults. Note, all rooms in the cottage, have a view of the lake!

WASHROOMS - There is one full washroom on the main floor with a shower stall and freestanding soaker tub. There is one washroom on the lower level with a shower stall. Each bathroom is equipped with 5 toilet paper rolls, 2 hand towels, body/ hair shampoo, and air fresheners.

GAME ROOM - Located on the lower level of the cottage this game room has loads of fun! there is a gettoni table, ping pong table, bar stools, 43 inches mounted T.V to watch all your sports games without missing out on any of the action. We have board games and kids' games available to use that are located in the wooden shelving unit.

GYM - Located in the game room on the lower level there is a small gym set up with a tower 2000 band set and mirrors so you don't have to miss out on any gains while on vacation.

LOCATION/ NEARBY - Arrowhead Provincial Park, hiking trails, Huntsville Heritage Downtown, ATV trails, Boat launch located on the way to the cottage, convenience/ LCBO, Big Doe Pizza, Food Trucks, Screaming Heads attraction, Burks Falls welcome center, waterfall, River Bowling Ally. Many more stores are located in the towns of Burks falls and Huntsville.

BACKYARD - There is a gazebo area in the backyard to lounge in for those hot summer days with comfy seating for 7 people. There is a coffee table and a beverage cooler on the deck as well to keep all your drinks cold throughout the day.

DOCK/ LAKE - Lakeside you will enjoy a 17' by 9' floating dock that will be open depending on the weather sometime in April 2026. There are 2 lounge chairs avaliable to soak up the sun as well as a ladder to get in and out of the water. When jumping off the dock the water depth is approximately 5 - 7 feet deep. There are 3 kayaks as well as 3 life jackets to use.

**THINGS TO NOTE**
The wood-burning fireplace upstairs is open all year round.

The Propane fireplace in the game room is not in use.
