OCEAN VIEW PENTHOUSE in Beachtree II, with an elevator in the award-winning oceanfront community, OCEAN VILLAGE! Newly updated, 2BR/2BA coastal-themed condo boasting of a Margaritaville sunroom w/ocean & pond views. Our fully-equipped kitchen includes everything you can possibly imagine for cooking with your family and friends including a stainless refrigerator with a double icemaker! You will enjoy lots of comfy seating in living room with a 70in smart TV, 2 spacious master suites, providing lots of privacy, both with TVs, nice linens and towels, beach and sporting equipment. Our community has onsite golf course, tennis, delicious restaurant with inside and outside dining, a Tiki Bar so you can enjoy a nice cold drink after a walk on the 3500 feet of Ocean Village's private beach, 4 pools with one pool, just steps away from our condo! We are happy to say our new main pool by the tiki bar has officially opened.

As you enter your home away from home, get ready for a beautiful, bright, CLEAN, newly updated condo with fully-equipped kitchen, coastal décor throughout our home, abundance of comfy seating in living room, with ocean views from the kitchen, living room, sunroom and master bedroom! Amazing!

You will at first run out to our sunroom as you see the most beautiful view of the ocean and palm trees and the fountain in the pond below. Enjoy your morning coffee or your 5 o'clock wine overlooking the pond and ocean on our comfy lounge or have dinner in the sunroom at our glass-top table for 4.

You will enjoy the utmost of privacy as both spacious bedrooms are master suites, beautifully appointed with chairs & smart TVs. We also have a comfy sofa sleeper in the living room should you have additional guests.

No need to pack “toys” as we have 2 sets of golf clubs, bicycles, beach chairs, umbrellas, beach wagon, and 4 beach towels, all just waiting for you to arrive! Should you need a home office during your stay, we have a desk and comfy desk chair ready for you! Just bring your laptop and cell phone!

During your stay, we supply bath towels, hand towels, wash cloths and 4 beach towels. A washer and dryer is in the condo for your convenience. Your home away from home awaits you with everything provided including linens and towels, dish liquid, starter supply of dishwasher tabs, hand soap, starter roll of paper towels and 2 rolls of toilet paper for each bathroom.

We have a professional housekeeping service who ensures that on your arrival you will enjoy a clean and excellently maintained condo and at departure, they clean and prepare for our next guests. Please be assured that our cleaning staff is top-notch making sure that everything is sanitized with bleach and antibacterial cleaners with all soft surfaces being sprayed as well. All linens are cleaned by our professional cleaners, including all quilts/bedspreads and pillow shams between each guests. Please know that we take pride in making our 'home away from home' clean and comfortable for you! Enjoy your visit with us at A Splash Above!
Guest Access...
We welcome you into our home away from home and from the time you enter, you will have your own personal access code which enables you to enjoy our entire home. You will also receive access to our storage room with all of the fun beach equipment, golf clubs, bicycles, etc.

Upon arrival, our gatekeepers will be expecting you and will ask for your drivers' license upon entry. You will receive a pass for your stay so that you can enter and exit the gates at your convenience. Please feel free to park anywhere in front of our building. The gatekeepers will provide directions to our condo. You can have up to 2 vehicles, none of which can be commercial vehicles with advertising.

We want you to enjoy all that Ocean Village has to offer, but please wear your yellow wristbands when you enjoy the pool, restaurant, Tiki Bar, and all of the amenities. If you ride your bicycle beyond the gate, you will need to have a wristband to re-enter Ocean Village. Take note of all of the rules in our community and please adhere to them during your visit! The unit was very clean. Kitchen was fully equipped. Our hosts communicated with us for everything we needed.. We really don’t watch TV much but couldn’t watch the NCAA games on the beautiful TV due to lack of regular cable.

We just got home from a two week stay at this beautiful condo. From the minute you walk through the door, you will love this beautifully decorated home away from home. Teresa is an amazing host and has wonderful communication with you as her guest. The condo is equipped with everything you will need. The view is spectacular from the balcony, and you will truly enjoy a cup of coffee out there in the morning or a cocktail in the evening. The condo is in a gated community that is filled with fun things to do. There are many pools, hot tubs, Pickleball courts, tennis courts, golf course and the beach is just a few minute walk from the condo. You can be as busy as you want during the day, or just relax and enjoy the sun. There is also a wonderful restaurant/bar on the property that has great food and fun events. We loved every day of our stay and look forward to visiting again very soon! Thank you again, Teresa!

A little slice of heaven

Just the view from the lanai would have made this the perfect location for a holiday vacation. On top of that, the furnishings and especially the kitchen were sublime. To say we felt "at home" wouldn't be fair, because we were repeatedly surprised to find how much better-appointed the kitchen was than even our own! We had a wonderful stay, and are hoping to stay again in the future

Great Getaway!

My wife and I stayed at "A Splash Above" during the month of April 2024. We had a fabulous time at Ocean Village and the condo was everything we expected and more! Communication with Teresa was superb, she was always quick to respond to anything we contacted her about and she was very flexible when we contacted her about the chance we might arrive earlier than we anticipated. There is nothing that we could fault and we will not hesitate to recommend this vacation condo to family and friends!

A splash above is "A splash above".

We have stayed on the west coast of Florida the last few years. We decided to try the Atlantic coast side.We were thoroughly impressed with the unit and all of the facilities. The unit was beautiful, spotless, comfortable, and well equipped. We enjoyed having our coffee and meals on the screened in porch. The amenities were superb. One of the pools is located 200 feet from our unit. The restaurant on the grounds was outstanding. You can walk everywhere on the grounds (Private beach, Restaurant, Pools, Tiki Bar, golf course, Bocce courts,tennis and pickle ball courts). We have already booked the unit for next March. Incredible vacation!!

We LOVE LOVE LOVE the beautiful community of Ocean Village, the lush landscaping with palms and flowers, the short walk or bike ride to the 3500 feet of pristine private beach, the immaculate golf course, the Tiki Bar, the pools (one just a splash away from our condo), the Island Beach Bar and Restaurant, so convenient with the most delicious food, reasonably priced and friendly staff! SO MANY AMENITIES!

We chose our condo because we love being on the top floor, penthouse, with an elevator, and love seeing the OCEAN from our Margaritaville-themed sunroom, living room, kitchen, and main master bedroom! We love that there are two master suites for privacy if we invite another couple to join us! You can rest assured that when you arrive, you will have anything and everything you may need, including a newly renovated, top-quality equipped kitchen, golf clubs, tennis and pickleball equipment, ping pong paddles, and lots of fun family board games for your enjoyment! We named our condo "A Splash Above" because we strive to make it top-notch for the enjoyment of our guests! It is our home away from home where we can truly RELAX and ENJOY so we want to share our home with you!
