HOUSE RULES Please be mindful Coyote Run homes are occupied by both full-time homeowners and residents, so please be respectful during your stay. Below are the house rules for our community: 1) NO PARKING is allowed on the community road of Coyote Run due to safety and emergency needs. All vehicles must be parked in the driveway of the home you are renting. Excess vehicles can be parked in the limited pull off areas on East Bench Road. Campers, tents and trailers are not allowed in resident driveways. 2) TRAILER-LESS COMMUNITY: Due to limited parking, we are a trailer-less community. Trailer parking is available within a short distance from Coyote Run. 3) NOISE ORDINANCE: Quiet hours are from 10:00 PM to 8:00 AM. UTVs/side-by-sides are not allowed. Recreational vehicle engines, outdoor music and socializing must be kept at low noise levels. Extended idling periods, engine revving is not allowed. 4) EARLY/LATE DEPARTURES: In case of early/ departures, please be mindful of residents within the community and be quiet while loading vehicles or talking outside. 5) PETS: Pets are not allowed in Coyote Run #14 6) NIGHT SKY: We value the night sky for incredible stargazing year-round. Please turn off all exterior lights before 10:00 PM. 7) GARBAGE BINS: Garbage collection is on Thursdays; please do not leave garbage bins outside for extended periods of time due to wildlife and litter concerns. 8) ATV's/UTV's are not permitted inside of the Coyote Run Development per the Home Owners Association. Violators will be fined by the HOA 9) VIOLATIONS will result in a fine of $500.
Cancellations will result in a minimum $45 cancellation fee. Cancellations within 14 days of arrival carry up to a 50% cancellation fee, and cancellations within 2 days of arrival carry up to a 100% cancellation fee.

Extremely well maintained home with all basic necessities for a comfortable stay. Short drive to the Arches National Park and also to Canyonlands National Park.
Large, comfortable home in an absolutely beautiful setting. It was a quick stay for us overnight, but we wished we had stayed longer. Would absolutely book again!
What a beautiful home! Everything was spotless when we got there and there was everything we needed! It is located in a beautiful and quiet area. We really enjoyed our stay and will be back in the future! Communications with the host via email was quick and easy! Thank you for the beautiful and peaceful stay!
The place had plenty of time room and all the amenities needed. The beds were very comfortable. Really liked the location as it was off of the highway path, yet still close to town. Would definitely stay here again!
We stayed at this beautiful property for a sister’s retreat. The setting was amazing and the home was very comfortable. We do recommend the owners replace the stove top tea kettle with an electric tea kettle. The old one had a residual film on top of the water, so we didn’t use it. We’ll be back!
House was impeccably clean with a well stocked kitchen. Nice layout and plenty of space. Amazing for viewing dark sky! Only 20 min to arches NP and 45 to Canyonlands! Great base for Utah adventure
The place was great three bedrooms 3 1/2 baths accommodated five people very nicely. Everything was clean. Everything was just right. I will definitely rent again next time I’m in Moab.
The place was beautiful as it was advertised. Super clean, and very close to the city and the park. I called the management company and they were very responsive and helpful. We enjoyed it very much.

It’s far much better than staying on those condominium type place. The house is very clean. And the neighborhood is soooo nice and quiet. And the view at the backyard is all you need to relax after a busy day in the outdoor.
Highly recommended.
Everything was great! My husband and I hiked every morning and relaxed at the house in the afternoon/evening. The king sized bed was super comfortable, the view was fantastic, the outdoor landscaping made a beautiful extension of the living space, the commute to town was easy, and the neighborhood was quiet. My brother and sister -in- law canoed the Green River so they only joined us at the house for a couple days, but I know they appreciated having the space to get organized and a nice place to rest afterwards. I didn’t have any need to communicate with the property manager. Everything was in working order and access was easy…hence the 4 stars vs 5 on the management score. I’d love to stay again!
The house was spotlessly clean. There were three of us and we each had our own bedroom and bathroom. The common area was very nice and perfect for visiting. The back patio was wonderful. Every morning and dusk a small group of deer came through the yard, and we frequently saw wild turkeys. The patio was perfect for star gazing in the evenings. There’s a very nice grill, and we cooked out a couple of times. It was a wonderful vacation!
Everything was great! The only thing was that you’re not allowed to use is the fire pit and it’s on the pictures when you wanting to book. I think they should take off fire pit pictures if not allowed to use! Other wise everything was good !
House location was great for our family. Close to Moab. Very convenient. Nice to have a garage to park in. Very comfortable. Host was easy to deal with and very flexible. Only small gripes are (1) we couldn’t find sheets for pull out couch, (2) having a code for garage door would have been nice, and (3) even though it was noted, just remove the pic of the fire pit. But otherwise it was great.
This place was perfect for our two families (two couples and two teens). First, I'd like to start out with how clean it was. There was no dust or cobwebs anywhere. One of the cleanest places we've been. The kitchen was well stocked with plates and utensils. It was very quiet and comfortable. We saw deer and turkey daily. We made dinner and breakfast, enjoying the large dining room table, but also ate out from time to time. We enjoyed river rafting, horseback riding, UTVing, and exploring Arches NP. Everything was pretty close. We sat in the backyard on a perfect afternoon. The pictures in the listing are a great representation. We've stayed at a lot of places and this one was really nice. The only (very) minor things were: 1. We asked for a possible late checkout on our final day (my wife had a remote meeting that was hard to move), but we didn't get any response by messaging the manager. 2. It would have been nice to have a garage door remote control, but it wasn't an impossible workaround and really wasn't a big deal. We highly recommend this property.
This house was a perfect fit for our six family members. Great, quiet location. Everyone had their own space. We’ll stocked kitchen. Only thing that would have made it better is if we could have used the fire pit.
Our only regret is we didn’t get to stay longer at this stunningly beautiful home. Found this home on short notice to extend our stay an additional night in Moab. The kitchen was amazing and we thoroughly enjoyed our family dinner at the huge dining room table taking in the breathtaking views. Thoroughly enjoyed our stay.
The property was very clean and spacious. It had beautiful backyard view of cliffs and was convenient drive to Arches and Canyonlands National Parks in addition to all the activities Moab had to offer. Would definitely stay here again.
