Sleep soundly in rural quiet. Walk 5 minutes to the village of Germantown to pick up makings for dinner at Otto's Market and Lawlor's (offering a well-chosen range of wine & spirits), or grab a coveted table at Gaskins restaurant. Take a leisurely drive to visit great Hudson River estates. Go antiquing and gallery hopping in vibrant downtown Hudson, Rhinebeck, Red Hook, Catskill, and Saugerties. Eat, drink and people-watch at some of the top culinary destinations in the Northeast, where acclaimed chefs do wondrous things with Hudson Valley bounty. Ski, hike and explore outdoors at nearby resorts and nature preserves in the Catskills and Berkshires. Visit farmers markets, wineries and world-class museums. Then come home and close out the day with a glass of wine on the front porch, out back on the stone terrace, or in front of a roaring fire.

About Kate Wood, At Home in the Hudson River Valley
Kate Wood manages the property on behalf of owner (Kate's mother) Ethel Wood, who moved to Germantown in 2010 and rediscovered, in her words, the kind of warm community she hasn't felt since she was a girl growing up in Texas. Kate founded At Home in the Hudson Valley in 2014 to preserve and adaptively reuse buildings of character and significance in the historic Hudson Valley. Kate holds Master’s degrees in Historic Preservation and Urban Planning from Columbia University. She served more than 15 years as CEO of LANDMARK WEST!, the non-profit, community-based organization dedicated to preserving Manhattan’s Upper West Side (home to more than 3,500 landmark buildings). She is the co-author of Interior Landmarks: Treasures of New York (Monacelli Press, 2015). In 2007, Kate and her husband, David Sprouls (President of the New York School of Interior Design), rehabilitated their first Hudson Valley property, an abandoned circa-1890 house, where they now live part-time with their young son, Patrick. We are preservationists, historians, planners and designers who care, first and foremost, about the integrity of our environment and helping others appreciate and benefit from the authentic experience of place.

Perfect City Detox
This house is a perfect place to relax-private, yet walking distance to a wonderful country store and a great restaurant.
The farmhouse is situated away from a quiet road on a huge lot. Kids had lots of room to run around while we had coffee or drinks at the lovely porch.
The living space itself is spacious and inviting. It was perfectly clean when we arrived and will comfortably sleep 6 plus a crib and sofa.
We hosted a dinner for 10 in the backyard-the kitchen is stocked with everything you need.
Another important thing is that everything in the house is clean and new. We've rented several places before that smelled moldy with worn furniture and soggy mattresses. This is the antidote. The decor is a great mix of modern and antique and all amenities are well maintained and in working condition.
For families, there's a great crib available and a whole wardrobe full of toys so you can pack light.
Germantown is tiny yet manages to supply the important things - a market/deli that has a tasty breakfast and locally sourced groceries and a small, but well stocked liquor store. There's also a fun restaurant to have dinner within a 5 min walk.
We made day trips to Hudson (10 Mins), Saugerties (20 mins), Pheonicia (37 mins) and Catskill (20 mins), Red Hook (20 mins) but kept coming back "home" for the peace and quiet.
Kate, the manager and part owner, returns texts within minutes. She's incredibly knowledgeable about the area and it's history and happy to point you in the right direction when you're exploring.
This place is a rare find, enjoy.
Best of all Worlds
This past fall I was tasked with finding a place for three couples to stay, in Hudson Valley. My husband and I are frequenters of the area and tend to gravitate to more secluded, cabin-like homes. The couples we traveled with were a little less anxious to be alone in the woods. This restored farmhouse in Germantown was the perfect middleground. At the end of Main Street, you have a nice (and quiet) view of the neighborhood. I made sure to wake early each morning to have coffee on the spacious front porch. The front yard is very large and great for play. The kitchen is so smartly appointed - everything you need for a stay, even if you plan on cooking and/or baking all your meals, was there. The table comfortably sat six adults and one child; we spent an entire evening enjoying cheese, wine and each other's company there. The bedrooms were immaculate and the beds/bedding very comfortable. The house was a perfect blend of barn-like character and modern touches. We were in need of nothing our entire stay. Otto's on Main Street was a great stop for breakfast and, if you choose to venture out, bigger towns like Hudson are just a short drive away. Kate was a friendly and communicative host who made sure we felt as though the place was ours. The only hint that someone lived downstairs was the (very welcoming) smell of fresh baking when we first arrived. I highly recommend the farmhouse for a stay - it was perfect for even us, a mixed group of varied ages with different preferences. Everyone in our party said they'd go back (and all of us dreamed of buying and restoring our own farmhouses one day). Well done, Kate!
Beautiful Aprtment, Charming Town and Area
We stayed here over a weekend with my Aunt and Uncle from California. None of us had been to the area before.
Kate's house was beautiful inside and out. The decor was tastefully done, with a fabulously complete kitchen - all you need to cook a great meal. The beds were really comfortable with yummy linens in every bedroom. The yard where we painted paintings inspired by our visit to nearby Olana and played soccer was gorgeously green, shaded and lush. The house is a quick walk from "town" where you'll find Otto's - a quaint and very well stocked grocery and deli with delicious coffee and morning pastries. Germantown is located conveniently in between several towns that must be visited for antiques, shopping, Historical homes and great restaurants.

We had a wonderful time at the apartment. It is specious, well equipped and in a great location. Highly recommended.
A Perfect Retreat!!
We were lucky enough to stay at Kate's beautiful home over Thanksgiving in 2014. We could not have asked for a more perfect home to celebrate the holiday. Every detail is thoughtfully curated - from gorgeous decorating touches to a FULLY stocked kitchen, a welcome bottle of wine and a generous wood pile to start a roaring fire - we really felt as though we were staying in the home of a good friend. Kate and her mom were available to help answer any questions or needs and could not have been more pleasant. Otto's Market and the General Store are a quick 2 minute drive and have everything you need to bunker down for a weekend of relaxation. I cannot wait to go back!!

Peace and quiet beautifully decorated
We three arrived - me, my best friend who was in the US visiting from Scotland and my Cairn terrier - on Friday afternoon. The key to the front door was exactly where Kate said it would be. We were instantly warmed by the charm of the house. The separate and private entrance opened to a hallway and staircase up to the second floor. My dog, KC, immediately got to sniffing out previous occupants and told me where to set up his crate. The apartment is spacious, very clean and beautifully decorated. There was charm at every turn from the old fashioned toilet and cast iron tub to the wide planked wood floors. Every seat in every room seemed to envelope us in comfort. There was plenty of light coming in through all the windows during the day. The bedrooms were separated allowing for maximum privacy. The eat in kitchen was gorgeous, nice and big and was a great place for us to make and enjoy our dinner. Every amenity and cooking tool was provided.
We had the best hostess on the East coast in Kate, friendly and very helpful.
The beds were so comfortable, we almost overslept on Saturday. The area was quiet, despite neighbors being across the road. We ate out at a local Italian restaurant and then came back to sit on the porch and just enjoy the mountain air.
We were upstate to go to the NYS Sheep & Wool festival. The apartment was only a 20 minute drive to the fairgrounds. Very convenient. On Saturday, after a day of sheep auctions, contests, yarn, alpacas and roving, apple crisp and catching up with dear friends, we took KC to the dog run and played ball with him until sunset.
Peace and quiet was required for the weekend and that's exactly what was delivered. We would highly recommend this place to anyone looking to escape the big city and all the noise. We will definitely be back.
