We get a lot of inquiries about how close we are to WEST POINT and actually the property is 40 miles away. WEST POINT IS NEAR HIGHLAND FALLS, and this property is outside High Falls, 15 minutes from New Paltz.

This is a wonderful 3 BDR country house set on 10 acres near the historic villages of High Falls and Stone Ridge. I feel in love with it over 20 years ago, seeing it each day, as I lived just up the road. When it became available it was a project I jumped on, stripping it back to it's original 1840's moldings, wood floor and fireplaces. Although the house is not fancy, formal, or ornate, it has the solid, tangible charm of a comfortable country house you can really live in. The light is great in every room, and the layout inviting.

It is just minutes down the same scenic country road from the famous Mohonk Mountain House, a national historic landmark hotel and spa. Trailheads into the 8,000 acre Mohonk Preserve, New York's largest nonprofit nature preserve, are minutes from the door. Minnewaska State Park with 21,000 acres of protected wilderness, carriage roads, trails, lakes, and waterfalls, is a short drive away. Just cut through 'The Clove', an old Dutch name for the stunning valley now mostly owned by the Nature Conservancy and the Mohonk Preserve and you will have access to yet more trailheads! The house is an easy 90 minute drive from NYC to New Paltz, then through 'The Gunks', a world class rock climbing and hiking area. This is the cream of the Hudson Valley at its very best! Come soak up some of the Hudson Valley's rich history, explore local wineries, shop at family farm stands, poke around in antique shops, or sample the local fare in restaurants and watering holes in one of the surrounding towns.

This historic 1840s house, after an extensive recent renovation, has become a comfortable year-round vacation home, full of historic charm and character. It has three spacious bedrooms with 2 king beds and one queen, all with memory foam mattress toppers, and white linens. The master bedroom has its own private, tiled bath and deep soaking tub. The second shared bath also has a deep soaking tub. All the bedrooms have central air-conditioning. The kitchen is outfitted with what most cooks might need. If its not there we will try to get it for you! The rustic wooden farm table in the dining room is a fabulous gathering spot for a memorable meal. A collection of comfortable upholstered lounge chairs and sofas in the living room are centered around a wood burning fireplace and ringed by the original, beautiful old lead glass windows that invite looking out over the lawns and meadow.

Other amenities include outdoor seating and dining options on the two porches. The front porch has a large Moroccan mosaic table and chairs just off the kitchen for outdoor meals as well as a stainless steel Weber gas grill. The back porch with rocking chairs and a wicker couch overlooks the meadow towards the Rondout Creek and Catskill Mountains. There is WIFI thoughout and a flat-screen Sony TV with Apple TV, NetFlix, and basic cable. Check-out the large game cupboard with something entertaining for all ages.The basement has a fully equipped laundry room with washer, dryer, ironing board and table for folding.

Check-in is after 4 pm and check-out is by 11 am unless otherwise arranged with the owner.

There is also a one bedroom, 1000 square foot Carriage House with kitchen on site, which can be seen and reserved by visiting listing #929151 on HomeAway and #381193 on VRBO. It has its own separate driveway entrance but is on the same 10 acres down hill from the house. It can be rented in tandem with the house or on its own.

About Sterrett Smith

We were lucky to be able to purchase this house from a family that had owned it for over 50 years. I am first of all a painter but have found myself over the years building or renovating, something I truly enjoy. My husband is a writer and also is director of a graduate program in NYC.

Why Sterrett Smith chose Hudson Valley

We made the critical decision years ago to move to the Hudson Valley in order to have the space we needed for our large library and painting studio as well as land for a vegetable garden and fruit trees. High Falls is an easy drive from NYC which was a necessity for us. The area is home to many artists who have an active relationship with the city. It is also the source of water for NYC and therefore much of the land is protected or is part of the geologically unique 25,000 acres in the Mohonk Preserve and Minnewaska State Park.

