Beautiful 5000 sq ft estate with 5 bedrooms and 5 full en suite baths. Large newly renovated dream kitchen with giant entertainer's island opening to family room with 20-foot ceilings and expansive windows overlooking the private pool and backyard . Plenty of space for a large group, with each bedroom having its own connected bathroom for maximum privacy. Finished basement with bourbon bar, plenty of games, and an entertainment space with large screen TV. Resort-like backyard with heated outdoor pool, private pergola with lounge furniture, modern fire pit, and covered back deck with dining table and outdoor TV. Driveway is large enough to park up to 5 cars. The property is located 15 minutes from downtown and Churchill Downs, and less than 15 minutes to Valhalla Golf Club. Home is minutes from shopping and dining at the Paddock Shops.

Great Derby Stay

This was the perfect place for a birthday celebration/trip to the Kentucky Derby. The beautiful property fit our group of 9 perfectly. We especially enjoyed the backyard. The owner was very responsive and generous and left many special touches.

Great Derby Experience

The house was beautiful and clean. The layout was great for our family. After a long day, we were able to come back to the house and sit out back with the family, have dinner and unwind.

Simply put, this could not have been a better house for our group of 10 for the 2026 Kentucky Derby. House is as advertised: great location, awesome amenities, and just outstanding hosts. We booked this house months in advance and had several interactions with the hosts up to our arrival, and they were immensely accommodating. And communication was always less than 24 hours - wow! Our group cannot recommend this home high enough. Thank you!

Perfect Derby home for 4 couples

The house was beautiful and truly lent itself to fun group time, especially in the kitchen/island area and on the back deck. Beautiful neighborhood and backyard setting with a pool which the owners kindly opened for us to enjoy during our visit. You’ll notice I gave it 5 starts and it was perfect for us, but my only suggestion would be to have hair dryers in each bathroom and nicer bath towels. But don’t let anything dissuade you from renting this perfect home for entertaining four couples!
