The address is 404 Seminary Rd is 3 minutes to Cooperstown Dreams Park (we are trying to get VRBO to correct our map, because they have it wrong.)

- We are the Premier Team-House-Rental in every category (Location, House, and Property)...we hit this out of the park.

If you like a clean, well maintained and run house, then look no further. I know my pictures aren't good. We are getting a professional photographer to take much better photos. My apologies!

- 10 Full bathrooms and 1 half bath.
- 12 Bedrooms, sleeps 41+ (In real beds).
- 3 minutes to Cooperstown Dreams Park (CDP) - on a quiet, private road. Private, peaceful property.
- 6 minutes to Cooperstown Village - voted #2 U.S. vacation destination for small towns (it's much more than baseball.)

This was the PERFECT location for our team for Cooperstown Dreams Park! There is ample space for everyone and more than enough to do on the property. Everyone from the elementary school kids, to the teenagers to the grandparents enjoyed every aspect of this house. While the boys loved staying in the barracks during the week, this house gave them a great place to escape baseball for just a few hours. We spent nights outside at the fire pits, had friendly kickballs competitions, swam in the pool, grilled on the blackstones for our team dinners, and sat around the kitchen into the late hours for some quality team bonding. The owner of the home was SUPER responsive to any questions we had and any issues were fixed right away. Could not recommend this house more!!!

This spot was the perfect setting for our 3-generation family reunion. The property was thoughtfully laid out and well-maintained and contained many convenient amenities both inside and out. We had a great stay!

Our stay was great. The property was everything the listing said it was. The owner was also very easy to deal with. If we ever needed a property, this big again I would definitely stay there again. We came down for a baseball tournament and the whole team was able to stay very comfortably. Very nice place and would recommend it

Great house, great location

We would recommend this house to others as it was perfect for our large group of multiply families. The location was great, just minutes from Cooperstown Dreams Park and less than 5-10 minutes from downtown Cooperstown. The property manager was great, if you needed anything they were there to help. We will be back with our younger team.

Great team house!

We had 7 families with 15 siblings. Plenty of space! Love the patios and pool! Definitely worth the money! It’s seriously close to CDP. Maybe 6 minutes max! Matthew was great and easy to get ahold of. Lovely view from the front porch.

Great house with tons of space

Had a blast here with a group of 31. Clean, lots of space and amenities, private. We all loved it. I would definitely come back again and bring a group. Mathew was an absolute champion even though we caused a little it of accidental damage. We sorted things out quickly and everyone left in good spirits. Thank you!

Great Spot for a Wedding Party

We loved staying here with our party and families during our wedding! The hosts were extremely accommodating and worked with us as we had evolving plans, and the house had everything we could want. The only major stress point for us was that the house is not actually at the address listed above, it is instead about 10 minutes away. While overall a minor issue, it had my hackled raised until we got that, since the actual location is listed on Zillow as 4B/4Ba. To be clear, the house is exactly like it is described here, but we definitely were wary for a bit. Would definitely stay here again though for a family reunion or other large gathering

House was exactly as described. Super spacious, well designed, and the big room where everyone can be together was very special was perfect for a group reunion. There were a ton of fun activities and beautiful spots in Cooperstown very close to the house. The host went way above and beyond. They were extremely interesting and interested in understanding our groups needs. Super quick response times. They provided a spreadsheet of recommendations for different activities and grocery recommendations. They showed exceptional care for people in general, attention to detail, and I could continue. From start to finish this was by far the best rental experience I’ve ever had.

5 plus stars. We rented this house as a group of friends and family. Perfect layout, perfect furnishings, perfect set of kitchen and bathroom supplies, utensils... Refrigerators, dishwashers, etc. actually working and very user-friendly. In fact, we thought about giving 1 star to the "Accuracy of Online Listing" because the pictures don't do justice to the house. The common room, which is, yes, 1000 SF is wonderful for the whole group to gather in the evenings, yet there are other corners if you wanted to quietly get some work done on your laptop, or watch your favorite game on another large TV screen if the rest are not excited about it as you. The town is pretty. We also took few hikes near the Otsego Lake. Overall, the house definitely made our visit worthwhile. Thank you.

