Conveniently situated near local shopping, the Cooperstown Dreams Park, Baseball Hall of Fame, golfing, boating/fishing, and some the best restaurants in the region, this family friendly 1,000 sqft guesthouse offers great comfort indoors and out.

Be it enjoying the natural beauty of the great outdoors, bright starlit evenings, relaxing campfires or a BBQ on the deck, we're sure you will enjoy spending your restful time in-between games or touring the Cooperstown region with us at Fawn's Lair!

With your own private stone driveway entrance on the deck-side of the guesthouse, this property accommodates up to three vehicles with ease.

We have served Dreams Park families for 20+ years and look forward to the opportunity of providing your family a clean comfortable stay while visiting Cooperstown!

We had a great week in Cooperstown. The home was clean, close to Dreams Park and everything was thoughtfully appointed. We loved the porch and plenty of outdoor space. All in all it was perfect for our family.

We loved our stay at Fawn’s Lair. The property was convenient to everything the Cooperstown area has to offer. The accommodations were clean and lovely. Our host checked in with us during our stay to make sure we had everything we needed. I highly recommend Fawn’s Lair!

You cannot beat this location if you are playing at Dreams Park, just a 3-minute drive away! The cottage is secluded, spacious, and beautifully kept, with a large, flat yard that’s perfect for games with the kids. The outdoor dining area and fire pit made for great evenings outside. Inside, everything was meticulously clean and thoughtfully stocked. There were plenty of fresh linens throughout, and the kitchen was very well-equipped. The hosts were lovely and incredibly responsive from start to finish. Highly recommend this place!”

Hands down, the best VRBO we have ever stayed in! Mike and Colleen provide wonderful accommodations and have truly thought of everything. The home was incredibly clean, comfortable, and welcoming, with so many thoughtful touches throughout. The bathroom was great, and after long days at the baseball fields, I felt completely comfortable coming back and resting my family’s heads here.The proximity to Dreams Park simply can’t be beat, and it’s also an easy drive into Cooperstown, making the location perfect for everything we wanted to do during our stay.We truly couldn’t have been happier with our experience. Staying here made an already special week that much better, and I absolutely plan on booking again when the next kid heads to Cooperstown!Thank you so much, Mike and Colleen, for a wonderful stay and for providing such a clean, comfortable home away from home. The place was amazing! Check-in and check-out were super easy and seamless. The home was immaculate—spotless and beautifully maintained. We absolutely loved our stay. The location was also perfect, just minutes from Dreams Park. Highly recommend and would definitely stay again!

We loved staying at this home. It was immaculately clean, the host was incredibly responsive with thoughtful local recommendations, and the location is perfect just 5 minutes from Dreams Park which made it easy to go back and forth. The property is also conveniently close to grocery stores, restaurants , fishing spots, the Baseball Hall of Fame, and the lake where you can use the kayaks. The home features a firepit with plenty of firewood, a nice grill, outdoor deck, and there’s great space to relax and explore the grounds. We also appreciated all the thoughtful touches throughout the home that made our stay so comfortable. It’s a wonderful property, and we highly recommend it. It was perfect.

It was a great place to stay while we watched our son play at Dreams Park. It feels brand new and spotlessly clean. The 4 minute commute was so convenient to the park and close to everything else. We slept well, ate well and I highly recommend this house.

Fawn’s Lair was a great space for our family of 5 while our son played at Dreams Park. The living space and yard were perfect for our family. The proximity to the park (3-4 mins) was ideal and Mike and Colleen were great hosts. I’d highly recommend this place for anyone heading to Dreams Park or to Cooperstown.

Great House & Dreams Park location

This property was everything our family needed for a great Dreams Park experience. Was only 5 min from Dreams Park, easy to get into town, and the house was clean with all the amenities needed. We enjoyed grilling and eating outside, and the kids enjoyed the hammocks. Highly recommend this place!

Great week at Dreams Park!

If you're son or daughter are spending the week at Cooperstown Dreams Park, this is where you want to stay. A mere four minute drive to the entrance, but tucked away from the lights, this was the perfect place to stay to enjoy the baseball at Dreams Park, but the quiet tranquility of your own place to take a nap (especially in the provided hammocks).

Tranquil Location!!

The home was absolutely immaculate! The pictures do not do it justice. My family and I enjoyed the peaceful outdoor patio along with the two hammocks and a fire pit. The Perrino family was very accommodating and made us feel at home!!! The best accommodations for Dreams Park!

Fantastic Place

This is the second time we have stayed at Fawns Lair. If we come a third time I would definitely book here again. The house is so close to Cooperstown Dreams Park. It is clean, open and had everything we needed. Mike and Colleen are so easy to work with. You will not regret staying here!

Wonderful stay in Cooperstown

Fawn’s Lair was perfect for our stay in Cooperstown. It is on a beautiful property just minutes away from Cooperstown park which made going back and forth very easy. The property had plenty of space for our family. Very clean and comfortable beds. The kitchen was stocked and useful to make quick meals. We have a younger baseball son and look forward to coming back to Fawn’s Lair in 2 years.

Thankful to have found this property

House was so clean it sparkled! Located just 1.5 miles from Dreams past August Lodge and right before one of the nearby campgrounds so it is as easy to access. Modern facilities to suit our taste. Shared property with owners with sufficient separation for privacy. Kayaks at the lake were a nice perk!

Peaceful, lovely spot close to baseball!

Our family thoroughly enjoyed our stay at Fawn’s Lair while my son played at Dreams Park this week. Just a 3-4 minute drive from the park was super convenient and the place was clean, comfortable and very well outfitted with everything you could need. We enjoyed using the private deck, grill and side yard. It was everything the listing advertises. We will be coming back in a couple of years when my youngest is ready for his turn at baseball heaven.
