Your home away from home awaits! Inside, you’ll stay cool and comfortable with central air conditioning and ceiling fans throughout. The living room features a plush sofa and oversized chair, perfect for relaxing after a day at the beach or gathering together for movie night. The fully equipped kitchen is stocked with everything you need to whip up meals with ease, from cookware to utensils. Dine at the kitchen counter, around the table, or step outside to the deck and enjoy fresh coastal breezes with family and friends.

Occupancy Policy & Minimum Nights
Minimum of two nights and no check-in or checkout on Saturdays.

Maximum 6 adults - maximum 7 with children. We aim to keep the home affordable for smaller groups. Therefore, there is an additional charge of $25 per night for each guest beyond 6 (regardless of age) and applies to the entire reservation. Please ensure your guest count is accurate when booking.

An additional fee of $50 per guest per night will be charged if the number of over-night guests exceeds the number on the reservation. Exceeding property max will result in eviction without a refund. Maximum combined guests and visitors during the day is 10 including children.

Parking
Depending on the size of the vehicles, the driveway can accommodate five vehicles (max per City of Jamaica Beach permit). No parking permitted on the street or the grass. Carpooling is recommended.

Pet Policy
Fully house-trained adult dogs are allowed to a max of two and max 60lbs each - NO exceptions - $75 (plus booking platform fee and tax) non-refundable pet fee per dog per stay. We ask that pets stay off all furniture, are cleaned up after (doggie bags provided) and are in a kennel if left alone inside the home. Only dogs are allowed - no other types of pets.

An additional fee of $100 per pet in addition to the standard pet fee will be charged and/or eviction without a refund for undisclosed pets.

Service Dogs - Texas House Bill 4164 penalties for falsely representing an animal as a service animal is a misdemeanor punishable by up to a $1000 fine and 30 hours of community service.

Bedrooms - After a fun-filled day, retreat to one of three comfortable bedrooms:

Primary Bedroom: King bed with plenty of space to unwind.
Second Bedroom: Queen bed with cozy bedding.
Third Bedroom: Queen bed plus a twin bed – ideal for kids or friends sharing a room.

Guest Access & House Rules

Guests must be at least 25 years old to book with a government-issued ID and Airbnb/VRBO verification, or at least one prior 5-star review. The booking guest must stay for the entire reservation. No third-party bookings are allowed.

Extras & Amenities

Grill: Gas grill available for guest use - propane provided.
Beach Gear: Beach chairs, umbrella, wagon, and cooler provided.
Beach Towels: Provided for your convenience – please wash and return after use to avoid extra laundry charges.

Weather Cancellations

Refunds are available if weather conditions result in a mandatory evacuation order or large-scale utility outage. Please note that June through November is hurricane season. We recommend travel insurance to cover additional conditions.
