Guest Access & Communication You’ll have full private access to the penthouse and all available building amenities. We are available whenever needed, and our digital house manual provides detailed instructions and recommendations to help make your stay seamless.
The HVAC system is unique because it is a single duct system, meaning that it only blows heat or cool at a time - depending on the time of the year (set by City law). We provide fans and a floor HVAC unit within the property for the transition months.
House Rules & Important Information To ensure a smooth and enjoyable stay for everyone, please review the following before booking:
Booking Requirements • Minimum age to book: 27 years old • No local guests (city or suburbs) • All guest names and ages must be registered before check-in • Online check-in form and signed rental agreement are required before check-in instructions are released • As part of our vetting process, we may ask guests to confirm a few details — such as their names, ages, where they’re traveling from, or their travel plans — before accepting a booking. In some cases, we may also request a valid government-issued ID for verification purposes.
Refundable Security Deposit: A $300 refundable security deposit is required and will be `held` or `authorized` (not `charged`) by Chicago Hospitality Club on your card. Any property damage or extra charges may be deducted from the deposit. VRBO collects platform payments/charges separately, while Chicago Hospitality Club handles the deposit, so seeing both on your statement is normal. The deposit is automatically released 3-7 days after checkout.
• Last-Minute Bookings All same-day reservations require host approval. Please message us before booking so we can confirm availability and ensure the home is fully prepared for your arrival.
Occupancy & Extra Guests The base rate includes up to 4 guests. Additional guests: • $25 per guest, per night, for the full stay, for stays exceeding 4 guests Example: 1 additional guest staying 5 nights = $125 extra guest fee.
Quiet Hours & Noise Policy • Quiet hours: 10:00 PM – 8:00 AM • Parties and events are strictly prohibited • A noise monitoring device is installed inside the home to monitor decibel levels only (it does not record conversations) Noise violations may result in: • Warning • Eviction without refund • Charges up to $1,000 Party in Unit or Common Area - Up to $2,000.00 plus any damages to the unit
Smoking Policy Smoking is strictly prohibited inside the unit and common areas. Violation fee: • Minimum $500 charge • Possible eviction without refund
Pet Policy • Small pets (under 20 lbs, non-shedding): $250 pet fee • Large pets (over 20 lbs): $300 pet fee plus $200 refundable security deposit and subject to host approval If the pet sheds, additional $150 refundable deposit is required
Unauthorized pets: • $250 penalty plus any damages or additional cleaning costs
Check-In & Check-Out • Check-in: 4:00 PM • Check-out: 10:00 AM Early check-ins and late check-outs may be available depending on cleaning schedules: $50 per hour fee Unauthorized late check-out may result in charges up to the cost of impacted nights.
Keys, Parking & Access • Your reservation includes 1 parking card for the attached parking garage • Lost keys: minimum $50 fee • Lost fob: minimum $150 fee • Lockout/re-entry assistance: $50 fee if keys are left inside For loss prevention, some keys/fobs may contain an AirTag. These are only used to locate missing keys and are never used to track guests. Guests are not required to carry the key at all times, but we recommend keeping the AirTag attached to help avoid replacement charges if the key is misplaced.
Cleaning, Damages & Missing Items • Excessive cleaning after checkout: up to $125 per additional cleaning hour • Stays of 14+ nights require a mandatory mid-stay cleaning, scheduled with the guest in advance. Additional cleaning fees apply. • Damaged or missing items: charged based on replacement cost • Forgotten belongings: $75 minimum handling/shipping fee
Families Traveling with Young Children For groups traveling with two or more children under 14 years old, a refundable security deposit may be required as a precaution against accidental damage. The deposit is fully refundable, provided there is no damage to the property after a standard post-checkout inspection.

We absolutely loved the penthouse! The views from the spacious balcony were awesome, the location was perfect for us! Everything was truly perfect!! Would come back and stay again.
Awesome place - more than enough room for the whole family. Great location for us as we toured the museums, aquarium, sky deck and love that a garage parking space is included!
Huge outdoor space that would have been awesome should the weather have cooperated. Highly recommended and the host is extremely responsive. Very pleasant building workers as well. Will stay again
The apartment was great! Plenty of room with wonderful views of the lake from the deck. We really appreciated the air conditioning. Location was spot on - about equal distance from Navy Pier and Shed Aquarium. Also within walking distance from the theater. Public transportation was close if you don’t want to Uber or Lyft. The apartment was clean and well stocked. Definitely would recommend!
This is our second year staying in this unit. Granddaughter participated in national Forensic. The unit was wonderfully located on State street. We were close to the Navy Pier, Museums, parks etc. A variety of food was in easy walking distance. Recommend The Art of Pizza just around the corner! Only negative was the smells (food and smokes) from the neighboring apartment but I think that’s just part of sharing walls!
My wife, myself, my son and his fiancé stayed in the apartment for 6 days during a visit to Chicago. I was initially concerned about the neighborhood, as I grew up in the Chicago area and had a negative view of the area. But my concern was misplaced. In fact the location was extremely convenient and close to many amenities. The apartment was adequately equipped with everything we needed. Our only concern was that the building itself was not as clean or well-maintained as I would have hoped. The corridors and areas around the garage smelled strange. But the apartment itself was fine. I would recommend it as a good base from which to explore Chicago.
We had a great stay at this condo. The pictures do not do the view and patio justice--amazing views from all the rooms of the south loop skyline, of Navy Pier and of L. Michigan.
Nice roomy, comfortable rooms. Very clean. Kitchen had adequate dishware and cooking gear but do bring your own condiments and cooking oils, seasoning, etc.
We had a slight glitch with the parking fob but the owner was extremely responsive and helpful and we got it resolved quickly once we talked. We would definitely consider coming back to this property as it is easy to get to anything within the Chicago area via public transit (Red line entrance across the street, great bus lines on State and Michigan Ave, Orange and Green lines not far away)
The pictures of the condo were accurate. It was decorated nicely and the beds were comfortable. There is plenty of space. The views from the condo were nice. There were a few things that were challenging. The card for the gym didn't work and getting a response took a while and it was never addressed. The wifi wasn't great the entire week so using your phone or laptop wasn't easy. The location was pretty centralized but it is right next to the red line so you do get that noise but that's the city.
