Summary:
Three-bedroom first-floor home with finished basement, renovated kitchen, two decks, and walking access to Peconic Bay sand beach across the street. One-month minimum. Suitable for extended North Fork stays with family near vineyards and farm stands.
The Space:
The first floor opens into a connected living, dining, and kitchen layout with hardwood floors throughout. The living room has partial bay views through the front windows, a wall-mounted smart TV, and direct access to the front porch. The dining area seats eight at a reclaimed wood farm table under a modern chandelier.
The renovated kitchen has navy lower cabinetry, white shaker uppers, quartz countertops, herringbone subway tile backsplash, and stainless steel GE appliances including a French-door refrigerator with water dispenser. A peninsula with two industrial barstools opens to the dining area and connects to the back deck through sliding glass doors.
The primary bedroom has a king bed, partial bay view, dedicated desk workspace, and Fujitsu mini-split. A bunk room with twin-over-twin beds and skylights has its own hallway entrance and connects through to a queen bedroom. The queen bedroom is reached by passing through the bunk room. This layout suits a family, with children in the bunk room and adults in the queen bedroom, and is not configured for two unrelated couples needing separately accessed bedrooms. Two full bathrooms serve the first floor. A finished basement, accessed by an interior staircase, provides a third living area with a sectional sofa, wall-mounted TV, recessed lighting, an additional mini-split, a wine fridge, and a Peloton. Outside, the back deck has dining seating for eight under a cantilever umbrella, a separate lounge area with sectional, and a Weber gas grill. The yard extends to a private lawn with a smokeless fire pit. A mahogany-enclosed outdoor shower sits on the side of the house with access to the back entrance. The front porch has cable rail and seating for four with partial bay views. Two dedicated workspaces. Fujitsu mini-split AC throughout. In-unit washer and dryer. Beach gear provided.

Getting Around:
A car is recommended. North Fork vineyards, farm stands, and restaurants are within a 5-to-20- minute drive. Riverhead LIRR station is approximately 7 miles from the property. Hampton Jitney service is available seasonally.

Cancellation Policy
Bookings canceled at least 30 days before the start of the stay receive a 100% refund. Bookings canceled at least 14 days before the start of the stay receive a 50% refund.
Guest Insurance
Guests are required to sign a Rental Agreement. A property damage protection policy is included with the booking. This policy covers incidental damage to the home during the stay. It does not cover trip cancellation due to illness or other personal reasons. A refundable security deposit is collected prior to arrival for longer term stays. Report any incidents promptly.
