Guests have access to the entire loft!

We absolutely love downtown Knoxville and are excited for you to experience it for the first time or help you enjoy it like you've never enjoyed it before! Our favorite restaurants in the city are located right outside our loft and can all be reached by crossing the street or taking a leisurely stroll. Knoxville's charm is on every side of you starting in the Old City and stretching to Market Square and beyond!

- There is paid public parking at Old City Public Parking at 298 E Jackson Ave, just a 3-minute walk from your unit. Uber and Lyft are both frequently utilized in this area. In addition, if you are up for an adventure, Knoxville's downtown and campus areas are serviced by electric scooters!

- Due to the agreement with our cleaning service provider, we are not able to accommodate early check-ins or late check-outs. You may check-in as early as 4 pm and must check out by 10 am.

- For your convenience we supply you with a limited starter kit of toilet paper, soap, paper towels, trash bags, and dishwasher detergent. There are several shops you can visit nearby to purchase supplies for the duration of your stay.

- The fireplace is for decorative purposes only.

**Please NOTE: There may be construction projects at any given moment due to the urban setting.
- You may not book if you live locally without asking for permission and letting us know why you need a place in town.

- By booking with us you agree to download our app to gain access to the property.

- Guests will be expected to clean up spills and messes that they make and throw all their trash in the trash can. Also, it will be the guest's responsibility to do the dishes before they leave.

- To protect the host and guest, we must verify all guests ahead of the stay. Please be aware: As a part of the verification process, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, and pass through our guest portal. The information is collected for screening and verification only and is not stored or used for any other purposes.

- You understand that your check-in instructions will be sent after successfully completing the guest portal.

- THERE WILL BE A $500 CHARGE FOR SMOKING, PARTYING, OR BREAKING ANY OTHER HOUSE RULES!

- Please do not bring glitter, confetti, or anything like that to any of our properties.

- Please ensure that you review the cancellation policy as it pertains to any cancellation for any COVID-19 reason. We encourage guests to purchase travel insurance because we cannot operate outside of our cancellation policy for any reason.

- Please respect those in the building who live on the floor. They are residents and not guests, so it's very important that we respect their homes and be considerate of any loud music or noise. Thanks for serving those around you!

Terms and Conditions (the “Terms”) apply. Renter will receive and agrees to sign the Terms immediately after making reservation, which will include, but not be limited to, the following:
- The “Minimum Age” to rent the Property is 25 years of age.
- By booking you agree to provide a copy of a valid government-issued ID directly to us. We will request this after your reservation has been made
- The Renter is solely responsible for Renter’s actions and the actions of all family members, guests, and invitees.
- Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m.
- Unless authorized by the Property Manager, the number of people present at the Property may not exceed the maximum occupancy indicated in the listing or the reservation for the Property.
- Check-in is from 4:00PM until 12:00AM and Check-out is before 10:00 AM.
- If you do not vacate by check-out time, you authorize us to charge a late departure fee of up to one night’s rental and we may remove all Occupants and their personal property from the Property.
- No smoking is permitted on the Property at any time.
- No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow.
- Renter authorizes us to bill the credit card on file for the full amount of the Rental Fee at the time of booking. Renter agrees not to make chargeback claims with its credit or debit card issuer.
- Events and commercial photography or filming are prohibited at the Property without our express written permission.
- Use of the Property for any criminal activity is prohibited.
- Neither the Property Manager nor the Owner will be liable for special, incidental, or consequential damages of any kind, including those arising from the use of any pool, hot tub, lake, or bunk bed on the property.
- Upon your arrival at the Property, you should inspect the rental unit to ensure the Property condition is to your satisfaction. If you find any conditions you need to report as unsatisfactory or damaged upon your arrival, you should report such conditions within two hours after the time you arrive at the Property. After the two-hour period expires, the Property is provided as is and we are not responsible for the inoperability or unavailability of any amenities.
- You further agree to give us a reasonable amount of time to respond to your report and to cooperate with our efforts to address the concern or provide a remedy.
- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.

