The unit boasts upgraded appliances, granite counter tops, tile floors, and a fully equipped kitchen — ready for you to make a fabulous meal. You will appreciate the full size washer/dryer in laundry room, and the tub and shower combo in both bathrooms. Large closets provide ample space for plenty of linens. Soak up the sun in the elegant garden, take in the exterior landscaping in our tranquil setting with your cold beverage. Work out in the stream pool.

We are situated next to The Palms and across the street from the Rio Hotel and Casino, and a brisk walk of 1.6 miles to Caesar’s Palace. For travel convenience, we are only 8 miles from McCarran International Airport and 13 miles from Nellis AFB.

It is convenient to everything, don't have to use a car very often. The garden atmosphere is very attractive and exotic.

Great condo, fantastic owners, wonderful location

I stayed at this condo for 6 weeks with a roommate for a medical school rotation at the hospital. We had a fantastic experience. The location is wonderful, 2 minutes from the strip and even closer to the interstate. The strip is so close that you could walk but far enough away that you hear nothing at night. We worked some crazy day and night shifts and never had any problem with noise at all as the property is very quiet. We found the apartment to be clean and just as advertised. We did have one problem with a toilet that kept running, but after an email to the owner she had a plumber there the next day and fixed the problem ASAP. There is a pool right through the breezeway although we didn't use it during our stay but it seemed nice. The security gate was nice for piece of mind, but the area did not seem dangerous at all and it was probably not needed. There are great local restaurants nearby that are easy to get to (like I said wonderful location)! Oh and at the end of my stay I needed to stay an extra night due to my schedule at work, and the owner did not mind whatsoever! These people and property are first class. I received my security deposit a week or so ago without even requesting it. Stay here! It's great!

Worst Rental Experience EVER!!; FILTHY condo + AWFUL Customer Service = NEVER, EVER AGAIN!

After 3 long, hard days on the road, I was greeted by palmetto bugs up arrival for a 6 week stay. One right inside the door and 2 others in the kitchen area. All were dead and had been for while. (A second live palmetto bug was crawling on the floor near the dining table the next morning) Next, I discovered wide array of filth, dirt & grime throughout the unit. I could not have been more upset by the state of the unit after being charged a hefty cleaning fee. Sticky, orange build up on tiles in front of washer/dryer that crept up the casing of the bedroom beside it and doors on the w/d closet. Top of white fridge was almost BLACK. Fridge had a variety of sticky goo in it. Microwave/stove had more goo & food splatter. Swiping hand across tile floors and counters left my fingers a shade of black and gray. Hair in the bathroom sink & around toilet. Unidentified mass of something floating in the same toilet. Duct vents caked with build up of dust/soot. Dustpan full of dirt, hair, and dust under the couch. Swiffer wet wiped (which I bought myself to make the place habitable) 3 times just under the couch to get it near reasonably clean. I could go on and on. I took dozens of photos.

After relaying information AND multiple photos of the disgusting dirtiness I found (and spent about 10 hours cleaning up myself), the real frustration began. A second partner got involved when I rejected a lowball refund offer amount and countered. I was sent a lengthy email telling me I was out to lunch despite photos. The gist of his reply can be taken from this sentence. According to this owner, "the property could have been cleaner, but is not in the filthy state that you describe. The pictures that you sent show that you found and cleaned some dirt and grime – but it appears that it was in places that you’ll find dirt and grime in 99% of the commercial properties."

Really? Wow. FYI: I have been in rental accommodations business for 20 years. I have high standards, but reasonable expectations. This unit was absolutely uninhabitable when I arrived. It then took several weeks to get the refund after I just gave up trying to deal with these people that were obviously so far out of touch it wasn't worth the effort. Getting my security deposit back also took well over a week just to get the funds sent to paypal.

No signs of bugs of any kind after I cleaned the unit properly. Wi-Fi issue cost me 2.5 hours of another day dealing with provider.

Great Owners, Great Set Up, Great Location, Minor Issue

Since March 7, I've been staying at this place, and I'll be here for another couple of weeks, as I relocate to Vegas.

First, I am writing now because my experience is completely different than the review directly below.

My contact for this property could not have been kinder and more accommodating if she tried. It has been a pleasure working with her.

Upon arrival, the condo was very clean, completely supplied with absolutely everything I needed to move in. Towels, linens, dishes, appliances, etc. were all clean and ready for use.

My experience is the total opposite of the poster below.

The only thing I had to do was go to the grocery store for food.

There have been one or 2 minor issues that needed to be resolved - an internet problem, and a loud motor in the refrigerator. Hey, this stuff happens.

Both were dealt with promptly and efficiently.

The only problem in this condo is in the construction of the building, not the inside and / or content of the unit itself.

There is, as others have noted, an issue with the noise from upstairs tenants, who are not noisy, but their walking around is very noticeable.

Overall though, I'd certainly recommend this place because the combination of the owner, the location, the condo's amenities, and the value for money would be very hard to beat.

For someone like me - moving here and buying a new home - I can't imagine a better deal for a short term living situation.

Uninhabitable Unit

Upon entry the tile floors were sticky; the kitchen had tracked-in dirt on the floor. The floor under the kitchen/dining table had visible dirt. There was food splatter on the kitchen walls and stove including encrusted on burner wells. Wall cabinets had matted hair and dirt on shelving. Food scraps between stove and cabinets. One closet had dead bugs on floor. There was human hair encrusted on bathroom wall. Could not hear TV or converse due to noise when HVAC operating. HVAC vents and area around them are encrusted with black soot; visible soot projected when activated. Soot literally covered all surfaces requiring daily cleaning of counters, sweeping and vacuuming of floors. Occupants are unable to avoid breathing the projected soot. After three days we determined the unit was uninhabitable without major cleaning and service to the HVAC. Landlord allowed refund of the last two months of the three month lease. We left the unit, absorbing the loss of the first month's rent, leaving early due to the conditions.

The condo is on the bottom floor. THe person above had heavy feet and was noisy all hours of the night and day. The condo it self was clean and comfortable. Its across the street from the Rio and walking distance form the Palm. It was convenient to the freeways and the strip.

vegas condo

My property manager was great about everything. Responsive and kept me in touch with everything.

My only issues -

no soap or anything in bathroom.

internet was down for a day until we got it set up unsecured

lighting was minimal and very low unless windows were all open and then you had no privacy.
