Here’s a rare opportunity to rent a conveniently-located, well-maintained, private lakefront property. This charismatic 3BR Cape has over 200 feet of waterfront and is a short drive to mountains and ski resorts. It’s perfect for those who enjoy hiking, fishing, winter and water sports. Stunning picturesque four-season scenery. An open floor plan fluidly connects cooking, dining for 6, and a comfortable living room. Kitchen has granite counters and island. Relax and unwind in the Florida room surrounded with floor to ceiling windows with lake views which also features another dining area and an unexpected Tiki bar. Wake up to unobstructed lake views from the spacious master bedroom and 2nd bedroom with full sized bunk beds. There is a finished basement with a ping pong table and side by side washer dryer. Outside there are tiered garden beds, mature perennials, quaint fencing, and a variety of private areas to help savor the entire property. There is a new 1,100' stone patio flanked with plenty of seating and a solo stove for a firepit. Both the side and back yards are perfect for yard games, picnics, and peering out over “Granny Patch” rock to the lake's natural vista. A few Trex steps away is a brand new wood dock perfect for swimming, jumping, kayaking, sailing and canoeing. (Webster Lake is one mile wide and 1.7 miles long). The kitchen has new stainless steel appliances and the upstairs full bath has just been completely renovated!
Here's the sleeping situation: Master on the second floor- 1 Queen Bed Guest bedroom on the second floor- Queen Sized Bed Guest Bedroom on the second floor-Bunk Bed with 2 Full Sized Beds
We also have 2 extremely comfortable queen sized electric self blow up mattresses. Sleepovers in the Florida room are delightful, or the master bedroom is large enough to comfortably have one extra Queen mattress in the room. There is a comfortable fold up twin sized cot in the guest bedroom that can be opened and fits perfectly in a section of the room not pictured.
Are children welcome? We've had several families stay with us, and they've found the house perfect for children. There's ample entertaining space on the main floor, plenty of room upstairs for privacy, and access to Webster Lake is the ideal place for fun.
Can we cook at the home? Yes! You'll love the flexibility of being able to go out or stay in to cook. The kitchen has pots, pans, plates, glassware, utensils. If you're unsure about what we might have, ask us. We provide a coffeemaker, toaster and microwave. On the upper patio we have both a gas grill and a smoker / pellet grill to cook. You'll have no problem feeding the hungry vacationers.
Should I bring linens or towels? Nobody wants to travel with their sheets and pillowcases. Our linens will rival any hotel, and our cleaning crew will take care of everything when you leave. We provide linens for all beds, and we wash every piece of bedding before your visit. We'll also make sure there are plenty of towels for everyone.
What kind of experience can my pet expect? We love dogs, and we understand how hard it can be to travel when you have to leave your furry friends at home. Bring them along to enjoy the fun! Take them for a nice walk around the lake.

Guest Access: You'll have access to the entire home and yard. Swimming off the dock or rock or there are two public beaches on the lake you can visit.
The Neighborhood: Located on a quiet lake street in Franklin, NH and easily accessible from RT11 and RT 93. Webster lake is 630 acres and hosts excellent fishing and boating during the summer, gorgeous fall foliage, and ice fishing, snowshoeing, cross country skiing, and snowmobiling during the winter. Just steps from the house you will find the 60 mile Northern Recreational Rail Trail.
Enjoy hiking, biking, snowshoeing, cross country skiing, or snowmobiling along this former rail line that takes you over rivers and through NH's scenic woods. Franklin is also home to white water rafting and kayaking! Check out Outdoor New England (ONE) for rentals and guided adventures. Also, check out Vulgar Brewing in downtown Franklin, just one of the amazing craft breweries in close proximity.

Getting Around: Getting here: Easily accessible from RT11 and RT 93. Located 1.5 hours from Boston and 45 minutes from Manchester Regional Airport.

Beautiful views since it’s built on a mini peninsula. Amazing outdoor spaces. We are planning to return next year already. We had a great family visit. Owners are super responsive. WiFi is great in the house. 2 of us were on video calls at the same time.
This was by far our favorite stay with our pups! The house was absolutely beautiful.. immaculately clean, spacious, and comfortable. We loved the large yard, perfect for the dogs to enjoy, and the lake view was such a peaceful bonus. Everything exceeded our expectations, and we truly hope to be back soon. Thank you for such a wonderful experience!
This iconic house was the perfect spot for us. The outdoor patio was perfect for a lobster boil, while overlooking the lake during sunset with a fire keeping us warm. Plenty of room inside, great kitchen, clean and comfortable. This is the place to stay on Webster Lake! One of a kind!

