Between the picturesque village of Santa Catarina and the lively town of Panajachel, these villas perch above stunning Lake Atitlan and are a haven of tranquility and beauty.
With magnificent views of Lake Atitlan from all rooms,the villa consists of a huge living/dining area, well-equipped kitchen and large covered balcony with open fireplaces. On the lower floor, the two bedrooms each have their own bathroom and balconies.
Adjacent to the villas is a large jacuzzi and wood burning sauna, a covered shared lounge area and a fireplace. Here you can relax, have a drink or a meal and perhaps, meet another traveler who like you, has come to explore this small, exotic country.
You can wander down to the shore of the lake, through the fruit and coffee trees on the property and once there; swim read a book or just sit and watch the local fishermen.
In addition, we can arrange extra services to enhance your stay at Villas Km5. Villas Km5 is just 2 hours and 30 minutes by shuttle from the international airport in Guatemala City and just 20 minutes away by helicopter. For those wishing to venture further afield, Lake Atitlan is an excellent base from which to explore the country.
The property offers panoramic views of the neighboring villages and the lake’s three majestic volcanoes: Atitlan, Toliman and San Pedro. Just a few minutes to the Panajachel, (Pana) dock and you can charter a number of private boats to take you to any of the 14 Indigenous villages surrounding the lake. Alternatively, take the public boats and meet the locals as they travel to and from their villages.
Pana is one of the larger towns on the lake with plenty to do and see. Eat at one of the many good restaurants to taste the local fare, explore the village fruit, vegetable and flower markets and watch Mayan women create beautiful, woven textiles in the marketplace.
In the village of Santa Catarina, 5 minutes by Tuk Tuk from Villas Km5, you will find hand-woven tapestries, paintings and ceramics. The main street and those running off it, are filled with quaint shops bursting with artisanal offerings from the villagers. Follow the main street down to the shores of the lake or venture to the top of the village where you will find, onion and corn plantations. Stand amongst the fields of flowers overlooking the village and soak up the beautiful views of Lake Atitlan.
Feeling more adventurous try: the zip-line through the forests on the mountainside, walk up to the local waterfall from where the views are breathtaking, or venture further on a hike up to the volcanic peaks. Just about an hour away from the lake, you can take tours of Guatemalan coffee plantations or explore the World Heritage listed old city architecture of Antigua.
End your days with a drink at one of the many hotels, local bars, or relax at Villas Km5 and watch the sun set through the peaks of the volcanoes.

The villa was very comfortable and the view was spectacular.
We enjoyed our time in this exquisite villa. The view of the lake and surrounding mountains are breathtaking. Marcel, the owner, was quite responsive to us. Josphefina, the housekeeper, prepared on our request a couple delicious authentic Guatemalan meals. Andreas, the house caretaker, was friendly and attentive. I highly recommend this property.
Beautiful house in a gorgeous location
The villa was beautiful, it has Avery nice design with lots of windows facing the lake. It comes with everything you will need during your stay. The terrace with the jacuzzi and sauna has a great view as well.
AWESOME, STUNNING, LUXURIOUS AND MORE
My friend and I spent a month in paradise! We have traveled the world and stayed in many lovely homes, hotels and condos in mountains, deserts, jungles and beaches, but Villas Km5 is unequaled when you factor in the unbelievable climate (perennial spring), the magnificent view of Lake Atitlan and surrounding volcanoes, the gorgeous flowers and shrubs, and the spacious, immaculate, well-equipped villa. Completely private yet within 15 minutes of both Panajachel and the village of Santa Catarina, it is the perfect place to stay. We either walked to both places, took a Tuc Tuc or hopped on board a pickup truck filled with colorfully attired Mayans. Lots of good restaurants in Pana plus a wonderful outdoor market with the freshest fruits and vegetables imaginable at ridiculously low prices. Marcel, the owner, arranged for us to be met at the airport in Guatemala City and on our way to the lake stop at an excellent supermarket, bakery, and ATM. Throughout our stay he corresponded via email to insure that everything was to our satisfaction and to answer our numerous questions. Federico, the affable caretaker, guardian and gardener was always available to prepare the sauna and/or Jacuzzi, light one of the 4 fireplaces, help carry groceries or in general just pamper us. Josefina, the housekeeper/cook, was always cheerful and gracious. Neither speaks English but we always managed to be understood. One of the nicest places on the property is the outdoor seating area. We spent many hours lounging there, the perfect place to relax, enjoy the scenery, and sip a cocktail. Most afternoons clouds rolled in, literally! We'd be sitting on the spacious balcony when suddenly we were enveloped in mist. Within minutes it would be gone and the crystal clear lake would appear. Sunsets were magical, always different, always glorious. I cannot imagine staying anywhere else. In fact we are already selecting dates for next year, hopefully 2 months in paradise!!!
Be sure to bring home delicious cinnamon buns from Sandra's Tienda in Pana. Our daily breakfast feast was a fruit plate of fresh pineapple, papaya, strawberries, and Chiquita bananas with strong coffee made in the French press and warm pastry. Don't miss the nature reserve with its zipline and state of the art butterfly house, and be sure to spend a day traveling by boat from village to village. Bring binoculars; lots of birds as well as activity on the lake.

My Wife, brother, friend and I spent 3 nights here in June of 2014. I cannot say enough good things about the lake, towns, or villa. Federico lives next door and works full time to maintain the house and grounds. He is very helpful and always available to heat up the hot tub or prepare a fire in the outside fireplace (we did both every night!). There is also a woman (can't remember her name) that comes in every morning to clean. The house is very luxurious with an incredible view. It is also very easy to get to Panajachel in one of the tuk tuks that passes every ten minutes or so. The only thing I would change about the trip is that we didn't stay here long enough!

Stunning view - tranquility and comfort
The house is set on a cliff facing the lake and the volcanoes - the view is just stunning, sun or fog.
The house offers great modern comfort and a lot of space. You can really sense that the house is also used for family purposes as every detail is well thought, the decoration is really nice and you just feel at home.
The location is also perfect: you havee access even by foot to the nicest village around the lake, Santa Catarina and it is close enough from Panajachel if you want more activities and dining opportunities.

A Peaceful Haven in a Glorious Setting
I loved this place- the photos really do not do it justice. It is quiet, peaceful and the perfect place to retreat to and relax after experiencing the sights and sounds of Guatemala. The views are magnificent and the villa is beautifully appointed. The owners have paid attention to detail and thought about everything a guest could need.The outdoor entertainment area is a little piece of heaven
