Everything as perfect and as described. The property felt bigger than the pictures portrayed. We had five ladies on our trip and we never felt cramped or on top of each other. Everything was clean and finding the property was incredibly easy. I'd highly recommend!

Great location!

Great little place in MIddletown. Comfortable, clean and well appointed. Jim was a great host (thanks for the local wine!) and very responsive. The house is close to Newport wharf area, beaches, Cliff Walk entrance, restaurants & bars. Perfect location for attending a family wedding in Newport, or a sightseeing / beach vaca. Would highly recommend!

Wedding Events Weekend

The house was perfect for our stay to celebrate my son’s wedding and the related memorable events leading up to their big wedding day at the Newport Beach House! Host Jim’s communication was superior from the time I inquired about the house via VRBO through post checkout. In fact, upon our checkin, the inside of the house was quite hot so I called Jim inquiring about the AC?…long story short…he swiftly came to the house and installed the 4 AC units, which was money!!! Especially since we need it to be cool in order to sleep. Thanks again Jim for making it a most memorable weekend!

Great location!

This property was in a great location for a variety of family interests and activities. The quiet neighborhood was also perfect for taking the dog for walks. Definitely recommend for small family getaways!

Quaint cottage

Lovely cottage. Very clean. Linens and towels were of great quality and smelled fresh. Close to Cliff Walk and Newport Mansions. Owner reached out several times before and during stay, making sure all was well. No complaints!

Charming stay in Newport

Stayed at a charming and well-appointed home in Newport, RI. The house was clean and conveniently located near the Newport strip, the Cliff Walk, and Salve Regina University. While we had some difficulty regulating the temperature, the owner was incredibly responsive. However, the issue did make our stay a bit less comfortable.

Cozy Home!

My family and I stayed here for New Years Eve. We come to Newport a few times a year and this is my new favorite place to stay! The location is close and easy to get to downtown. The host is extremely nice and responsive. The home is clean and very well maintained. We hope to be back soon!

Great property and location

We had a great week. The house was clean, comfortable, in good repair, and exactly as indicated in the photos. Neighborhood was quiet and great for dog walking. Only about a mile to the cliff walk. Several good restaurants and the beach were closer than that. St. George's school is very close. Very easy to get in and out of Newport. We also found it very easy to visit Newport Vineyards, and to check out nearby towns such as Warren and Bristol. The owner is friendly and responsive. We definitely plan to return.

Wonderful Thanksgiving stay

The house is beautiful, thoughtfully provisioned and immaculate. We cooked a full Thanksgiving meal in the well equipped kitchen. Many nice areas to explore nearby including the Sachuest Point national wildlife refuge, beaches and Newport. Thank you for an excellent stay!

Cozy, clean, comfortable house close to the Newport Marathon start/finish

As three runners in town for the Newport fall marathon we were delighted to stay in such a wonderfully appointed, spacious and comfortable house so close to the start/finish of our race. Everything you needed in terms of linens, amenities and tableware. Adorable decor, comfortable beds and even a thoughtful bottle of wine. Walkable to delicious restaurants, shops and the beach. We had a terrific stay.

Perfect location!

Stayed with my aunt and sister for some family fun. Perfect location for all the local activities we enjoyed! The home was clean and the space was great for spending time together! Would definitely book again if back in the Newport area.

Excellent stay

We were in the area for a family wedding and really enjoyed our stay. We came in to a lovely welcome letter and bottle of wine. The house was clean and well stocked. James called to check in and make sure everything’s was going well and to leave his number in case we had questions. Overall, we rate our stay as a 5 out of 5 and would definitely stay there again.

Very good place for big family vacation or friends getting together.

Very good neighborhood. The house is very clean , comfortable, have everything you need. We cooked every day. Have good and enough cookwares and lots of glassware. Very convenient. We enjoyed our stay very much!

Perfect Location & absolutely adorable beach cottage

We just came home a few hours ago from a great 3 days at this property. We arrived to such a clean, quaint peaceful home-We loved it instantly and then our kids saw the basement and that really sealed the deal! The owner is very personable, and easy to contact. The booklet of suggestions was a great touch. I personally love the whole Middletown area. It's such a nice neighborhood and it's so quiet yet you're close to so much. There are 2 beaches to choose from which are extremely close...we had amazing weather & one day Easton's Beach was packed so we went to 2nd Beach which was right down the road from the house, and we loved it! It was less windy that day there and so much less crowded - again love the whole Middletown area. We really liked the Coddington Brewery in Middletown for their food and IPA's. Also, saw a fantastic sunset there! Newport and Cliff Walk are very close by, and we liked the Red Parrot for lunch and thought Sardella's for dinner was excellent. It was really nice to come back to the very quiet area of Middletown after a day in Newport. You can have all the activity all day and come back to relax. I'm trying to decide when we can get here again!

Beautiful beach house close to all

The owner was in touch with us the minute we booked this cute beach house. It is in Middletown and so close to the beach and walking distance (we like to walk…done might rather drive 1.5 miles to town) to Newport. We had the best time! The house is big enough for 4 people and a dog. It is super clean and was nicely decorated for Easter! We loved the beach theme and colors throughout the house. Newport has the best vegan restaurants and it was a delight to walk to everything! We highly recommend this little jewel and will return another time. Thank you, Jim & family!

We are The McDonnell Family (Jim, Niki, Emalyn, Summer and Mittsy). We live year-round in West Roxbury, MA but are always happiest on the beaches of Middletown or at our favorite Newport restaurants.

We rented this property from the prior owners for years. We became close friends with them and eventually jumped at the opportunity to purchase this property in October 2021. We absolutely love the idea of continuing to share our love for the area with others.

Cozy, near beaches, very close to Newport center, but in a quiet family neighborhood. More affordable that staying in a hotel with all the comforts of home.

Fully equipped kitchen with the space for entertaining. Nice backyard with a patio, grill, tables and chairs.

We supply high quality linens and bed bug protectors for the mattresses and pillows. All linens including mattress covers and Quilts/blankets are cleaned for each guest prior to arrival (except for bed bug protectors). We have enormous pride in the cleanliness of our property and hope you will be very satisfied.
