Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The house was beautiful and in a perfect location! Easy walk to the beach and shops/restaurants. The pool was a little small for 4 kids but had a gorgeous ocean view. We had issues with the AC but the host was very responsive and helpful. Overall it was an awesome experience and we would definitely stay at this house again!

We loved the house! Perfect location for a relaxing stay in 30A area. Within walking distance to Alys beach and Rosemary. The property is very nice and the management team was very responsive. There were some issues with the refrigerator and AC while we were there, but they sent out a service team immediately to get things working. We will be back!

Amazing Beach House!

We stayed here for a week over Easter. Absolutely a fantastic beachfront home. Only minutes walk to shopping coffee and dining. Will stay here again!

Beautiful house, AMAZING location!

The house is right on top of the dune, with a beautiful beach view. The location is the best! You are across the street from a Starbucks and a bunch of other shops, bakery and ice cream place, and about a 5 minute walk from downtown with all of the restaurants and shops in Rosemary Beach. Great place for families!

Overall, this house is beautiful and accurately depicted in the photos. What they don’t tell you that absolutely should’ve been disclosed upfront:1.) although you’re beachfront, you don’t get to use the house’s beach access directly, you have to use the community gate. It’s right next door, but still misleading. 2.) the pool/hot tub, if you want heated, only gets to 88 degrees and is an extra charge and requires 24 hour notice. 3.) the main floor that leads out to the pool has a VERY loud & annoying door alarm that must be hit EVERY TIME you walk in/outside. There is no override and therefore if you ever wanted to attend the property with all adults and no kids (the alarm is apparently a state law to prevent drownings) and easily enter/exit the main floor living area or poolside area or leave the door open, it’s impossible. Furthermore, you can’t check in until 5pm and must check out by 10am, which is understandable for maid service:maintenance. However when we were there, the following items were broken or not working and required me to contact property managers SEVERAL times before they came to fix:- pool heater/hot tub broken. - no AC on living room floor for first 38-48 hours- the downstairs bathroom shower drain was clogged and required us to pull out a heaping amount of hair/debris that obviously hadn’t been cleaned out in several months

The home is beachfront, and the community beach access is located directly adjacent to the home. The property listing does note “Community Beach Access” along with additional beach access information and county ordinance disclaimers. Pool heat is also an optional add-on noted within the listing details, including the additional fee, required advance notice, and expected operating temperature range of approximately 83–85 degrees. Regarding the pool alarm, this safety feature is required by Florida law for vacation rentals with private pools and is designed to help prevent accidental drownings. The alarm system does include an override function, and it was inspected and confirmed operational by our maintenance team prior to your arrival. We do apologize for the AC issue you experienced during your stay. Once reported, our team worked to respond promptly and provided portable AC units while addressing the issue. We were not made aware of the shower drain concern during your stay, but we certainly would have been happy to assist had it been reported. We appreciate your feedback and the opportunity to address these concerns.

Overall, I recommend this vacation rental. Reviewer Comments: The home is lovely. The access to the beach is perfect. The only downside is the check in process. You have to wait until 5pm to access the house. Which makes for a long day. We waited for access - once it was 5 we never received a code and I had to call several times to get the access code. Otherwise response was pretty good. We enjoyed our stay. Make dinner reservations ahead of time!

The beach access is right outside the door, and Alys Beach/Rosemary Beach is a short walking distance from the property. For the price we paid, however, the house was not properly cleaned. The floors were extremely dirty, and the kitchen appliances/cookware were grimy from previous uses. Though this was a glaring issue, it did not significantly affect our stay, and we will book with Royal Destinations again in the future.

Four of us were there for a 3 day stay. Check in on Thurs. was 5:00 pm., which is later than we have ever experienced. While driving down, we were contacted by Royal Destinations and told to “disregard” the fountain being worked on and the main ice maker was broken. They failed to inform us the adjacent property was under construction! We asked about heating the pool and after discussion about the fee (330 for exactly 65 hours), we asked if we could get it turned on that afternoon. The team member said they would send someone over to do that but it was not done until the next day. We arrived to a court yard with maintenance being done on the fountain and dead plants in every planter. After having trouble with the elevator to get the luggage to the third floor, we were told by the maintenance man that it was “finicky,” so we were not comfortable using it. The windows in the main room had not been cleaned and the floors were sticky. We reported that, and they sent maid service to correct that the next day. One of the garage doors had to be serviced as well as the lock at the main entry door. The house was very nice, but we felt the management team, which had sent a plethora of texts before the visit, should spend more time making sure this expensive property is properly prepared for guests. For a very short visit, we had four maintenance visits. We will definitely avoid renting from Royal Destinations in the future.

The home was very well appointed with comfortable beds, and private suites. We were a group of 8 adults and 5 children and all were accommodated. The home is even bigger and more beautiful in person. Short walk to the beach with private access. Located within close proximity to Starbucks and other restaurants and shops. 15 minute walk to Alys Beach and even closer to Rosemary Beach town center and The Pearl. The management company was very responsive during our stay and tended to all of our needs. I would highly recommend this home to a friend! 10/10

Overall, I recommend this vacation rental. Reviewer Comments: We loved this beach house! We rented the house for a family vacation (10 adults and 2 children). It was perfect for our family! The sunsets from the pool deck are amazing! It was really nice to be so close to the beach with small children. We could go back and forth between beach and pool very conveniently. They also had a beach chair service that set up the chairs for the family before we arrived at the beach each morning. It was very nice to not have to transport chairs. The location could not be any better! It is an easy walk or bike to Alys Beach and Rosemary Beach. Both areas have great restaurants and the house is located directly between Alys and Rosemary. It was approximately a 10-15 min walk to either location. We also rode the complementary bikes to the Watersound neighborhood and visited the big chill. The kids loved the big chill and playing in the family friendly green spaces. We all slept very well all vacation! Each bed was very comfortable and each family had their own private room/bathroom. The house was beautiful and very clean. We will definitely rent this house again! Highly recommend!
