- 100% refund if you cancel at least 14 days before check-in.
- 50% refund (minus the service fee) if you cancel at least 7 days before check-in.

- As this is a lake front property, young children and crawling babies must be supervised at all times.
- The Estate does not permit single sex groups of over four people so Hoopoe Cottage is not available for any kind of hen or stag holiday.
- Guests agree to comply with all Estate rules and processes regarding access to facilities that may have restrictions due to the Covid-19 situation.

The house was a perfect fit for the family and we were able to enjoy a relaxing break. Property owner was great to work with and we had no issues during our stay. Wouldn't hesitate to recommend or return.
Great big birthday weekend away!
We went away to celebrate a family members big birthday. The location was great and the house contained everything needed for a large group. We had a 1 year old with us who loved seeing the ducks roam around the estate. The swimming facilities were great and we even got use out of the outdoor pools as the weather was so nice.
A very easy booking. Victoria gaves us all the information we needed to find the property. The house was perfect for 5 adults and a toddler. The house was very well equipped
A spacious house with access to great facilities
Great communication. Great location for the indoor and outdoor pool. 3 tennis courts, playground and walks ..highly recommend the 40 minute walk along the Thames Path to The White Hart in Ashton Keynes. Highly recommend.
We had a fantastic time starting at Hoopoe cottage. Thanks so much Victoria for your well equipped holiday home, not to mention the perfect setting. Just right for our family from Grandads to 8 year old fish, including visitors from Australia. We hope you'll consider us for a return stay next year.

Lower Mill Estate is part of the Cotswolds Water Park which has extensive facilities for sailing, fishing, canoeing, water skiing and windsurfing.You can book a taster session, hire equipment or bring your own. The outstanding local countryside is perfect for walking, birdwatching, and picnics - you can be as active or as lazy as you like! The excellent family-friendly pub and restaurant in nearby Somerford Keynes is within walking distance and the ancient and beautiful town of Cirencester, with extensive shopping and dining options as well as Roman remains, is only a few miles away.The rest of the Cotswolds is on the doorstep - stately homes, safari parks, fantastic walking, farm shops, rural pursuits and chocolate-box pretty villages, all within an easy drive. You will be spoilt for choice when planning your holiday, and the abundance of local activities, coupled with the heated pools and cosy fireplace, make Hoopoe Cottage an ideal year-round destination.

We are a family of five who live in London but also enjoy weekends and holidays at our house in the Cotwolds. We visit the house regularly and look after it carefully - it is not a soulless holiday rental run by an absent landlord, but a warm and inviting second home which we are pleased to rent out to people looking for a relaxed and fun break from everyday life. We are aware there have been press reports about phishing scams being used on holiday rental sites - I would urge you to make sure you are completely happy with all contact with any homeowners before you send any money. I am happy for you to call me any time to confirm bookings and make sure you have all the correct details about the house and our payment process. I handle all the bookings myself and answer all questions as promptly as I can. We have been renting the house out since 2008 and have not had any problems in the past.

Why Victoria chose Somerford Keynes
We fell in love with Lower Mill Estate when we first visited it in 2004, although it was a few years before we decided to buy a property there. It is easy to get to from London (just 15 minutes from the M4), and a great, convenient place to meet up with friends and relatives in Birmingham and Bristol, and yet it is a world away from city living. The Cotswold Water Park has been a revelation with so many interesting activities to explore and all the brilliant cycling routes around the hundreds of lakes - Lower Mill is a peaceful oasis in the middle of some of the UK's loveliest countryside. The Cotswolds, with their charm and beauty, are on the doorstep, but there are often times when we are content to stay on our own little patch - we are blessed with great pubs and local markets and if you really need a quick retail fix, then nearby Cirencester has many fantastic independent shops and restaurants, and the Swindon Outlet Centre is only 20 minutes drive away..
What makes this House unique
We love the fact that our children roamed free on bikes and scooters in the Estate from a young age - there is minimal traffic and many safe places for children to explore and play. From very early on, our youngest could to go to the shop with his big brother - a privilege he couldn't have at home. There are also many local activities, a lake beach, sailing clubs etc in easy reach. When friends visit, we adore the peace and tranquility, sipping drinks while the sun sets across the lake is an incredible tonic after a busy week, and a walk along the Thames Path to an excellent pub makes a perfect Sunday. We also love the luxury of swimming in the stunning pools whenever we wish or being pampered in the Spa. The house is airy and cool in summer, warm and cosy in winter - a perfect, year-round holiday destination.
