Perfect Hamptons Waterfront Stay

Spectacular home to relax and recharge

We rented this house for a girls weekend, and it did not disappoint! It's location was perfect - on the bay, complete with a beautiful pool and hot tub, which we really enjoyed, and very close to the village of Southampton. Everything feels like new throughout the home and the bedrooms were cozy and a pleasure to sleep in. This house exceeded our expectations and I look forward to renting it again in the future. Next time we will hire a chef so we don't have to lift a finger! :)

Great experience

Rented the house over Christmas and New Years with another family. It was 4 adults, 5 kids and 2 dogs. House was big enough where folks had enough space to create some separation and not feel that you were on top of on another. Location was also great - easy to get to stores etc and right on the water. The hot tub was a winner this time of the year and everyone spend a good amount of time in it. Patricia was very responsive to all inquiries and questions and the check in process was seamless. All in all a great holiday in a great house. Would definitely do a repeat.

A new Thanksgiving tradition

We lost our mother earlier this year and since Thanksgiving was “her” holiday we knew we needed to do something different. Patricia’s property was perfect. There was more than enough space, (we had 12 people), lots of places to go be by yourself , lots of space to be with everyone. The property is gorgeous. We played touch football, and used the hot tub every night. Patricia is a wonderful host. She is very very attentive. We had very few issues but if we had a question she responded immediately. If we need help using the TV , hot tub or anything else, she was there to walk us through it! We had a great time during a very emotional period. We would love to come back here or to any of Patricia’s properties!!

Must Visit! - Gorgeous Property that Exceeded Expectations

Patricia is a top-tier host with an immaculate property. My family and friends enjoyed a wonderful stay, with bay views and home comforts beyond compare. The entire face of the house overlooks the bay and sunset such that every window resembles a painting throughout the day, far better than photographs are able to capture. The beds are beyond comfortable, and the oversized kitchen and eating / bar areas perfectly accommodated our group. The refrigerators and freezers have endless storage. The house was cleaned to the 9s and adorned with fresh flowers. I very much hope to return again soon. Patricia was attentive to our every need / question and made every step of our stay easy. Consider this property a must-stay!

Beautiful Waterfront Home

Our host went above and beyond to help make our trip wonderful with very short notice. She was available to answer every little question 24/7 and as it turns out the only one question I had and called her about she had already answered in a text to me which I didn’t see yet because my phone sound was broken. The house itself is a very relaxing and perfectly decorated waterfront dream. A perfect getaway experience with a perfect host!

Decent house with an extremely difficult property manager

We have two small children under 5 and a father who is high risk due to heart disease. During the covid pandemic we chose to rent a house to quarantine in to minimize the risk of covid exposure. We were very upfront with the property manager Patricia about our intentions from the start. We rented the house for 4 weeks through Vrbo. As soon as we paid for our stay we received a message from Patricia that supposed “long stays” are required to sign an additional agreement and that we were required to pay over 5000 dollars for an enumerated list of facilities. This is a blatant violation of Vrbo’s policies but because we wanted to stay at the house we agreed to her demand without filing a complaint with Vrbo and paid her the money (as per a lease agreement, some of which was meant to be paid on actual receipts) . It’s been 14 days since we left the property and we are owed a refund for our additional payment as per the terms of our agreement but Patricia has not yet given us the itemized bills and has alleged a number of false accusations against us. At the outset Patricia lied about the number of bathrooms the house has. It has 3.5 bathrooms but was listed as a 4.5 bedroom house. Luckily Vrbo required her to give us some of our money back for this lie. Throughout the entire stay she made our life miserable. If we asked for anything or informed her about anything (For example bugs in the basement) she would try and add additional charges or write unpleasant responses. When we reported her behavior to Vrbo they agreed that her responses were hostile and advised us not to engage her anymore. In these times we expected a bit more human decency. The views of the house were lovely. However, We could hardly use the garden because to the goose poop. So if you want to lie out or picnic on the grass please beware. The entire garden is full of goose feces. Please also make sure you get renters insurance because Patricia will allege some destruction or problem with the house to claim insurance. Also on the day of checkout she comes and sits in the driveway and videos you leaving the house. So we would suggest leaving well before checkout so you do not have to ever meet this horrendous woman. Before renting this house we suggest you google the property managers name. We wish we did the same. You can see a number of reviews against her and her suspect and unprofessional business ethic.

