We loved our stay at Anne's gorgeous house. The house is very comfortable and clean, and the layout worked out great for our multi-generational vacation. The location of the house is also incredible. We loved being on the water and using the kayaks and SUPs. Anne was a fantastic host and very communicative. We had the best time and hope to return for many years.
Our extended family had a delightful stay at the Goldfish House and treasured its beautiful location right on the waterfront. We enjoyed going on morning excursions in the kayaks out to the Spit for a swim and walk on the tranquil beach. The house was well-equipped with all we needed, and Anne was an attentive host. We appreciated too that linens and laundry services are offered as a convenience. Highly recommend this special property!
We had a fantastic time for a quick weekend in the Cape for my sister's wedding. The location of the house was perfect and Anne was such a fantastic host. We would definitely love to come back and stay again!
The Goldfish house was an amazing place to stay for a summer getaway at Cape Cod. The location is private and house was immaculate. We really enjoyed riding bikes around the island and taking the kayaks out from the dock and out to Spit beach. Our boys were able to throw out a crab trap from the dock and caught a few crabs.Anne is a great host and was very responsive throughout the trip. We would definitely stay here again.
We had a very nice stay at this location. It was ideal for us to have our boat and easy access to the water. The location was new to us for the Cape and we found it very relaxing.
What a wonderful home and location to host our family in this 4th of July weekend! We so appreciated and loved having use of multiple kayaks and paddle boards to enjoy. Daily trips down to the spit and paddling around Popponesset Island were favorite events! Having use of multiple bikes, to ride up to the Poppy marketplace was also highlight! We highly recommend this spot for any family’s holiday!
Anne is an excellent communicator. Clear instructions and information provided prior to arrival. Access was seamless and Anne was kind enough to allow us early entry. The home is absolutely spotless, lots of gathering areas and lots of room for personal space. Highly recommend.
Well equipped for water activities with SUPs and Kayaks and quick paddle over to the beach. Kitchen and dining room were perfect for a family of six- could easily accommodate a few more. Very clean.
Close to everything yet peaceful area. Approx 20 min to ferry for Martha’s Vineyard. Minutes from wonderful seafood ( The Raw Bar) Few minutes from beach. Our host provided ideas for dining, information on local beaches and was most helpful! A must stay if you want a quiet, secluded and enjoyable experience.. hopefully a do over again!
Loved the house which had everything you could need. Owners were very helpful. Location is very isolated, difficult to reach the beach and farther from restaurants, bars than we would have liked.

Thank you for your kind words! We appreciated the care and concern you showed for our home, including your patience during the unanticipated late night fire alarm drill! We are very sorry to see we did not meet all of your expectations and earn your 5 stars! We take pride in our property and strive to be as accurate in our descriptions so as not to disappoint. There are over a dozen restaurants of all price points within 2.7 miles of the home which is consistent with our published amenities. It is true that if walking or bike riding the closest beach is 1.5 miles away, by Kayak only 1/2 mile. I have updated our description to clarify these details. Thanks again for choosing our home for your get-together and birthday celebration! We hope you will return!
This is a perfect family vacation house! The house is a great layout for everyone to have both their own space and also spend time together. The built-in activities (walking, swimming, biking, kayaking and paddle board) make for lots of summer fun! And of course you can’t beat the location. We felt comfortable and our kids were thrilled to wander/bike around New Seabury on their own. A slice of Norman Rockwell’s Americana.
What a lovely and beautiful place. Our family, ages 18-83 all comfortably fit in this beautiful home. The gathering space in the main area was large enough for the whole group to gather, play games, watch movies, enjoy meals, spend time together. The dock with kayaks, SUPs to use was my favorite. A short paddle to the beach, or you can enjoy a longer route. The water is calm and perfect for first timers on kayaks and stand up paddleboards. We loved all the games, indoor and outdoor, and also the huge selection of movies. There is one bedroom and bath that is very comfortable for folks with limited mobility. The kitchen is well stocked, we cooked most evenings. The bedrooms and bathrooms were all very nice, clean and comfortable. We loved our time here.
Beautiful home in a idyllic neighborhood. Enjoyed morning walks in this lovely area, bike rides to the beach and kayaking behind the house. The home was very clean and well equipped We had a little snag with the grill the first day and the owners responded in minutes and came right over to help us. Perfect week
We were in town for a quick work conference. The house was beautiful and spotless. Anne checked in before we arrived and after to make sure everything was up to par. The best part were the kayaks my business partners and I got to use after the conference. Definitely will be booking again.
I am challenged in writing a review for this property, because I am concerned it will make it harder for me to book in the future. We stayed here with 4 adults and 4 children (ages 6 to 12). It was perfect for us in every way. The house is very nicely renovated and furnished. It is well stock with essentials and was very clean. The bedrooms and bathrooms were all very nice to luxurious. Communications with the owner were easy and she was very responsive. We had a boat with us, so the location with the dock was perfect. Surrounded by beautiful homes, quiet (although there is a house being built across the street), and easy to get around. The neighborhood is also very nice for walking and bike riding. We always went to beach by boat or kayak, but appears to be a bit long if walking (so if that is a priority it may not be the best match for you). If I had any criticism, I think the list of tenant checkout cleaning was a bit excessive (e.g. wash and fold lines, wipe down counters, fridge, etc.), but they were fine with leaving the final load of laundry in the dryer. Overall we could not have been happier, and we will absolutely look to stay here again.

