Step into vacation mode at this stylish two-level 2BR/2BA condo, located less than a block from the Balboa Peninsula’s Fun Zone, pier, and sought-after beachfront. Inside, enjoy thoughtful design details, central air, and comfortable beds for a relaxing stay. The second level features an open-concept layout with inviting outdoor dining, perfect for grilling and unwinding after a sun-filled day. Experience beach living at its best.
LIVING & DINING AREAS:
The open-concept living and dining area features a large L-shaped couch, streaming TV, and a dining table for four with additional island barstool seating for four, all complemented by sliding doors that open to a spacious front balcony.
BEDROOMS:
- Primary Bedroom (Ground-Floor): King-size bed, streaming TV, en-suite bathroom
- Guest Bedroom (Second-Floor): Queen-size bed, streaming TV, en-suite bathroom, small private balcony
BATHROOMS:
- En-Suite Bathroom 1 (Ground-Floor): Combination shower/bathtub
- En-Suite Bathroom 2 (Second Floor): Shower
OUTDOOR SPACES:
Large front balcony featuring lounge chairs and a gas BBQ grill, perfect for relaxed coastal lounging and easy outdoor dining.
KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.
YOUR STAY ALSO INCLUDES:

- Iron and ironing board
- Central A/C and heating throughout
GUEST ACCESS:
Guests will have private and exclusive access to the entire ground and upper floor of this 2BR/2BA residence. This includes all interior spaces and the large front balcony and small private balcony off the guest bedroom.
SUPPORT THROUGHOUT YOUR STAY:
We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: A washer and dryer are located inside the residence. Please note that guests must provide their own laundry supplies.
Parking: One garage space for small to mid-size vehicles on the right side. Parking in front of the garage is not permitted. General street parking, both metered and unmetered, is also available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
