A fully appointed beachfront condo in Puerto Morelos, only 20 minutes from Cancun airport. Located directly on a secluded, soft white sandy beach--you can start relaxing with warm wind and calming surf only steps from your unit. The complex is well maintained and has 24 hour on-site security with gated access. But you have nothing to worry about here, Puerto Morelos is a well-known for it's old-mexico charm and easygoing nature.

The condo is ground floor with no interior steps. There are 4 huge floor-to-ceiling windows which have partial ocean views. They all open and lead right to the pool, which is right on the beach. Easy access from the condo to enjoy what you came for!

Whether it's peace and quiet by the infinity pool or a stroll into town for something to do--you can do whatever you want. Puerto Morelos town square is a pleasant 1km walk to restaurants, shops & groceries. Shopping in Cancun & Playa Del Carmen and visiting many attractions are all nearby.

Hola friends!

We stayed at the condo for 2 weeks in late July.  Each day was very hot and sunny--i don't think we had rain the whole time we were there.  We go for an annual meeting and get together with many of the other owners.  It's a fun time, we have big meals every evening and go for walks and tours.  This year we all went to a Cenote.

The condo still looks great and Carlos takes very good care of it. We brought down a bunch of new things and fixed some others.  Gustavo works as hard as ever cleaning the grounds and making sure the pools are sparkling.  He and his smile are a real joy to have around.  Sandra has also worked hard all year but she will be moving on as we transition to our new management company.  We wish her all the best!

I forget how beautiful Palma Real is and it catches me off guard at different times when we're there.  Standing in the courtyard surrounded by all the brilliant colours and the sound of the waves and the warm breeze just melts away memories of real-life.  You get this joyful feeling that no matter what, this was worth it.  These moments come and go and I find I can't predict them.  It's just part of being in a very special place I guess.

We have a few new things now including: AppleTV, wireless stereo, Spa showerheads, and a mosquito repellent device.  We also serviced the Air Conditioner and the black-out blinds.  There are new utensils, a knife sharpener, a cordless vac and some cool matching floor mats from Crate & Barrel.   We also built a new cabinet in the bathroom for storage.  We repaired the hammock and put a fresh coat of paint in the living room. Also the bed has new pillows and a custom green scarf.

Many of these items were requests or suggestions from our guests and we are truly grateful for their feedback.   The Apple TV is neat because you can watch movies on iTunes and also free movies on NetFlix.  This is another courtesy for our renters.

The town is pretty quiet in July with not too much happening. There is new construction in the town square with a visitor center and public restrooms. They are also putting in sewer lines down the middle of the main roads...lots of bumps to get around. It still has the same sleepy charm as always and remains a quiet, laid-back place to be.

Saint Jean sur Richelieu

Wonderful two weeks!

Stayed at Palma Real for two wonderful weeks in January and we absolutely loved it. The condo is pure perfection! The condo has everything you need and more. Derek the owner is very helpful with inquiries and very kind.

The condo, as well as the complex, is very clean and well maintained. Gustavo the one in charge of maintenance is a very kind person.

We had our morning coffee on the balcony enjoying the sunrise and listening to the ocean waves every morning! We had a few cooler evenings where we enjoyed the hot tub. The beach is beautiful! We took long walks to Now Jade resort nearly every day.

We were a little nervous about walking into town since there is a port where you have to walk around but we walked to town to enjoy the fantastic restaurants every day and never once felt uneasy. Many times, we would take a taxi at night back to the condo.

Puerto Morelos is a great town with many wonderful restaurants and friendly people. We enjoyed our stay immensely and hope to return soon!

Second Visit to a Great Condo

We recently returned from our second visit to Derek's condo at Palma Real. The fact that we returned a second time and would go back in a heart beat says it all. This is a great condo in a relatively small complex. The complex it self has about 15 condos. When we where there in August we were the only ones for most of the time. The pool and hot tub are great as is the location. It is right on the beach, just to the south of the port. You can walk the beach south for kilometres! It is a relatively short walk to the main square around the port yards. Do not let that concern you as PM is very safe and we never felt uncomfortable walking the road at any time of day as well as late into the evening.

The condo is very well equipped with everything that you can imagine you want in the kitchen. The bed is very comfortable. It is kept very clean and felt like home. As i said earlier this was our second visit and will not be the last to this condo.