There is always two sides to a story, I was informed there would be 6 Guests not 12. My beautiful home was left a mess, one of the obese guests destroyed my Ethan Allen Couch with rips & so discolored Stanley Steemer was unable to Clean. They Backed into my Clopay Carriage Style Garage doors & also Destroyed My Beautiful Fountain Surround in my Circular Drive. There are special Sprinklers that keep any wildlife away, however, the Guests took it upon themselves to turn it off & that is why they had a problem. My assistant had come a minute before Check out since we had a VIP checking in that had special cleaning requests & the current Guest assured us that she was leaving prior to Checkout however, she was an hour late. Which resulted in my cleaning crew going to another Job. This is by Far the worst Guest I have ever had & would NOT recommend her to another Homeowner. If you stay for over 2 weeks use the propane for Pool heater, and additional expenses & requests the fees do escalate. We had so many problems with this guest & damages they are too extensive to list. She asked to renew the we declined a week into her lease since we received another Guest that has been exceptional! She came from another rental with only negative remarks about that Homeowner also.

Beyond Expectations

The owner was more than accommodating, professional, and extremely helpful throughout the entire process. The pictures online do not do this property justice on any level. It is absolutely amazing and breathtaking. Surrounding area is phenomenal, and even though our stay was technically during off-season, most of the shops were still open and the community very active. Cannot speak more highly of the owner and how wonderful she was from reservations, to meet and greet, to follow-up after our stay. Thank you!

Beautiful property with an amazing peaceful view on the lake.

This house was perfect for a girls weekend. The house is bigger in person with two separate floors and kitchens. The owner was very accommodating and was there to fulfill all of our requests.

ESQUISIT and BREATHTAKING

My family and I stayed for 2 weeks in April and we fell in love with this esquisit villa and breathtaking views of the waterfront. The house was a fairytale setting, the bedrooms and living room overlooked the water, immaculately kept, clean linens designed with detailed tapestry and vaulted ceilings. The sunsets were breathtaking as we enjoyed the hot tubs, steam shower and pool. We did not leave the grounds because the house was so magnificent. The kitchen was designed for entertaining guests and business clients. My family and I enjoyed many magical and tranquil moments here fishing off the dock, clamming and jet skiing. Dealing with the owner was a pleasure and we would definitely recommend this villa to everyone we know and we plan on returning back again ourselves. Thank you so much the Ficarra Family

amazing house. incredible view. bad experience

So we got to the place early Wed the homeowner welcomed us she was very nice and welcoming, explained everything to use whatever required, The speakers operate the BBQ grill, the heater for the pool and so. The view is just like the pictures, relaxing and quiet. we never left the house it was just what we came for just what we needed to get away from busy NY, All the complaints seemed nothing comparing to the beauty and warmth of the house the relaxing view and how the homeowner welcomed us. the dog hair from previous tenant that was all over the house especially in one of the bedrooms, the sixth bedroom on the edict (was never mentioned) with no hot water in the shower, The handy mans at 8 am during our vacation seemed all small and bearable comparing to all the amenities and how good accessorize was the house. We were so excited when she told us we don't have to leave early on Sunday since no tenant is coming the next day. Only to find out we were charged extra for late checkout from our deposit which unexpectedly had extra fees for cleaning (on the top amount that was agreed) fees for chess game that was already missing 2 pieces (and the late check out). imagine how our deposit money was all charged for different bills that poped some how and we were sent a bill for extra balance that we owe?! The sad thing is that if everything were to discuss before we would to adjust. The homeowner is not responding to any calls / texts / emails since the bill was emailed which is making everything more in a question mark and more frustrating we have no one to talk about any of the charges no one is responding it's been over a week now. We are having this vacations 3 times a year only this time we were a bigger group so we needed a bigger house. after a great weekend we left with a bad taste. won't recommend. won't go back.

I would like to mention that there is a Welcome letter with all of my contact numbers for guests, I am always available to resolve any issue. Per the terms of the rental agreement if there is any damage to the house or property or extra cleaning there will be a deduction from your security deposit.. It makes me so sad that these guest did not enjoy the house & that so many other people have stayed at the beautiful bay front and have had a wonderful experience with all that it has to offer.

Elegantly Perfect

We loved this property! The setting is simply- sophisticated, quiet, and beautiful. We stayed for one month and did not want to leave. The sunsets over the bay are absolutely stunning! There are several great restaurants in the area but the gourmet kitchen (and sunsets!) kept us home - entertaining friends, collegues and family. No detail is over looked in this gorgeous home from the linens, lush landscaping, heated gunite pool, steamshower and so much morel

Spectacular Water Front

This is my second stay at this lovely home, it is private & has wall to wall views of the bay! Stunning sunsets , this is just the kind of retreat my husband & I have waited for. The kitchen is fabulous,tastefully furnished and the heated bay side pool is beautiful. Homeowner was always available for assistance via phone since we stayed for a month. Great Getaway!
