We have turned a sad neglected townhouse into a beauty. The most common feedback we get is that our floorplan is perfect and we have thought of everything guest's need for their stay.

Everything is new and beautifully updated in a modern coastal style. We removed the old spiral deck stairs and enclosure and replaced it with larger deck areas and real deck stairs. We love buying diamonds in the rough and transforming them. We poured our hearts into this property and it is our favorite of all we have ever owned.

We also stay at our properties to get a feel for what the rental experience will be like for our guest. We work so hard to make sure it is a place where we would enjoy staying.

This beautifully renovated 3 story townhome sits directly on the beach and comes with a Seasonal Beach Service set-up for 4 (2 umbrellas and 4 chairs from March through October). We own the beach in front of our townhome to the water line, so you truly will have your own private beach to enjoy.

As you enter into the townhouse, you will be greeted by a foyer with a staircase leading to the second floor and a hallway to your right where you will find 2 bedrooms, 2 baths and a laundry room. The first bedroom, on the bottom floor, is a Mini-Master with a queen bed (sleeps 2) and beautiful en-suite bathroom with a shower / tub combo. The second bedroom, on the bottom floor, is a bunkroom with 2 sets of full size bunks (sleeps 8) and another beautiful en-suite bathroom with a shower / tub combo. Expansive glass doors span the entire width of the bunkroom providing amazing gulf views and access to a sizeable deck with stairs to the beach. This room also has a drink fridge and a freestanding icemaker. It’s a fun hangout for children or young adults.

The laundry room is between the 2 bedrooms on the bottom floor and holds a large capacity washer and dryer.

Up the stairs, on the second floor, is the kitchen, living area, a half bath and stairs to the top (third) floor. Every area has been impeccably renovated and decorated. This area is very open and has amazing views of the gulf through the beautiful glass doors that span the entire width of the room. Out the doors is a very spacious deck with stairs to the beach. The large island and dining table hold a total of 14 guests so you can all enjoy your meals together. It’s also a great place to hang out with the family and play card / board games or to catch up after an amazing day on the beach. There are all new appliances (dishwasher, oven / stove combo, microwave and large fridge). The oven / stove combo is state of the art. The oven has convection and air fryer capabilities and the stove is an induction cooktop. If you have never boiled water on an induction cooktop you are in for a treat. The kitchen has new white shaker cabinets, a beautiful backsplash and quartzite countertops and is fully stocked with all you need to prepare and serve amazing meals. The living area is a great place to watch movies on a new large flat screen smart tv.

The top floor holds 2 additional bedrooms, the Master Bedroom and another Mini-Master. Both bedrooms have beautiful en-suite bathrooms and King beds. The Master has glass doors that span the entire width of the bedroom and lead to a large private gulf front balcony. You do not need to even go out to the balcony to enjoy the gulf views because you can see it all from the bed.

All beds and baths have luxury sheets, bath towels / wash clothes, hand towels, bedding. new mattresses, and full length mirrors. Everyone loves our mattresses. All bedrooms have new ceiling fans and new flat screen smart tv’s. We provide a starter amount of bathroom paper, paper towels, soap and shampoo. All bathrooms have blow dryers and makeup mirrors. An iron and ironing board is available on both the top and bottom floor.

There are 4 levels of balconies. The top (3rd floor) balcony is private and can only be accessed through the Master Bedroom, The second floor, first floor and beach level balconies are attached by stairs that go from the second floor to the first floor to the beach level. All balconies are spacious and furnished.

The beach level deck is very large and is a great place to grill out and enjoy meals outside. This townhouse originally had an enclosed spiral staircase going from deck to deck. We removed the spiral stairs and enclosure and have real deck stairs for easier access to the beach.

We also provide beach toys, additional beach chairs, gas grill, a pack-n-play, booster seat and 2 baby gates. We do not provide beach towels.

Parking is tight, as with all townhomes directly on the gulf. While there is technically parking for 4, 4 large SUVs / trucks will most likely not fit. There are other places you can park your vehicles nearby if parking is too tight.

If bringing pets, please make sure you add pets to your reservation. Not adding them can result in being asked to remove them.

Cancellation Policy:
Full refunds will only be given if we get a replacement reservation equal to or more than the total of the cancelled reservation. If we get a replacement reservation which is less than the cancelled reservation, we will only refund up to the total of the replacement reservation.

If the cancellation is more than 60 days from arrival or we do not get a replacement reservation, an advance deposit refund will be applied as follows:

Cancellation is more than 90 days of arrival date: Refund of advance deposit payment(s) less 1/3 of the total booking price.

Cancellation is more than 60 days of arrival date but less than 90 days of arrival date: Refund of advance deposit payment(s) less 1/2 of the total booking price.

There will be no advance deposit refund if the cancellation is less than 60 days of the arrival date unless we get a replacement reservation.

Failure to make a payment, when due, will result in immediate cancellation by the owner
