Designed to accommodate up to 8 people, it features a superb private mosaic swimming pool and several terraces surrounded by mimosa trees, laurels, fig trees, cacti, and other local plants.

Ideally located in the peaceful neighborhood of Miramar-Col de l’Esquillon, 2.4 km from La Figuerette Beach (restaurants, yacht club), and 4.8 km from the center of Théoule (accessible on foot, by car, or with a free shuttle every hour). Cannes is reachable by road (16km) or by bus, and St. Raphael is 25km away. Nice Airport is 41 km away. Parking is available outside.

Situated on an elevated position (a short walk uphill after parking your vehicle on the street), the villa offers complete privacy without any overlooking neighbors.

On the ground floor, it features:

3 bedrooms, all with sea views, equipped with double or twin beds
2 bathrooms
1 laundry room with a washing machine and dryer
The 4th bedroom (smaller) can accommodate 2 people and is nestled on the 2nd floor, featuring a shower.

On the first floor, you will find the living areas and 2 terraces equipped for dining. The kitchen is fully equipped with a refrigerator, freezer, dishwasher, electric oven, gas stove, microwave, toaster, kettle, and everything necessary for cooking and serving 8 people.
Wi-Fi is available.
The reception rooms are comfortable with a large sofa, armchairs, and a television.
The dining room has a large rectangular table with chairs and a storage buffet.
On the kitchen terrace, there is a large table with chairs.
On the terrace connected to the living/dining room, there is a large table with chairs and a gas BBQ.
On the bedroom terrace, there are 2 loungers.
On the pool terrace, there is a pool cover, umbrellas, loungers, armchairs, and small tables.
Each room is equipped with air conditioning.

Théoule-sur-Mer enjoys an ideal location between Cannes and Saint-Raphaël, on the border between Alpes-Maritimes and Var.
The region boasts several beaches, among which we like La Figuerette and Pointe de l'Aiguille.
You will also find friendly yacht clubs at La Figuerette and in the center of Théoule, not to mention the numerous restaurants and activities on offer.

If the Esterel Massif is accessible (please note that it may sometimes be closed during periods of drought), you can enjoy many memorable hikes such as the GR 51 and the Via Aurelia of Compostela.
