Remote Location • Located off a 2-mile dirt road with no streetlights • Roads are typical for the Catskills but may feel unfamiliar if you’re not used to rural driving • We recommend arriving before dark for a smoother check-in
Occupancy & Extra Guests • Base rate includes up to 4 guests • Home includes: – 2 bedrooms (sleep 2 each) – Ground floor TV room with pull-out sofa (sleeps 2) • Up to 6 guests maximum • Additional nightly fee applies for guests over 4
Quiet Hours & Neighbor Respect • Quiet hours: 9:00 PM – 8:00 AM • Keep outdoor noise to a minimum, especially at night • Sound carries in rural areas—please be respectful of neighbors

Wildlife Awareness • Located in a rural Catskills setting with active wildlife • Common sightings may include deer, raccoons, foxes, and coyotes • Insects and occasional rodents are part of the natural environment in rural areas • While the home is professionally cleaned and maintained, sightings of ants, insects, or signs of wildlife may occur, especially seasonally • Do not leave food or trash outside or unattended indoors
Winter Travel (October–April) • Rural, mountainous roads can be unpredictable • AWD, FWD, or 4WD recommended • All-weather tires with good tread required • Avoid rear-wheel drive vehicles in snow or ice • Driveway is plowed and shoveled every 3–4 inches of snow • Shovel provided for guest use • Salt is not provided—guests are advised to bring some if needed • Host and service providers cannot provide roadside assistance or tow services

Beautiful home
This is a beautiful home. It needs some TLC. There were a number of issues that the owner needs to address. We were asked to do a walk through and report issues. At first glance everything was fine. We kept finding small issues. Initially we didn’t have enough towels. There were only 3 bath towels for 4 adults. We did find another towel in a closet. There were only 3 dinner plates. The kitchen table wobbled. Blinds broke when we attempted to use them.
All these annoying but not too terrible.
I would recommend 4 wheel drive all the time. The road approaching the house is full of potholes. It was a mess after rain.
We are seniors traveling with our dog. Our dog is never left outside. We are quiet and go out of our way to find a secluded location where our dog can be comfortable. We got a message from the manager telling us that neighbors complained about a barking dog and wanted us to put him in the house because they were entertaining outside. The neighbors are not very close. This was 2:30 in the afternoon. Yes our dog was outside. Yes our dog barked. It was not that long or that close to any neighbor. Every night there were dogs barking all around us late into the night. Then the manager went on about how much they charge for a dog fee. She didn’t know we had a dog???
Yes we reported a dog when we booked. There was no specific dog fee charged but judging by the host fee and the service fee, I’m pretty sure the charge was in there.
