About the Property

3 bedrooms, 2.5 bathrooms, sleeps 9, plus sofa bed and two air mattresses

This meticulously kept, spacious, Newport County waterfront , air-conditioned home sits thirty feet from the water's edge. Enjoy panoramic waterfront views that impart a cruise-like atmosphere from the spacious deck, main living areas, and bedrooms. Watch the sun rise as it slowly peaks above the horizon and lights the early morning sky and enjoy the colorful skies of most sunsets. Marvel at the twinkling, fire-fly like lights that the Moon casts across the water on clear nights.

Bedrooms and living areas are spacious with A/C or fans, if you prefer. Many 2016 improvements. In addition to the bed(s), each bedroom has a bureau/dresser, a vanity, two chairs, alarm clock/radio, and a flat screen TV. All bedrooms are on the second floor. A sofa bed is in alcove in living room. Two twin air mattresses are available and could be accommodated in queen bedrooms comfortably.

Master bath has four foot shower. Second bathroom, upstairs, has tub/shower and contains full size washer and dryer in closet. Iron and board, hair dryer, and reasonable supply of shampoo, conditioner, body wash, hand soap, clothes detergent, and toilet paper provided.


Living room seats 9+ and has newly refinished hardwoods, new rug, leather sofa and love seat, sofa bed, two Lazy Boy recliners, several other chairs, flat screen TV, and new decor. Living room and dining area with seating for 8 have newly refinished hardwoods and new rugs. Glass slider allows easy access to deck. Gas grill with propane refill just steps away.

Kitchen has newly re-tiled floor and new paint. There is a D/W, stove/oven, microwave, refrigerator, and small appliances like 12 cup coffee maker, toaster, blender, plus a toaster oven and waffle maker. There are two full sets of plates, bowls, and cups; plenty of eating and specialty utensils, pots and pans, 2 lobster pots, a roasting pan, and glasses of all sorts, including wine glasses and beer mugs. Reasonable supply of coffee filters, dinner napkins, paper towels, trash bags, dish and dish washer detergent, liquid hand soap, and cleaning supplies, provided.

There is a half bath off the foyer as you enter the front door as well as a large storage/coat closet and access to the garage.

Garage is used for storage and a three-season room, usually comfortable May to Oct. It contains a 6 ft. pool table and in 2017 a Foos ball table will replace the air hockey. There are many books and games and storage for eight beach chairs, a small beach umbrella and coolers. There is room for storing your bikes, water sports equipment, etc.

There is plenty of outdoor furniture on which to relax, in sun or shade, or on which to dine after cooking on the gas grill.There are 8 Adirondack chairs, 8 dining chairs, a 6 ft. folding table (stored in front closet), and an umbrella. Or send out to nearby restaurants, known for their great food. Many are within .6 mile, including two sports bars/pubs, Graciano's, Scampi's, 15 Point Road (our favorite), the famous take-out Flo's Seafood (seasonal), and Schulzy's hamburgers/ice cream take-out (seasonal). Scampi's, 15 Point Road, Flo's and Schulzy's directly overlook the water.

There is a nice yard and off-street parking for at least three cars. There is no charge for on-street parking.

The home is located in Blue Bill Cove, which is a haven for kayakers, small sail boaters, jet skiers, and paddle boarders. Sail surfers need only travel .5 mi. to a south facing local beach with free on-street parking that often has the higher winds needed. Kayaks, life preservers, and inflatable will be available May-October 2017. Weight and age restrictions apply and signed waiver required for their use. Swim, float lazily around, or paddle to the islands, inlets, or Tiverton Basin to explore the shore line. Enjoy many varieties of waterfowl: egrets, gulls, ducks, geese, and, occasionally, swans. Fish in the Cove or travel .6 mi. to a local beach for fishing on the rocks at Old Stone Bridge (free parking).

If you are tempted to leave the peace and privacy of this very special home, Routes 24, 138, and 114 are minutes away.

Acceptance and confirmation of reservation is contingent on payment and return of a signed Lease Agreement (within two days of its receipt by email if booked on-line with HA or within five days of its receipt by email if booked directly with owner).

Owner lives next and is usually personally available to answer questions and resolve issues. When not available, there are several contact persons to assist guests.

BEACHES: Local beaches are within .6 mi. and, within a reasonable drive, there is a low surf family beach (Sandy Point) and the surf beaches of Easton's(Newport) and 2nd and 3rd (Middletown).
GOLFING: Montaup and Green Valley (Portsmouth) and Newport National Golf Club and many more a short drive to West Bay.
POLO: Glenn Farm (Portsmouth).
TENNIS: Portsmouth High and visit the Tennis Hall of Fame (Newport);
MANSIONS: Breakers, Marble House, Doris Duke's Rough Point and too many more to list.
WATERFRONT ACTIVITIES: Sailing, yachting, fishing charters from Newport, the famous Cliff Walk, the '12 mile Drive', and so much more.
WINERIES: Greenvale (Newport) and Sakonnet Vineyards (Little Compton.
THEATER AND COMEDY: 2nd Story (Warren), Newport Playhouse, Providence Performing Arts, Fall River.
FOR ALL AGES: Battleship Cove (Fall River); Colt State Park and Bike Path, Audubon Society, Coggeshall Farm Museum, Blitheworld Gardens and Arboretum, the oldest 4th of July Parade in the Nation ( Bristol); Green Animals Topiary Gardens (Portsmouth); Children's Museums in Fall River and Providence; PARKS/ZOOS: Buttonwood Park (New Bedford,MA ) and highly acclaimed Roger Williams Park and Zoo (Providence).
OUTLET SHOPPING: Fall River and Dartmouth.
MALL SHOPPING: Providence Place Mall, Warwick Mall, and Dartmouth Mall.