Amazing experience from booking to departure. This home is immaculate and had every amenity required for a spectacular lakefront vacation. The location is within a short distance of dining, shopping, apple orchards, wineries and more! The owners were very responsive to any and all communications, and made sure we had everything we needed. Highly recommend this lakefront home for a relaxing and beautiful vacation.
A beautiful spot on the lake. Maybe want to visit in the summer as it was late fall and chilly weather. Lovely fireplace that kept us warm. The house has so much to do with a family. Tiki-bar, shuffleboard table, and pool table. Definitely a fun place to visit in the warmer weather and can spend time out doors.

Stay here for a few nights during our daughter’s family weekend at Proctor. It is 12 min from campus and worked well for what we needed. Stunning view to wake up to!
We had an amazing time! Went up for mtb but had time to squeeze in swimming, fishing and kayaking! Great place for families. Wish we had made this a longer weekend stay. Thanks so much.

The host of this property takes very good care of the house. The kitchen is fully stocked, which was really great if you want to cook nice meals. The view on the lake and the deck is absolutely gorgeous. The host was also very very nice. I highly recommend this property.
We were in the area for my daughter’s wedding. This place was great. It is a wonderful spot right on Webster Lake. There is a great patio that faces east and has fantastic sunrises and is an awesome place to sit and relax with breakfast. There are canoes/kayaks/paddle boards/fishing rods for lake activities. We did not spend a lot of time actually in the house, but it is clean and comfortable. If you like being on a lake, this is a great spot with plenty to do.
We had a really wonderful stay at this lakefront house. Great for families and a really spectacular lakefront property. The yard is fully fenced in for our pup with lots of space and everything you need to enjoy the lake (kayaks, canoe, life vests, corn hole, ping pong, smoker, grill, fire pit). Close to town for groceries and a fully equipped kitchen. Owners were responsive and friendly. We had a great time!
Wow. This place is incredible! I booked this spot for a relaxing few days with my mom, aunt, and cousin and this place was perfect. The house is lovely, it was clean and tidy and had all the amenities we needed - and the some. The lakefront was amazing and the property was the perfect vacation spot for us. The house was easy to get to, and the hosts were great communicators. I wish we could’ve spent more time here! Thanks for the great stay!
We had a fantastic stay at this lovely home. The outdoor shower is a must try, and there are games, kayaks, paddle boards, canoe, and just about any kind of game or relaxing space one could image. Something for everyone, and just the perfect spot with a view that can't be beat. The tiki bar is a fun spot, and the views from the sunroom are wonderful regardless the weather. The neighbors were also so friendly and helpful. We look forward to booking this property again, and staying longer!!!
Couldn't ask for a better location, amenities and stay!
Booked this property for a family vacation for my folks who haven't spent time at a lake house. This place may have set the bar too high for future lake house getaways - large, beautiful backyard with immediate lake access; kayaks and stand up paddle boards for use; great fishing; lots of games for cloudy/cooler days; kitchen with everything you may need for cooking; spacious porch room where we did yoga and had meals. We had our pup with us and having an enclosed yard was so helpful. Also Brian was very accommodating with shifting some dates and responding quickly. We had a wonderful and relaxing stay and hope to rent the place out again!
My family enjoyed our stay here over the Easter weekend. Although it was cold outside, the views of the lake were stunning and the warmth of the inside fireplace made the home very warm and cozy. The beds were also very comfortable. The North Rail Trail is very close to the home and great for a scenic, easy walk. There are also some nice microbreweries close by to sample different beers and sit down for some lunch or dinner. Although we could only get in some fishing, it would be nice to come back during the summer months when we could enjoy more lake activities just steps outside the home. Brian was also very communicative and accommodating which we appreciated.
We were visiting Franklin NH to help one of kids move to a new home.This is one of the few dog friendly rentals in the area. It's a lovely house on Webster Lake, and while this was a working trip, we enjoyed the great view over the lake from the patio, and our Labrador' Retreiver loved jumping off the dock for a swim. House is nicely equiped, and even the kitchen knives are sharp, which never happens in a rental. This is our second stay here, and we hope to come back again. And we love hearing the loons on the lske at night!
