Looking for the perfect home to accommodate you and your guests? Look no further, this 4 bed 2 bath mid century modern retreat with huge pool awaits. You and your guests will be in close proximity of everything when staying at centrally-located home. Neighboring the Historic Arts District, this private home is close to the Las Vegas Strip, Freemont Street, Convention Center, Raiders Stadium, STRAT and the nightlife of downtown Vegas. This property can only be rented mid term meaning 31 days or longer.
HOUSE RULES

• Quiet Hours: 10:00 PM – 7:00 AM

• No Parties or Events
Parties, events, or unauthorized gatherings are strictly prohibited. Reservations may be canceled without refund for violations. Visitors are permitted with prior approval from the host.

• Maximum Occupancy
Maximum occupancy is 8 registered guests unless otherwise approved in writing.

• No Smoking
Smoking is prohibited inside the home. Evidence of smoking will result in a $1,000 remediation fee.

• Pets Welcome
Please clean up after your pets and prevent damage to furniture, landscaping, or other property.

• Pool Safety
Swim at your own risk. Children must be supervised at all times. The pool is not heated and is not fenced.

• No Glitter or Confetti
Glitter and confetti are prohibited inside and outside the property. A minimum $100 cleaning fee will apply.

• Vomit Cleanup
A minimum cleaning fee of $150 will apply for vomit-related cleanup.

• Children
Children are welcome; however, the property is not childproofed. Parents and guardians are responsible for supervising children at all times, especially around the pool.

• Respect Our Neighbors
Please keep noise levels reasonable and avoid disruptive behavior.

• Security
Exterior security cameras monitor the front and side areas of the property. There are no cameras inside the home or in the backyard.

• Property Care
Guests are responsible for any damage, missing items, or excessive cleaning required during their stay. Please report any issues promptly.

• Safety & Security
Lock all doors and windows when leaving the property. Do not share access codes with unauthorized individuals.

• Compliance
Guests must comply with all local laws and regulations.

Violation of house rules, including unauthorized guests, parties, illegal activity, or property misuse, may result in additional charges of up to $1,000 and/or immediate cancellation of the reservation.
