Our brand new remodeled treetop townhome is situated on a tranquil street at the heart of the 78704, one of Austin's most coveted zip codes known for its proximity to the city's renowned music scene, lively nightlife, delectable restaurants, and Zilker Park (ACL). The property features a patio and back deck, both shaded by expansive oak trees, offering guests privacy amidst the vibrant atmosphere of downtown ATX. The backyard is adorned with a BBQ grill, fire pit, and cozy chairs.

Upstairs, two master bedrooms with en-suite bathrooms provide comfort and convenience, and one bedroom on the main floor. This home is truly unique, nestled in an exceptional location. Explore all that Downtown ATX has to offer, then retreat to your treetop hideaway to relax with friends and family on the spacious patios.

Check-in is made easy with our keyless locks. Please be aware that there is a steep staircase at the entrance and another inside the home to access the second floor. Due to this design, we do not recommend the home for the elderly or those with difficulty climbing stairs. Feel free to reach out if you have any specific questions.

The living room features a 65-inch SmartTV, while all bedrooms are equipped with 55-inch SmartTVs.

It accommodates up to 6 guests, but the standard occupancy is 5. Additional charges apply for guests exceeding the standard occupancy.

House Rules:
By completing this reservation, you agree to adhere to the following rules. It is your responsibility to ensure any and all additional guests are aware of and adhere to the following rules as well. Failure to follow the rules can result in your eviction (with or without warning) at the discretion of any authorized employee of PMI Austin Metro.
-No smoking anywhere on the property, including outside. The smoking fine is $1,000 per day for smoking.
-The use of glitter, confetti, feathers, or flower petals is strictly prohibited in the home. Failure to comply may result in additional cleaning fees.
-Trash Removal: Tenants are responsible for removing all trash during and at the end of their stay. Any trash left behind at the property after check-out will incur a $250 fee.
-Furniture Policy: Guests are not permitted to move indoor or outdoor furniture from its original placement. If any furniture is moved and not returned to its original position before checkout, an additional fee will be charged to cover the time and effort required by our team to restore the setup.
-No possession of illegal narcotics on the property. Any illegal narcotics left at our property will result in a $500 fine and reported to the local authorities.
-Any unregistered guests will be subject to additional fees to be determined by a PMI Austin Metro employee.
-No parties or events without prior written consent from PMI Austin Metro. Event insurance is required.
- No additional guests besides those listed on the reservation without prior authorization from PMI Austin Metro
- It is your sole responsibility to check that the location of the property is suitable for you and your group. You have the ability to view the approximate location prior to booking and the ability to view the exact address of the property immediately after booking.
- In the event, you're unable to pay we'll file a lawsuit against you.
- Quiet hours are 9 PM through 8 AM. Excessive noise will not be tolerated during these hours. There will be one warning then a $250 fine. We respect our neighbors and expect you to as well.
- No pets are allowed on the premises without prior permission from PMI Austin Metro.
- Any necessary extra cleaning due to excessive trash, pet hair, etc, will be subject to extra fees. This will be determined by any authorized employee of PMI Austin Metro.
- You will be fined $100 per hour for an unauthorized late check-out.
- After 7:00 PM any issues will be handled the following day. You must allow PMI Austin Metro to resolve any issues before reporting to your online travel agency. This includes but is not limited to, cleaning, pests, wi-fi, electricity, lighting, landscaping, pool, hot tub, etc.
- If you attempt to cancel due to a cleaning issue we have the right to rectify the situation within 24 hours.
- You must report any issues within 24 hours of entry. If any issue is mentioned in your review without notifying us we'll seek to remove the review and you'll be fined $300 for reputational damages.
- If you do not report that you broke any of our property you will be fined for the repair or repurchase of the item plus $250.
- Any authorized employee of PMI Austin Metro has the right to enter the premises as long as they have given you reasonable notice, regardless of whether you have confirmed receipt of notice to enter the premises. The reasonable notice consists of a message sent via Airbnb to notify you they will be entering the premises, with an approximate time frame, and knocking on the door/ ringing the doorbell upon arrival at the property.
- If you leave an item at our property, we'll assess a minimum of $25 to coordinate meeting you at the property or mailing it to you. This covers our employees' time.

Weekend getaway

Overall good stay, nice property, owner was quick to respond to some issues we had with no water due to frozen pipes, the toilet in the master suite never did start working during our stay. They did drop off a case of water and a couple gallons for us to use. Alittle inconvenience and i think as a client i would have expected maybe a slight discount for the issues .

Overall an excellent stay. Plenty of room and privacy. Convenient location to the COTA race track. Tankless hot water heater a plus. Gas grill was a disappointment as it would not burn past low even at the highest setting.

Unfinished flip and jacuzzi was not usable.

This house has the potential to be very nice, but it looks like a flip that was never finished. There's holes in the walls that they never finished patching, one of the doors into a bedroom in cracked in half and held on with clear packing tape, and loose wires hanging out that were definitely not up to code. The most dissapointing thing was the hot tub always read 109F, which is way too hot to go in and it never cooled down even though we had the temperature set to 99F. The neighborhood is great, though.

Great little house

Came to Austin for the weekend. Was able to park my Escalade under the carport, but it’s a steep incline! I don’t see a low clearance car being able to attempt the driveway. House was very nice. Loved the hot tub. Only suggestion I can make is install lights on stairs. They are steep and wood blends in together. We were all exceptionally careful going up and down them. I loved the make up wash towels!!