Great Place for the Baseball Family

This place was amazing for us and our baseball family. We had about 22 people with plenty of room for everyone and more. The place was clean and had all the accessories that we needed. The giant gathering room was a huge plus for relaxing and the outside firepits added to the experience at night. The outside grill and skillet was used often and in good shape. Also, lots of fun games for the kids with the pole barn, corn hole, basketball, etc. Things to improve are 1) AC is needed in the pole barn area as it gets hot during the day and we couldn't open the garage doors to cool it down. I believe they are working to update this 2) the heater was broken in the pool which kept the water in the low 70's the week we were there. It is a new pool and I believe it was the first time the heater was being used. The owners did a great job of immediately responding to the issue and trying to fix it but unfortunately a new part was needed. Overall, a great house for the team and I would highly recommend it. We have two younger boys that will be going to Cooperstown in the future and we would 100% choose this place again for a Team house!

(The pool heater was working before your scheduled stay; the previous renters, however, had turned it off the day before you arrived because they wanted the water temperature in the pool to be more "refreshing," given the hot weather we were having.) -- Regarding the game barn, we plan on insulating the walls and adding AC in the future. We brought in 3 window fans and unlocked the garage doors so they can be opened, which has helped a lot. See you in a couple years:o))

Amazing Experience July 14 to 22, 2022

We are a baseball team coming from Hawaii. When searching for a place to stay for 11 baseball families in such a short amount of time, I stumbled upon this property. I was hesitant to book this property at first, but that was only because our baseball team had to win a Memorial Day Weekend tournament in order to go to Cooperstown. The cancelation policy is great and gives you specifics on it. When we did win our tournament, it was a definite keeper. No where else would have been able to accommodate 11 families in one area. From the day of booking, to the time we checked in to our VRBO, we kept in contact with the owners and had no problems. Upon our arrival, all of our families were excited to have a new home for a week. This house was the perfect size for all of us. It had everything we needed. The house was clean, and came with so many amenities. I would definitely recommend this property for any big event with family or friends. It was an amazing experience and we were well taken care of by the owners. We can't wait to go again. ** Just one request to anyone booking this place. Please treat this house with respect like it is your own house. It will definitely respect you back by giving you and your ohana a great experience and the time of your life.

This place is absolutely incredible. We had the families of our baseball team all stay together (24 total) plus our boys on the last night. There was tons of room and proximity to the park made this place worth every penny. Lots of entertainment for siblings on site, super clean…highly recommend!!

Why they chose this property

Our location is one of the best things about the property. We're just 3–4 minutes from Cooperstown Dreams Park, yet the house sits in a peaceful, private setting with plenty of room to spread out.

4 minutes away from Pizza (Maskots) and other restaurants, coffee shop, Dunk'n Donuts, sandwich shop, and more. You're also only about 8 minutes from Cooperstown Village, with easy access to the grocery store, ACE Harware, Rudy's Liqueur store, and other conveniences — especially helpful during a busy baseball week.

The property offers baseball families a great combination: an excellent location, privacy, and lots of space both inside and out. You can be at the fields in minutes, then come home and get away from the crowds to our private compound.

The house is newer, and most of the furnishings and amenities are only 1–3 years old. We have a great team that takes pride in keeping the property clean, comfortable, and well maintained for every guest.

What makes this property unique

This house and property was designed and built to house a team of baseball families. I'm a sports mom of four, so this house and what we do here is very personal to me. I spent years traveling with my kids and other families to tournaments, and my kids went on to play multiple sports at the college level. I know what it's like to travel as a group — and what families need to be comfortable, have fun, and enjoy their time together.

Some of my favorite memories are from those tournament years. It wasn't just about the games — it was the time spent together, the friendships, the bonding, the laughs, and all the memories made along the way.

That's a big part of what I want this house to provide for you: a place where your families can stay together, relax between games, and make some great memories of your own.

My kids are involved in this project too, which makes it even more meaningful to me. We work hard at it, we care about your experience, and we're genuinely appreciative that you've chosen to stay with us.