Great place for the 6 of us

Wonderful place and great host. Perfect for the 6 of us. Very good proximity to Mohonk, Minnewaska, and cultural sites like Storm King. The house is just 15-20 minutes from New Paltz, and a stone's throw to High Falls. Wood stock is just a short drive away. The house is not fancy but well appointed with period pieces. Upstairs is air conditioned. Large back porch is wonderful to watch the sun set. The kitchen is adequate and the living room and dining room are both spacious and inviting. Highly recommend.

Wonderful family vacation

Our family enjoyed every moment of our stay in this wonderful home. The furnishings are elegant and homey at the same time. We loved the large dining table to share family meals, and the handy bench and hooks in the hallway for all our shoes and hiking equipment. We enjoyed relaxing cocktail hours on the back porch, croquet in the yard, and morning coffee gazing at the beautiful flower garden.

Our granddaughter loved the child sized chairs and cabinet of toys and books. Shades and curtains were appreciated in the bedroom for nap time.

We had crazy weather during our stay and were happy to utilize the wood burning fireplace on one night, and the air conditioning later when the temperature hit 95!

We parked three cars with no problems.

The location was central to many activities, hiking, touring apple farms, the FDR library, the CIA, and lots of wineries, brew pubs and restaurants in the area.

We spent a great week here and would love to return if our travels bring us back to the Hudson Valley. Thank you Sterrett!

Wonderfully restored home

For an older home this is beautifully restored and decorated. We showed up with two young kids in the winter and the place was warm and comfortable and well stocked with kids toys, games and sleds to use on the big property.

I highly recommend it.

Christmas in High Falls

What a wonderful home!!! Our stay from start to finish was absolutely perfect! We arrived on Christmas Eve to a home warm and inviting with a tree and all the trimmings. The home is beautifully renovated and worked well for our family. We also used the private chef, Jeannette, whose meals were delicious and just made everything all the more perfect! The beds were so comfortable I slept 10 hours the first night...which never happens!! Sterrett was warm and gave us all the information we needed to get around town. A must stay in this lovely home! Thank you for sharing your home with us!

Beautiful property, perfect house

We decided to take a couples trip upstate from NYC for a weekend of outdoor adventure. Upon arrival at the house Friday evening, we started a fire in the wood-burning fireplace and enjoyed some wine over the many board games in the house. We hiked at Mohonk the following day and looked forward to getting back to the house with groceries and cooked up a big dinner, again with a great fire in the fireplace, and relaxed in the living room/played more games. The house easily accommodated our group and was perfect for our weekend getaway. Very clean and beautifully kept. Towels, sheets, pillows, etc were impeccably chosen and great quality which is always nice to have when away from home. Would definitely rent again for our next trip!

Interior beauty to match the view from the windows

Our friends said of the Greek Revival House, "It's like staying in a museum." She meant it in the best possible way. Everywhere you look in this beautifully restored home, there are amazing architectural details, gorgeous colors, great art, and interesting - and obviously carefully chosen - artifacts. And all done in a way to invite comfort along with aesthetic pleasure! As beautiful as the setting is, it was hard at times to want to leave this graciously appointed and surprisingly cozy home. The "dream kitchen" was an added bonus for the cooks among us. We enjoyed a home-cooked one night, and a fabulous Mediterranean-themed meal prepared for us by Jeannette, across the road. Information about Jeannette's cooking - along with area restaurants and what to do in the area - are all part of the detailed packet that the owner of the house provides. We have stayed in the carriage house before and love it. It's perfect for two people. This house could easily be enjoyed by two, but is perfect for four or six friends or family members to stay together. And it's dog friendly! Our hound dog Lily loves these houses and feels right at home. So many thoughtful amenities - including throws to put on the furniture to protect them so that our dogs are welcome - make this one of our very favorite places to stay. Can't recommend it highly enough.

The 'Gunks', one of the most important rock climbing sites in North America, is on the Shawangunk Ridge, just up the road a few miles.