There are very few places in RI that will take you more than 50 min., many 20-30 min. Enjoy various parks (Colt State and Ocean Drive for views and kite flying);, hiking at Fort Barton (Tiverton); bird watching (Middletown); beaches for walking, shell picking, wind surfing, and surf boarding; boats to rent; charters for deep sea fishing; cruises to see lighthouses and seals; museums and historic sites such as Touro Synagogue . Explore Providence with its fine restaurants, nightlife, and special events such as Waterfire on select nights. Take a ferry to Block Island. And don't forget Massachusetts! Take a ferry to Martha's Vineyard or Nantucket. Drive to Boston with its Art and Science Museums, the Kennedy Library, Great North Church and endless array of historic sites. Travel to Cape Cod for a day...so doable..particularly during the week.

  • All bedrooms look over the water. Two have magnificent water views. All bedrooms and the main living area are air conditioned. Fans are available for those favoring them. In addition, all bedrooms have a chair(s), bureau/dresser, vanity, and flat screen cable TV. Master bedroom #1 has a queen size bed and private bathroom accessible through a pathway with his/her closets. It also has a twin bed which can be used as a reading nook. Bedroom #2 has a queen bed and can accommodate an inflatable. Bedroom #3 has two double beds. Both #2 and #3 have walk in closets. There is a sleep sofa on the ground level and two inflatable twin mattresses are available.The sleep sofa is located in an alcove in the living room with a direct water view. The washer and dryer are located in an enclosed area making it convenient to all rooms. Bathroom #2 is on the second floor and adjacent to the Master bedroom. It contains a four foot shower, 40' cabinet with a drop in sink, and a toilet. The door leading to it can be seen to the left in the Master bedroom photo. If needed, this bathroom is easily accessible to others. Bathroom #3 is on the first floor, off the entrance of the foyer and kitchen. 50% of payment is due upon signing the Lease and the remainder 60 days in advance. The Security Deposit is due 21 days in advance.

Security Deposits on long term rentals will be determined based on length of stay.

Payment in US Currency: Any fees for check processing for other than US Currency and Non US Banks will be charged to the guest.

Savor the beaches: Sandy Point, First, Second, Third, Gooseberry, and East Bailey's Beach. Or, hang around and enjoy the kayaks and inflatable, provided, at the home (age and weight restrictions apply). Have a power boat on a trailer? Bring it along! Stone Bridge Marina, 0.6 mi. away, offers reasonably priced dockage for your power boat. Or, use the adjacent boat ramp if you decide to trailer it.

Dreaming of seeing Newport? Walk Cliff Walk, drive Ocean Drive and Brenton Point State Park, visit Fort Adams State Park, or take a Historical Heritage Tour. Don't forget Touro Synagogue, Trinity Church, Rose Island Lighthouse, Audrain Automobile Museum, and the National Museum of American Illustration (my favorite).

Enjoy segway tours and see Newport in a fun way through scoot-coupe rentals. Explore the mansions, of an age past, when Newport was the summer residence of the rich and famous, mansions such as the Breakers, Marble House, and Doris Duke's Rough Point, to name a few.

Walk Cliff Walk or historic Newport, Aquidneck Land Trust's Sakonnet Greenway Trail, and Secret Garden Self-guided. Take a guided Bird Walk at Norman Bird Santuary.

Charter a fishing expedition or a 12 meter or a schooner. Experience the thrill of parasailing, kite surfing lessons...or yikes, tandem sky diving!

Picnic, bike ride, and fly kites directly overlooking the water at Colt state Park in nearby Bristol.

RI has great food! And you'll find the best among local restaurants, diners, and take out. Within approx. 0.6 mile there are the following: 15 Point Road, our favorite, which overlooks a marina, remnants of Old Stone Bridge and Sakonnet River; Scampi's and Flo's Seafood (in season) with outdoor seating overlooking the water; Shultzy"s (in season) with it's hamburgers and ice cream right across from a beach/board walk of sorts; Graciano's, popular for breakfast and lunch; and Ultimate and Beachcomber Sports Bars, a touch of fun, excitement, and games for all ages.

Try restaurants recommended by a popular travel site towards Newport area: Mooring, Castle Hill, Rosemary and Thyme Cafe, Brick Alley Pub,our favorite of ours though not on the water, and others in Bristol, Warren, and Tiverton. Try the Boathouse!

For children activities, try Save the Bay Exploration Center and Aquarium, Battleship Cove, Roger Williams Park and Zoo, Fall River Children's Museum and Providence Children's Museum, a favorite,, and Portsmouth Community and Island Park Playgrounds, or let them just enjoy the water activities at the waterfront of the home...

About the owner: I lived in this house until 2010. Now I live next door on the site that my parents' enjoyed during the summers since the 1950's.

Why the Owner Chose Portsmouth, RI, USA:
I spent many a glorious summer day swimming and boating . As an adult, the drawing factor is the beauty of the water and the great diversity of water fowl and the fact that stress just melts away as soon as you arrive home. The sunrises, evening skies, twinkling light on the water from the Moon, and sea breezes are a plus, too! Even the impending change of the weather, easily seen across the water, is awesome.
