A 600-year-old monastery turned luxury villa just 45 minutes from Rome

The villa features 7 bedrooms and 7 bathrooms (5 full, 2 half). For guests above 18, we open up an additional 2 bedrooms comfortably sleeping up to 24 guests in the villa.

The property is in an exceptionally solitary location on an imposing ridge. With good visibility you can see St. Peter's Basilica, sometimes even Ostia. The ideal country residence is in a quiet area and yet central accessibility to Rome and Frascati.

This is the perfect place for an intimate wedding, family reunion, birthday party, relaxing holiday, corporate team events.

The villa is situated on a 7 hector land. It is surrounded by olive, wild pears, apples, figs, apricot, peach, cherry, walnut and almond trees, acacias, Judas, oaks, pines, cedars, cypress trees.

heaven on earth....

a wonderfull place to stay for exploring Rome and nearby tourist highlights like Tivoli. Also for hiking trips in the Abruzzo mountains an ideal starting point. Annu and Markus and their staff are pretty much the hosts you imagine for a stay: hospitable, relaxed and friendly attitude and always ready ti give a good advice for what to do or see. It was our second stay and we love the spacious but still cosy rooms (besides the unique setting of the Villa).

Stunning villa, eternal views

It was a short stay for us here in the foothills of the Abruzzo mountains. The house beautifully located on a hill and still within reach of Rome. The sunny days, moonlight filled nights and our friendly hosts made it a wonderful experience. We loved the arched hall and the cosy evening in front of the fireplace. We'll be back on day for a pool party

The villa is absolutely stunning and completely exceeded our expectations, our group couldn't have been happier that we'd booked to stay here. This accommodation offers 360 panoramic views, generous bedrooms and bathrooms and plenty of space for everyone. Markus was such a fantastic host and was always on hand to help with our requests, including arranging a bespoke birthday cake for our friend's special day. We can't recommend this place enough!

Villa Spacieuse

Excellent endroit pour un groupe. Villa spacieuse bien aménagée avec un côté très charmant. La place est entièrement équipée, très propre et bien comfortables. Il faut aussi mentioner l’extérieure, la piscine et la vue 360 degré de toute la vallée, c’est vaste et à vous faire rêver. C’est un endroit privée et loin des voisins donc excellent pour faire la fête et/ou pour se reposer. Nous avons aussi profité d’un délicieux repas cuisiner par une chef locale. Quelle cuisine! Memorable et à ne pas manquer. Enfin, un beau coins de pays, moins touristique que d’autre regions et franchement à découvrir. Markus et Annu ont toujours été prêt à répondre à nos questions.

We fell head over heels in love with the villa since we first saw it in 2017. So much so that we decided to pack our bags and move from Vancouver, Canada to Poli, Italy to make this our NEW home.

There is a deep history etched into the walls of this villa and the nearby chapel ruins—a story my husband and I are still discovering every day. While the past is a mystery, the beauty of the present is clear: the air is crisp, the surroundings are filled with the peaceful sounds of the countryside, and the vistas overlooking Rome and the neighboring villages of Frascati and Poli are truly mesmerizing. We felt a sense of magic awaken in us the moment we arrived, and our greatest joy is inviting you to experience it for yourself.

What makes this property unique

While many villas are historic, Sant’ Angelo is a timeline. From 2,500-year-old Etruscan ruins and 6-meter-high defense towers to a 600-year-old monastery, you aren't just staying in a house—you are living within the layers of Italian history.

We are a living estate, not just a rental. At Vasto Farms, the 'Dolce Vita' is literal—guests wander through 7 hectares of olive groves, pick sun-ripened apricots and figs from our trees, and taste honey produced by our own bees right on the property.

Built over an ancient monastery and an expiatory church, the villa retains a palpable sense of peace. It was designed centuries ago as a place for reflection and connection—a purpose it still serves perfectly for modern retreats and reunions
