Condo #411 is in a prime location on the 4th floor in the middle of the building.
This means that you have 180° ocean view, are closest to the ocean because of the u-shape of the building and you have absolute privacy on your lanai and master bedroom. It is easy to reach without any stairs and close to the elevators.
Royal Mauian is located on the south side of Maui with most spectacular sunsets, best beaches, fine dining, variety of shops, great entertainment, bus stops and all sports and activities within short distance.

The 'Cleaning Fee' includes all: Royal Mauian Registration Fee, On-Island representation Fee and End-Cleaning.

Excellent location looking right down on the water where you can watch whales and sea turtles!The condo is equipped with everything you need along with boogie boards, snorkeling gear, lawn chairs ,sun umbrellas etc.

Great stay

Terrific location - right on beach, and in kiheh so shortens drive to everything. We had a great time - the condo was exactly what we hoped. Even got to see whales right from the balcony!

Incredible balcony view

We had a wonderful stay at Royal Mauian! We loved the views from our balcony, the walkability to many shops and restaurants and the ease of access to the beach. We would definitely recommend this location to our friends. The condo was a perfect size for our family of four.

A wonderful condo at a wonderful property

We were so happy to have chosen this condo! It was very comfortable, clean, well decorated with a superb ocean view. Extra amenities for outdoor beach time was very thoughtful and convenient. The property was very well maintained and location was great to have so many cafes and shops in walking distance as well as having the immediate beach access.

Thanks for a great stay!

Our stay at this condo was simply wonderful. The condo is impeccably clean, tastefully decorated, and equipped with all the amenities one could wish for. The kitchen had everything necessary to make it easy to prepare meals and the living area/balcony is very comfortable. Perfect for watching the whales jumping!The hosts are incredibly accommodating and responsive if you have any questions. We highly recommend this condo for everyone and will be returning!

Breathtaking Views

The view was gorgeous. Seen sea turtles every day from the balcony. Just a short walk to the beach where you can snorkel. Perfect location. Comfortable decor inside. Overall an amazing stay.

Our fabulous vacation

The condo was beautiful and clean. Equipped with everything you could want. The beds were very comfy. A spectacular view of the ocean. We had a bonus as we sat on the balcony and watched whales!! Centrally located and a short walk to the beach. We walked to excellent restaurants across the road. Everything was exactly as listed and very easy to work with. We will be back!

Wonderful location and unit

My Mom and I had a fabulous week at Royal Mauian. This was our fourth consecutive year staying in this building, and this unit is our favorite. Very well-appointed unit, beautiful finishes, and not overly crowded with furniture. The higher-height lanai furniture is Perfect for whale watching and honu spotting. That was such a great touch! We enjoyed almost all of our dinners at sunset on the lanai, enjoying the gorgeous, unobstructed ocean views.There was a snafu at check-in, and the unit owners were accommodating and responded to issues promptly. Thank you for sharing your slice of paradise with us - we hope to visit again!

Beautiful accommodations right on the beach.

The property was beautiful. All the amenities that we needed were provided. The individual A/C units in each room was a huge plus. We enjoyed the beautiful view from our balcony and there were great shops/restaurants accross the street.

Room with a view!

The unit is located conveniently in Kihei near shops, restaurants and the beach! It was spacious, clean and had everything we needed to enjoy our stay! We enjoyed our coffee every morning on the balcony watching the turtles swim and the sunsets from the balcony were amazing!

We had a wonderful time staying at this condo. The view was absolutely breathtaking, the condo was so clean & comfortable: the beds, pillows, furniture, and bathrooms. The kitchen was so well stocked and everything was in perfect working order. You will want for nothing staying here, except maybe staying a little longer.

Perfect Spot

My family and I have been coming to Maui for over 20 years and always stay at a condo nearby. This trip we decided to stay at the Royal Mauian because of the benefits of having a two bedroom and being walking distance to some of our favorite restaurants. This condo was even better than the pictures. It is located perfectly, close to the elevator and a stunning view of the ocean. The kitchen was well stocked along with everything you need to enjoy the beach. It felt clean and cared for. We would stay here again and again.

oceanfront condo

The view from the lanai was even better than the pictures showed. Beautiful sunsets and we saw so many sea turtles from the lanai and in the water. There was a problem with the a/c in the master bedroom that was resolved quickly. Would definitely go back to this condo!

Picture Perfect!

We could not of asked for a more beautiful view or a more efficient, comfortable or clean space to enjoy a vacation. The condo is set up just right. The beds are very comfortable. The attention to detail for vacation enjoyment is what you will find if you stay here. The host thinks of everything and is very easy to communciate with if you have specific questions that may come to mind.

Stunning Beachfront Stay with Amazing Views, but Strict Property Rules

Our stay at this unit was everything and more that we expected. The beachfront location provided amazing views, and we loved the easy access to fabulous beaches. The unit was completely stocked with everything we needed, and the cozy beds made for a very comfortable stay. However, the only downside was the strict rules of the Royal Mauian property. We found the fines for moving tables and the over-the-top pool rules to be a bit excessive. The abundance of rules sometimes made us feel on edge, worried about inadvertently breaking one. Overall, despite the property rules, we had a wonderful time and thoroughly enjoyed the unit and its beautiful surroundings.

A Wonderful Condo

Such a beautiful condo in a perfect location with everything you could possibly need down to the binoculars to watch the turtles in the water just below your lanai. The owners were delightful, responsive, and very helpful to us. We arrived on Saturday. The fires started on Tuesday. This southern Kihei area and Wailea were not directly impacted by the heartbreaking disaster. We never lost power or cell services and all businesses and restaurants remained open. The beautiful beaches on either side of the condo building were still busy with vacationers. This part of Maui remains the paradise the island always has been. We keep Maui and all its wonderful people in our thoughts and prayers.

We have always been fascinated by the exceptional qualities and location of the Royal Mauian in Kihei. It is a great looking building, truly oceanfront which is rare in Kihei and in a very convenient location as all amenities are within walking distance. Because of the U-shape of the building the view and atmosphere of every unit is different. Oceanfront units in the Royal Mauian are most exceptional because they enjoy sunsets all year long, have 180° ocean view allowing you to observe turtles and marine life all day from your lanai. The upper floor units like our 4th floor unit have on top of that absolute privacy.
