Villa Roca is a very nice, modern, spacious house with a private beach, clean swimming pool facing sea located at peaceful and quiet place and offering always willing and helpful service. I was there with a couple of friends and their children - all of us were more than satisfied. I can confirm it has been really my best experience so far.

Myself and a group of friends went to stay at Villa Roca which can only be described as one thing- paradise! The Villa in itself and the location is more beautiful in real life then in the pictures. We were only 1 minute from the sea with the clearest water. It was our first time to Croatia and Robert and his team were extremely accommodating and helpful with booking the trip and all our questions when we were there- they assisted with restaurant bookings, taxi bookings, day trip to the Blue Caves, boat hire, lighting the BBQ and the list goes on. I could not recommend this more, I believe we all left saying this is the best holiday we have ever had and we cant wait for the next opportunity to go back.

Great holiday in ROCA
Wonderful, quiet place with amazing view. The villa is equipped in the best way, all brand new, the staff nice, ready to help with all activities we wanted to do. We stayed with the kids and really enjoyed it! Hope we will be able to return.

We spent a wonderful week at villa Roca. The villa is brand new, modern and fully equipped (including baking paper in the kitchen). The touch of professional designer is evident at every step. The children enjoyed the pool tremendously, especially its rainbow illumination, while the adults could oversee them right from the kitchen or the outdoor dining table. The seeview was amazing and it was hard to resist having a swim. And, a must for teenagers, the WiFi was strong and reliable. We would definitely love to come again!

This newly built modern villa is situated in a private settlement called Ženka, located in the southeastern part of the charming, beautifully green island of Vis.
The location of this villa provides absolute privacy, as it is on one of the quiet parts of the island with no hotel complexes and resorts.
The closest grocery store and restaurant is 1 km away.
A local baker delivers fresh bread and pastries daily straight to the house and there is also a greengrocer delivering fresh fruit and vegetables twice a week.
With just a 10 min. drive (9 km) you can reach the city of VIS (harbour) complete with shops, open air markets, a fish market, restaurants, bars and cafes, an evening promenade and a rich choice of cultural and sports activities.
At a distance of 17 kilometres you can find the second and 'last' city on the island - Komiža . Originally a fishing village, it has grown into a beautiful historic town with stunning architecture and ancient harbours.
Distance to the sea:
The villa is located directly by the sea. The garden leads into a stony beach where there is comfortable private access to the sea down steps leading from the dock. The water depth at the access point is about 1.5 m. The crystal clear water makes it perfectly suitable for snorkeling and to take in an interesting view of the underwater world. The islands protect the site from the open sea and provide a smooth sea surface ideal for swimming and other water sports.
Other sandy and pebble beaches are within a walking distance of 5 and 12 minutes.
The villa offers views of the enchanting seascapes from each bedroom – and directly from the bed itself.
Island of VIS:
The island of Vis is one of the most beautiful islands in Croatia. It belongs to Split-Dalmatia County and is located about 17 km south-west of the island of Brac, 44 km south of the mainland coast of Croatia and 111 km from the Italian coast. The island stretches along three mountain ranges with stony fields in between.
The southern coast of the island is made up of many beautiful bays and coves. The sea here is crystal clear. For the better part of the year the island has mild and pleasant weather with the average July temperature reaching 25° C.
The capital of the island is the town of Vis with 1,900 inhabitants in the eastern part of the northern coast of the island and it is one of the important ports on the Adriatic. Grandovac bay offers what is considered to be the most beautiful beach in the town.
The second city on the west coast of the island is Komiža with 2,500 inhabitants and is thought of as the cradle of fisheries. In past centuries Komiža fishermen were known in all Mediterranean ports as excellent experts of their craft. Komiža was the first place in Dalmatia where catching fish became industrialized. There are also grapevines, fruit and vegetables grown in this region.
The island of Vis is an ideal place for those who love peace and quiet, for active sportsmen, and also for admirers of historical monuments.
Points of interest:
Near the town of Vis are preserved fortified walls in Gradina and the ruins of a former Greco-Roman settlement called Issa.
On the Prirovo peninsula, where there is now a Franciscan monastery, the remains of a Roman theatre have been unearthed and on the coast from the east side lies the ruins of a Roman agora.
Above the town Komiža is the prominent Monastery of St. Nicholas from the 13th century.
On the northwest edge of Komiža stands the Renaissance St. Mary's church Gospa Gusarica, which is interesting both for its architectural and interior design.
In Komiža there is a fortress from the 16th century where now a fisheries museum can be found. The most popular part of the museum is Gajeta Falkusa, a ship with five sails and five oars.
Among the most interesting places on the island is Stiniva cove on the southern coast which offers a pebble beach produced by a collapsed cave ceiling. It is protected as a special geomorphological natural monument.
Recommended swimming areas:
Rukavac bay southeast of Vis is known for its beautiful pebble beaches. It is possible to rent small motor boats there. Entry into the sea is gradual, not steep, and is therefore especially suitable for children and non-swimmers.
To the west of Rukavac bay is the gorgeous Srebrena with two snow-white sandy beaches - Big and Small Srebrena.
The sandy beached Milna cove lies to the northwest from the town of Vis.
Mala Travna cove is surrounded by rocks and has a pebble beach.
Stiniva cove lies southwest of the town of Vis and has retained its unspoiled beauty.
Smričevica cove is surrounded by cliffs and with a pebble beach.
