Welcome to your home away from home in the heart of Katoomba. This spacious 4-bedroom house unit comfortably accommodates up to 8 guests, making it the perfect retreat for families, friends, or small groups.

Bright, open living area with comfortable seating, a 55-inch flat-screen TV with Netflix, and abundant natural light—perfect for relaxation or work.
● Kitchen:
Fully equipped with modern appliances—including a stove, oven, microwave, fridge, air fryer, and coffee maker with pods—along with cookware, utensils, and a dining table for meals or meetings. Please note that condiments are not provided.
● Bedrooms:
Four beautifully appointed bedrooms, each with a comfortable queen bed. Three of the rooms feature closets, while one offers a convenient clothes rack for hanging garments. Every room is thoughtfully furnished with bedside tables and lamps for added comfort and convenience.
● Bathroom:
Two charming bathrooms with a touch of vintage character, blending classic style with modern functionality.
● Air-conditioning:
The property features a powerful 3HP split air conditioner in the living room, providing strong and efficient cooling, and a gas-powered central underfloor heating system for cozy warmth during winter.
● Outdoor Area:
Private balcony with an outdoor seatings – perfect for your morning coffee or an evening glass of wine.
● Parking: Street parking only before March 1 due to driveway work. The driveway can accommodate one car, and there is plenty of free street parking available in front of the main entrance.
● CCTV:
For security purposes, there is one camera installed at the front porch of the property and another facing the driveway. Both monitor outdoor areas only and do not record any indoor spaces.

This helps us maintain a pleasant environment for all our guests. • Please maintain low noise levels between 10 p.m. and 8 a.m. and refrain from creating any disruptive noise. • Smoking is strictly prohibited. A $200 charge will be deducted from the security deposit for any evidence of smoking. • No parties or events on the premises. If such activities are reported during your stay, you will be asked to vacate the property immediately, and a charge of $300 will apply for any evidence of such gatherings. • We kindly remind our guests that pets are not permitted in our guesthouse. This policy helps us maintain a clean and comfortable environment for all our visitors. • If you find yourself locked out and require assistance from the manager, a $100 fee will be applicable before 10 p.m. Please be aware that we cannot assist with key-related issues after 10 p.m. each day. • In case of a lost key, a $200 fee will be incurred for key replacement. • The use of illegal drugs is strictly forbidden on the property. Any violations will result in immediate contact with the authorities. Violation of this rule will result in termination of your occupancy, eviction, and forfeiture of rental fees. • Please be aware that access to the facilities in the building cannot be guaranteed, as maintenance will be conducted occasionally.
