Enter an open and bright living room with knotty pine walls, a soaring ceiling, large windows and interesting local artwork. The living room has comfortable seating and a large flat screen TV with cable. There is a desk at the front of the room if you need to get some work done and a table at the back--perfect for board games and jigsaw puzzles. (Wood stove and fireplace are decorative, not for tenant use.)

Off the living room is the dining room with large table and pass through to the kitchen. A slider from the dining room leads to the back deck. Beyond the dining room is the nicely equipped kitchen with refrigerator, stove, dishwasher, microwave and drip coffeemaker.

Two of the house's four bedrooms are on the first floor. One has a king bed and the other has two twin beds. There is a bathroom with shower on this floor.

The home's other two bedrooms are on the second floor. One has a king bed and the other has two twins. There is a bathroom with a shower/tub on this floor.

Air conditioning: The house has five ductless split unit air conditioners--one in the living room and one in each of the bedrooms.

The large deck has a dining table with chairs, two steamer chairs and a gas grill. The deck has a beautiful wooded view of the Herring River. The quiet setting makes this a lovely spot for relaxation, meals, or a good book.

Enclosed outdoor shower beneath the deck. Washer and dryer in the unfinished basement (exterior access only).

Walk or bike to Wellfleet Center:

- 1.3 mi to the Wellfleet Public Library, 4-min drive, 30-min walk, 8-min bike ride
- 1.6 mi to Town Hall, 5-min drive, 35-minute walk, 9-min bike ride

**** CANCELLATION/REFUND POLICY ****
Upon cancellation for ANY reason, money will be refunded less a 20% service fee of the total rental amount due, ONLY if the property is re-rented for the same terms and conditions of the original Agreement. Tenant further acknowledges and agrees that where Kinlin Grover Compass undertakes to re-let the property, the rental fee to be charged to the substitute tenant shall be in an amount to be determined in the reasonable discretion of Kinlin Grover Compass and Owner. Tenant agrees that any cancellation of the reservation, undertaken at any time, shall not be effective unless in writing and delivered to Kinlin Grover Compass.
