## Space

This spacious single-storey villa, ideally located just 2.5 km from the sea, will win you over with its generous volumes and peaceful atmosphere. Nestling in a residential area, it offers an intimate and friendly setting, perfect for a relaxing stay.

The villa has a large, light-filled living area opening onto a pleasant terrace and a fully enclosed 350m2 garden, complete with an in-ground swimming pool (4m x 7m and 1.50m deep),, ideal for relaxing outdoors. In low season, the pool can be heated at an additional cost to prolong the pleasure of swimming.

The separate, fully-equipped kitchen includes a fridge, freezer, dishwasher, Senseo coffee machine, microwave and all you need for cooking. There is also an adjoining utility room with washing machine.

The sleeping area comprises three bedrooms, each with a 140x190 bed and a large wardrobe, plus a spacious bathroom with shower, bath and double washbasin.

Enjoy the large enclosed garden, where the private swimming pool is secured for children by a roller shutter. On request, it can be heated before and during your stay for optimum comfort (contact us for more information).

The terrace, equipped with a pergola, invites you to enjoy your meals in the shade. A gas barbecue is available for summer grilling. Finally, there's an area by the pool where you can play pétanque and enjoy some quality time with family and friends.

Parking on the Vias beach is free, and a shuttle bus runs between Vias Village and Vias plage.

The garden is fully enclosed. You can drive your car onto the plot or park several cars in front of the house easily.

Access to the various beaches of Vias is easy via the cycle paths (2.5km) or directly from the on-site car parks. There are plenty of water-based activities available on the various beaches, including diving, sailing, jet skiing or paddle boarding, kitesurfing and wakeboarding, sea kayaking... The accommodation is close to a host of restaurants, bars and other shops.

## Transit
By train: Vias train station is 1 km from the historic centre of Vias. For those preferring to arrive from Agde, there is a larger station serving TER and TGV trains. This station is only 5 kilometres from the centre of Vias.
By plane: You can fly into Vias from Béziers Cap d'Agde airport. The airport is 5 kilometres from Vias town centre.
By bus: Hérault Transport connects Vias to various towns in the Hérault department.

## Notes
During July and August, the accommodation is only available for rent from Sunday to Sunday.
A deposit of €400 will be required on arrival.
Travellers must bring their own bed linen and towels.
Bed and bath linen kits can be booked for €10 per person.
Outside July and August, end-of-stay cleaning is optional.
However, if you wish, we can carry it out for you for a fixed price of €100 including tax.