Thank you so much for your kind review! We loved hosting your family!
It is true that access to the local public beach is easiest by our 4++ provided kayaks (or your motor craft on our dock). The walk or bike ride with our provided adult bikes would be 2 miles as noted in our listing. For those concerned with distance, we also highlight a state beach with parking accessible by car in less than 3 miles distance.
House rules are suggestions to our guests to ensure expectations on check out. We are not a hotel and do hope our welcomed tenants enjoy the comforts of home, and, similarly, would leave the home as you found it.
We offer made up beds and beach/bath towels as an accomodation...guests are always welcome to bring their own, OR, choose optional paid laundry service on exit.
We look forward to hosting you again, and thank you for the wonderful aerial photos you shared! This truly is a heavenly spot!
This was a fantastic rental and the pictures really do not do it justice. Anne was super friendly and communicative.
We had an awesome time and would love to stay here again some day!
The house was Beautiful, had everything we needed. It’s in a perfect location we had a wonderful time. Beach was close and private. We enjoyed the kayaks and paddle boards. It was a perfect vacation would rent this beautiful home again.
The perfect setting on Cape Cod for a multi generational family vacation. A beautiful, well appointed house with a large, grassy back yard leading down to the dock and protected inlet. Kayaks and water boards available for short run to The Spit with swimming on either the ocean or bay side. Nearby community marketplace area with miniature golf, ice cream, shops and upscale dining. Fun for all.
Annie, owner of property was great and very helpful. Very nice property. Location was perfect.

About the host
Hosted by Anne
I have known Popponesset and New Seabury since my infant days, arriving at 7 days old and spending each of my summers growing up here through adulthood. Hubby Lee & I live nearby on the Beach in Popponesset. We love being hosts/property managers and getting to meet and greet wonderful guests. Our Popponesset Island home is one of our great pride and joys, and we are thrilled to have the opportunity to share our slice of paradise with one time and repeat vacationers.
Why they chose this property
Centrally located to all that Cape Cod has to offer but without the hassle of traffic along rte 28, 6a or 131 to points north. New Seabury has a unique upscale Resort 'Vibe' while neighboring Popponesset captures the charm of quintessential cape cod cottage living. Mashpee is the fastest growing town on Cape Cod, spurred on, no doubt ,by it's great shopping, restaurants and various options to enjoy the outdoors. We love it and hope you will have a chance to fall in love too :)
What makes this property unique
One of the last standing examples of 'Royal Barry Wills Architecture, this ranch was lived in and and loved by only two families since it's birth in 1966. A victim of the recesssion presented a unique opportunity for us to aquire this gem in the rough and fully remodel it with all the latest modern amenities in classic nantucket style design. Clearly not the most impressive home on Popponesset Island, but definately one of the best examples of breathing new and upscale life into a classic. Popponesset Island lies in Popponesset Bay, an arm of Nantucket Sound, and is separated from the mainland of Cape Cod by the narrow Popponesset Creek. It only has a total area of 0.39 square miles . 0.077 square miles of it is land, and 0.31 square miles is water. It's charm lays in it's discreet setting surrounded by breathtaking bay and ocean views and is heralded to be one of the best kept secrets of cape living on the Upper Cape.
