About the Property
Spacious 3 bedroom, 2.5 BR waterfront home with easy access to major attractions
Bedrooms and living areas are spacious with A/C and fans, if you prefer. Many 2016 improvements. In addition to the bed(s), each bedroom has a bureau/dresser, a vanity, two chairs, alarm clock/radio, and a flat screen TV. All bedrooms are on the second floor. A sofa bed is in alcove in living room. Two twin air mattresses are available and could be comfortably accommodated in queen bedrooms.
Master bath has four foot shower. Second bathroom, upstairs, has tub/shower and contains full size washer and dryer in closet. Iron and board, hair dryer, and reasonable supply of shampoo, body wash, hand soap, clothes detergent, and toilet paper provided.
Living room seats 9+ and has newly refinished hardwoods, new rug, leather sofa and love seat, sofa bed, two Lazy Boy recliners, several other chairs, flat screen TV, and new decor. Living room and dining area with seating for 8 have newly refinished hardwoods and new rugs. Glass slider allows easy access to deck. Gas grill with propane refill just steps away.
Kitchen has newly re-tiled floor and new paint. There is a D/W, stove/oven, microwave, refrigerator, and small appliances like 12 cup coffee maker, toaster, blender, plus a toaster oven and waffle maker. There are two full sets of plates, bowls, and cups; plenty of eating and specialty utensils, pots and pans, 2 lobster pots, a roasting pan, and glasses of all sorts, including wine glasses and beer mugs. Reasonable supply of coffee filters, dinner napkins, paper towels, trash bags, dish and dish washer detergent, liquid hand soap, and cleaning supplies, provided.
There is a half bath off the foyer as you enter the front door as well as a large storage/coat closet and access to the garage.
Garage is used for storage and a three-season room, usually comfortable May to Oct. It contains a 6 ft. pool table and soccer ball table. There are many books and games and storage for eight beach chairs, a small beach umbrella and coolers. There is room for storing your bikes, water sports equipment, etc.
There is plenty of outdoor furniture on which to relax, in sun or shade, or on which to dine after cooking on the gas grill.There are 8 Adirondack chairs, 8 dining chairs, a 6 ft. folding table (stored in front closet), and an umbrella. Or send out to nearby restaurants, known for their great food. Many are within .6 mile, including two sports bars/pubs, Graciano's, Scampi's, 15 Point Road (our favorite), the famous take-out Flo's Seafood (seasonal), and Schulzy's hamburgers/ice cream take-out (seasonal). Scampi's, 15 Point Road, Flo's and Schulzy's directly overlook the water.
There is a nice yard and off-street parking for at least three cars. There is no charge for on-street parking.
The home is located in Blue Bill Cove, which is a haven for kayakers, small sail boaters, jet skiers, and paddle boarders. Sail surfers need only travel .5 mi. to a south facing local beach with free on-street parking that often has the higher winds needed. Kayaks, life preservers, and inflatable available May-October. Swim, float lazily around, or paddle to the islands, inlets, or Tiverton Basin to explore the shore line. Enjoy many varieties of waterfowl: egrets, gulls, ducks, geese, and, occasionally, swans. Fish in the Cove or travel .6 mi. to a local beach for fishing on the rocks at Old Stone Bridge (free parking).
If you are tempted to leave the peace and privacy of this very special home, Routes 24, 138, and 114 are minutes away.

BEACHES: Local beaches are within .6 mi. and, within a reasonable drive, there is a low surf family beach (Sandy Point) and the surf beaches of Easton's(Newport) and 2nd and 3rd (Middletown).
GOLFING: Montaup and Green Valley (Portsmouth) and Newport National Golf Club and many more a short drive to West Bay.
POLO: Glenn Farm (Portsmouth).
TENNIS: Portsmouth High and visit the Tennis Hall of Fame (Newport);
MANSIONS: Breakers, Marble House, Doris Duke's Rough Point and too many more to list.
WATERFRONT ACTIVITIES: Sailing, yachting, fishing charters from Newport, the famous Cliff Walk, the '12 mile Drive', and so much more.
WINERIES: Greenvale (Newport) and Sakonnet Vineyards (Little Compton.
THEATER AND COMEDY: 2nd Story (Warren), Newport Playhouse, Providence Performing Arts, Fall River.

There are very few places in RI that will take you more than 50 min., many 20-30 min. Enjoy various parks (Colt State and Ocean Drive for views and kite flying);, hiking at Fort Barton (Tiverton); bird watching (Middletown); beaches for walking, shell picking, wind surfing, and surf boarding; boats to rent; charters for deep sea fishing; cruises to see lighthouses and seals; museums and historic sites such as Touro Synagogue . Explore Providence with its fine restaurants, nightlife, and special events such as Waterfire on select nights. Take a ferry to Block Island. And don't forget Massachusetts! Take a ferry to Martha's Vineyard or Nantucket. Drive to Boston with its Art and Science Museums, the Kennedy Library, Great North Church and endless array of historic sites. Travel to Cape Cod for a day...so doable..particularly during the week.

- All bedrooms look over the water. Two have magnificent water views. All bedrooms and the main living area are air conditioned. Also, fans are available for those favoring them. In addition, all bedrooms have a chair(s), bureau/dresser, vanity, and flat screen cable TV. Master bedroom #1 has a queen size bed and private bathroom accessible through a pathway with his/her closets. It also has a twin bed which can be used as a reading nook. Bedroom #2 has a queen bed. Bedroom #3 has two double beds. Both #2 and #3 have walk in closets. There is a sleep sofa on the ground level and two inflatable twin mattresses are available.The sleep sofa is located in an alcove in the living room with a direct water view. It can be used as as additional sleeping accommodations particularly if a full flight of stairs is too difficult to navigate for some. There is no tub/shower downstairs. It is spacious and decorated in a seacoast theme with a vibrant blue tile floor and vanity top. There is a 48' cabinet with a drop in sink, tub/shower combination, and toilet. The full sized washer and dryer are located in an enclosed area making it convenient to all rooms. Bathroom #2 is on the second floor and adjacent to the Master bedroom. It contains a four foot shower, 40' cabinet with a drop in sink, and a toilet. The door leading to it can be seen to the left in the Master bedroom photo. If needed, this bathroom is easily accessible to others. Bathroom #3 is on the first floor, off the entrance of the foyer and kitchen. Dreaming of seeing Newport? Walk Cliff Walk, explore Ocean Drive and Brenton Point State Park, visit Fort Adams State Park, or take a Historical Heritage Tour. Charter a fishing expedition or a 12 meter or a schooner. Experience the thrill of parasailing, kite surfing lessons...or yikes, tandem sky diving!

Within approx. 0.6 mile there are the following: 15 Point Road, our favorite, which overlooks a marina, remnants of Old Stone Bridge and Sakonnet River; Scampi's and Flo's Seafood (in season) with outdoor seating overlooking the water; Shultzy"s (in season) with it's hamburgers and ice cream right across from a beach/board walk of sorts; Graciano's, popular for breakfast and lunch; and Ultimate and Beachcomber Sports Bars, a touch of fun, excitement, and games for all ages.
Try restaurants recommended by a popular travel site towards Newport area: Mooring and Castle Hill on the water, Rosemary and Thyme Cafe, Brick Alley Pub ( a favorite of ours ), and others in Bristol, Warren, and Tiverton, (many waterfront). The Boathouse in Tiverton is a favorite!
