River Villa with Pool and Spa ~ best swimming hole in town

This 13-acre estate right on the river, only 1 mile from town is perfect. Should you take a plunge in the river, lounge by the pool, play games with your friends in the game room, take a walk along the river or jump in the car and go to Sequoia National Park home to Giant General Sherman Tree, Morro Rock and Crystal Cave. It is a 7-mile drive to the Sequoia National Park Gates and another 25 miles on a scenic road to the main attractions. ADOBE RIVER VILLA is less then 1 mile from the heart of town with restaurants, sandwich shop, brewery, yogurt and coffee shops, art and antique stores. Bring your bikes.

Our large elegant 4-bedroom 3-bathroom Southwest style villa is located close to the heart of town. Each bedroom has a luxurious Rattan king size bed and a flat screen TV. One of the bedrooms has a full-size double bunk bed with a trundle to accommodate your little ones. We also provide two rollaway beds should you need extra sleeping space. Please, keep the rollaway beds downstairs. Two of the bedrooms and one bathroom are located on the second floor and you will be rewarded with stunning views of the High Sierra Mountains from the second-floor balcony. One of the upstairs bedrooms has a small kitchenette and has an outside stairway to the pool and patio.

The Gourmet kitchen futures high end Stainless Steele appliances like Viking and is fully equipped for you to whip up a quick meal or create a delicious five course dinner for your friends or family.

The dining table seats 10 and 3 more can dine at the adjacent kitchen bar. Like to BBQ? A New Large deluxe Weber charcoal grill and dining table and chairs are provided for outside dining on the back patio. There is an organic farm called Flora Bella a few hundred feet from the villa and across from the gates you can purchase fresh farm eggs and citrus.

Within a two-minute drive you can stop into our local brewery, grab a brew at the coffee shop, enjoy a selection of local restaurants by the river, and stroll through local shops and museum.

The Three Rivers community hosts multiple festivals and large events throughout the year and easy access to Sequoia National Park! Over 850 miles of hiking trails guarantees that your desire to experience nature can be achieved! Local lands such as the Forest Service and the Bureau of Land Management offer mountain bike or hiking trails just minutes from the house.

Lake Kaweah is minutes from the house which offers patio boat rentals! You can also go fishing, jet skiing, hiking, boating, kayaking, or just simply swimming at the beach!

Front door has a combination keypad, your personal entry code is 4 digits of the phone number listed on your reservation. No worrying about keys.

Please note that AT&T and Verizon are the only cell service providers that work in the town of Three Rivers.

For the best possible experience, we provide beach and pool towels for outdoor use. Inner tubes & floating rafts and pool toys are for pool use, bring your family's favorite if you wish to play in the river. There is a pool enclosure for children who must be accompanied at all times in the pool or the river, No Jumping from the balcony. No dogs in the pool.

*Please note we do not offer refunds for weather conditions, park closures, fires, Internet provider issues or changes in your itinerary.

*We are welcome your dogs, no more than 2 total, $100 pet fee will be charged for each pet. Do not leave them unattended.

*We can host 13 guests. Children under the age of 2 do not count in a total guest count. If you have more than 13 guests on the property you will be asked to leave without a refund. We are serious about abiding by county regulations and infrastructure limitations.

*No smoking of any kind allowed inside, $500+ fee will be charged if odor is detected at the home. No Fires or Fireworks!

*We love and respect our neighbors, friends and wildlife.
Quiet time is 10PM-8AM.

*Please, leave the kitchen clean, wash all the dishes after yourselves or start the dishwasher before you depart. Please use the laundry baskets for towels. Please do not start the laundry. We will take care if it!

*Please turn off air conditioners/heaters, lights, etc. and lock all doors and windows before you leave for the day or checked out.

*Please, keep all doors/screen doors closed during your stay. We live in the foothills and do not welcome wildlife like mice, snakes, lizards, bugs, flies and spiders into our houses. Please be careful with your children and pets. Do not leave food unattended at night on the patio.

Important!!! - No fires allowed April - October, other months are dictated by weather conditions and/or Cal Fire regulations. No Fireworks at any time!!!

*Please, do not jump from OUR balcony. Please be aware of the river current, it can sweep you off your feet if you are not paying attention. All children and pets must be accompanied by an adult around the property at all times.

*Fishing with a license is allowed. Bird and duck watching is spectacular. Bring binoculars.

Please, be aware of wildlife and keep your doors closed at all times. This property is very large, and we do have occasional deer, snakes, bears, pigs, bobcats, wild turkeys, quail, ducks, and other creatures coming down to the river for a drink. Please do not feed them. You are in the country, the main rule is HAVE A FUN MEMORABLE VISIT, THANK YOU!