Time well spent in paradise!

We just finished our second trip in two years to Derek and Alice's condo. We loved it so much the first time we had to come back for round number 2. It was as great the second as it was the first. We love it's location from town and it's closeness to the beach. We rent bicycles from Puerto Morelos Green Bikes and go everywhere in town on them. Very convenient. I have searched the town over and can't find a better place for my wife and I to stay. It's always clean and we always as safe as we do anywhere else we have traveled close or far from home. Everyone is nice, helpful for the gringo who does not speak more than 5 words of Spanish. I can't thank Derek and Alice enough for all of their help in planning our trips to Mexico. We have started to plan trip #3 and it will be in Derek and Alice's condo.

We'll Be Back

We have just returned from our second stay at Palma Real in Puerto Morelos. We have been visiting Puerto Morelos for many years, staying in different places, but I can safely say that for all of our future visits we will return to Palma Real. The location is great: away from town so that it is quiet, but right on the beach. The condo itself is beautiful and very comfortable. It has been spotless on both of our visits. We love that there are two bathrooms and that the kitchen is stocked with every pan/tool/utensil you might ever need. Sitting with coffee on the patio in the morning is a highlight, as is an afternoon siesta in the hammock. The infinity pool that looks out over the beach is not a bad place to spend a few hours as well. I've also found that communication with the owner is prompt and friendly. I highly recommend this condo!

Excellent Condo in an intimate setting

We rented this condo for 10 days over New Years. The booking process was seamless. Derek is very attentive to emails, answering all questions quickly. The payment through PayPal was seamless with no issues. Derek sent very detailed instructions for finding the property management company and then the condo. The condo itself is exactly as pictured. It is spacious with access to the deck off both the living space and bedroom. The kitchen was well equipped and there was nothing that lacked. We cooked some meals in with ease. The beds are super comfortable, some of the best sleeps we have ever had on vacation.

The property itself is small. the pool and hot tub are well attended as is the beach. Gustavo worked hard to keep the property cleaned and maintained. Even there was not a ton of seaweed, he was out there everyday raking it into piles and lugging it away by hand. Access to water is easy as there are no rocks in this particular area. Because of the adjacent port, the beach is quiet as there are few beach walkers. It is about 1.5 km down the beach to el Cid marina which is a good easy walk. PM town square is 1 km away and even though you have to walk around the port property, it is a safe walk. I will almost certainly be back at this condo in the future.

Great Condo with all you could ask for

This is the first time I really rented a place for holidays which was not a hotel. However I found out that the service is almost as good as in a hotel, but with much more space, a fully equipped kitchen, great spa amenities and at a good price, too.

Palma Real is - like mentioned before - not in the most central location. But I found that a good thing, because at the beach you are almost always alone. It's deserted and beautiful and just in front of your terrace. My spouse and I had 5 great days here to kick off our Mexico trip. The hot tub is amazing, the other people in the Palma Real apartment complex are very nice and friendly, and there are always people looking after you: a night guard as well as a guy who cleans and attends the pool etc during the day.

I enjoyed that there was a safe in the condo (although it could have been a bit bigger to take the laptop) but it's so well looked after that I didn't mind anyways after some days. This is a safe place with a private beach and a very very clean pool and hot tub terrace. Really great. Little detail the door lock is a code based system, so when you go snorkeling, you don't have to worry where to put the key.

I do cook a lot and so I did really enjoy that Derek's kitchen has:

-proper knives that actually cut

-a lot of kitchen apparel like mixer, blender, toaster, coffee machine etc

-amazing gas stove and oven, microwave if you're into that

You can pluck fresh coconut off the terrace and it's tasty coconut water if you get one.

Derek also left two big containers of fresh water for us which was amazing, as you need plenty for cooking, drinking, brushing teeth etc

Overall this is 5/5* on a full scale.

Ok there is some weed from the sea, get over it, it's called nature. Still this is great for snorkeling.

Ok it's a bit of a walk to downtown and you have to walk around the harbor. I didn't mind, it's a nice walk.

The cleaning fee is a bit higher than average, but as a result it is also just really well cleaned. I'd rather pay a bit more and have a tidy place.

I can fully recommend this place.