Less than expected

Very disappointed in this property. Considering how expensive it was I was upset to find-an empty liquor bottle in the room my kids stayed in-closets with no doors on it-Dish-ware with food remnant in the cupboard-an empty linen closet with no blankets-stains on the couch in the living room-food stains splattered on the wall by the garbage canI reached out to the host as soon as we got there but there was no resolution and poor communication. Upon checking out, we saw somebody had dropped off a bag of linens in the hallway.

Leaves a lot to be desired

“Free” parking too far away! No simple refreshments provided. Not even a simple bottle of water in the refrigerator. Mold in the showers. No parking pass available as was told there would be one available. Cost too high for this property! Could not get luggage up the spiral staircase.

Family Trip

The location is close to Market Square and University. We enjoyed the convenience of that. The property manager did a good job communicating with us. The building/home needed some cleaning improvements and small amount of TLC with furniture. The beds were comfortable and sheets were clean. With some TLC this would be a great place to stay.

Okay

Sub-par because I was required to download an app on my phone to get into the property. The location is good apart from the train switchyard across the street that operates in the middle of the night.

NOT AS REPRESENTED IN THE PHOTOS!!

This rental is not as represented in the pictures. The towels were damp. Folded up damp! The couches have stains on them. There was a horrible smell we couldn't figure out what it was. Found out later it was coming from a small door in the upstairs bathroom. I advise not opening it! The air mattresses advertised didn't even have an air pump. Walls were dirty with dents and marks all over them. Wish I had read some of the other reviews before renting. Way too over priced for the quality you get!! Hopefully this helps someone else thinking about renting!

Great Game Weekend

We have three adults who come to at least one UT football game each year, and we have explored various hotel options. This time we tried this property from VRBO, and it was perfect. It was spacious and comfortable. We were able to walk to the game. Also, it was nice having all of us in the same location.

Absolutely TERRIBLE

Upon arrival, they did not give us the apartment number and we had to try every door. We were not able to enter until after 6 pm! Upon entering, the smell of air freshener was so overbearing that it was hardly tolerable. This will be explained further in the review. The flat was a total and complete crap hole. The walls are all banged up with scrapes and holes, electrical outlets do not work, exposed wires, etc. The furniture was dirty, stained, and soiled. Upon leaving to go to dinner and have drinks and return the code on the downstairs door had been changed and we were locked out at 1 o clock in the morning. 4 girls stuck on the street in downtown Knoxville was not a good thing. We finally had a stranger just "let us in" not knowing who we were or that we were staying there. When we entered the flat it absolutely wreaked of pot (hence the air freshener) and the noise level was out of control in the loft next door. I contacted the management company and they were dismissive. Upon going upstairs to prepare to go to sleep it was approximately 88 degrees. Smoldering hot. The management company says "we can send some fans over tomorrow". Tough luck tonight. They are FULLY AWARE as there are mini air conditioners next to each bed that you place ice in and turn on the fan they are not helpful with the heat.. The next morning (and I have a video of it) at 9 am the music in the loft next door was so loud you could hear it plain as day on my video. I requested a full refund as they GROSSLY misrepresent the property. I was given a WHOPPING 100 dollars back. Now, we went to party. We did party but the level of inconsistency compared to the property listing is unimaginable. DO NOT STAY HERE OR PATRONIZE THIS PROPERTY. It was ungodly AWFUL! I wish I were able to post the images and video as it is truly unbelievable. I even gave them the opportunity to make it right prior to posting my review but they refused to budge. They know it is a dump and they lease it out anyway knowing the A/C doesn't work and it is dangerous and a dump.

Photo Is Deceiving and Cleanliness is Less Than OK

This property is actually located very near to a great part of town...very near. For the price of this loft, I was expecting it to feel and look more like the photo online. This place was not in very good shape. It smelled a little dank, the flooring did not feel very clean, area rug was curled up at the edges and worn. My wife and I did not feel comfortable sitting on the furniture, and the bedspread was stained! the mattress was sloped on one side so much so that it was comical! I was literally rolling off of the bed, so we switched to the other bedroom. Also, it was advertised as big enough to house 8 people, but there were only beds for four! The other four were expected to sleep on the air mattresses provided. To their credit, communication was stellar, accessing the unit was convenient, and we were a very short walk to a really cool part of town. I will probably not use VRBO anymore because I feel I have been burned two of my three times using the service. Units never seem to be quite as nice as promoted.
