This is an amazing home that has recently been remodeled and it has unobstructed views of the ocean from almost every room in the house. You can sit out on the deck and just listen to the waves and watch the ocean. The beach access is right across the street as you can see it in the photos. Please read further below about optional beach service too.

The layout and updates are as follows:

Backyard: There is a 35 foot pool with a soaking ledge and a spillover jacuzzi. There is beautiful turf and landscaping around the yard with landscape lighting that gives great ambiance. There is a sitting area with outdoor furniture and a fire pit. Or sit at the bar area with a barbeque and outdoor 65 inch television. The outdoor area is amazing.

1st Floor: First floor has a bunk bedroom (two bunk beds) and a bonus 7th bedroom with daybed with trundle. There is also a first floor bathroom with shower. There is a 500 square foot game room on one side where the garage used to be. This has ping pong, pool table, foosball, tv and a pub table. New floors in bedrooms and new tile in bathrooms and redone showers and vanities. There is also a 500 square foot home movie theater with seating for 12-15 and includes all leather reclining seats, 120 inch screen, surround sound, and a bar area with bar seating for 4-6. In addition there is a game room with a pool table, ping pong table, foosball a television and a beautiful setting to play games.

2nd Floor: The kitchen/living room/dining room has all been redone. Kitchen has new white shaker cabinets and quartz countertops. Dining area seats 10 inside and outside 8 on the adjacent deck. Countertop seats 3. The living room has great views of the ocean. Porcelain tile throughout. 1/2 bath servicing this area with a new vanity and tile. A master bedroom rounds out the second floor with gulf views and couches on outdoor deck. It has a king bed and a separate daybed. It has also an ensuite bathroom with a corner tub, two vanities and a tile shower. Hardwood floors in the master bedroom and tile in bathrooms. Porcelain tile in main area. Two deck areas, one on kitchen side and one for master bedroom.

3rd Floor: 4 bedrooms and 3 baths. The 3rd floor master is on the left side of house when looking at the gulf. It has hardwood floors, king bed, and a daybed. It also has an ensuite with a soaking tub and tiled shower and 2 vanities. On the gulf side there is also a large king bedroom with a daybed with trundle. Sleeps 4. Then there is a queen bedroom. The bathroom for these two bedrooms will be the hallway bathroom with a newly tiled shower and new vanity. Rounding out the 3rd floor is a king bedroom pool side with an ensuite. The attached bath has a newly tiled shower and new vanity and new tile floor.

Golf Cart: Because local companies were charging our guests $165/day for golf carts we decided to do something about it. We went out and bought a fleet of golf carts for all of our houses (Harleman Vacation Rentals), and we now have them available for our guests to rent. We offer them for between $300 and $495 per week (+taxes and processing), depending on time of year. They are six-seater electric luxury golf carts with leather and outdoor built-in outdoor speakers for playing music. If interested, please inquire regarding availability.

The HOA has a communal pool, jacuzzi, tennis court/basketball court and a workout/fitness room. This is all a half block away.

Across the street is public access beach where you can just walk right to the beach and set up camp. You can also walk right across the street to the Crab Shack to get some food.

**Pool heat is available year-round for guests who would like it. If you choose to add pool heat, it must be added for the full length of your stay.

• Cool Season (November 16 – February 14): $80 + tax per day
• Warm Season (February 15 – November 15): $60 + tax per day

** We offer a a discounted beach service. Many of our guests enjoy this amenity as it guarantees a reserved spot on the beach and does not require you to lug umbrellas and chairs back and forth yourself. Because we have a contract we can offer this service to you for the steeply discounted rate of $295.00+tax for 3 umbrellas and six chairs (this same service retails for $675 a week through the vendor).

**Pets: we are open to hosting your furry friends. However, please inquire before booking. Pet fee is $150 per pet per stay.

**This HOA does not allow overnight parking for large vehicles or tow vehicles including: uhauls, RV's, tow trailers, etc. If you have such a vehicle please inquire with us about how we may be able to accommodate it somewhere else outside the HOA before booking. If you have already booked please call us to discuss your options.
