Celandine is a stunning 4 bedroom detached contemporary lakeside holiday home, situated on Howells Mere on the award winning Lower Mill Estate private nature reserve. The accommodation is arranged over 3 floors, the main living area being on the upper floor with large outside decking area and views over the lake. Both master bedrooms have balconies overlooking with lake. A spiral staircase leads from the upper balcony to the 'skydeck'; a spectacular roof top terrace which offers complete privacy and views over the surrounding area. Guests have free access to the Artspa with its slate-lined indoor and outdoor swimming pools, sauna, steam room and gym. Adjacent to the spa is Ballihoo restaurant which is exclusively for the use of guests at Lower Mill Estate and offers a breakfast, lunch, dinner, drinks and takeaway menu. The 450 acre private country estate comprises 7 lakes, abundant wildlife and lovely walks. There is a small shop selling local produce, children's playground, mini astro-turf football pitch, table tennis table and tennis courts. There is also a nature trail for youngsters around the estate. Bikes and water-sports equipment available for hire on site. Golf, fishing, sailing, and waterskiing all available nearby. The house is a perfect base to explore the Cotswolds villages and historic towns.
We accept week breaks, weekend breaks and short breaks. Sorry No Hen or Stag weekends and No Dogs. No single sex groups of 6 or more without prior approval. To preserve the tranquility on the estate Lower Mill Estate has a Code of Conduct that all guests must sign prior to their stay. Please contact me if you wish tho see this.

A great stay for family, lots to do. Walking, bike riding, running, sup boarding, swimming and pumpkin hunting. Just quite busy in the spa so struggled to get in.
The house was very well equipped, just like the pictures. It was great for all age groups from age 6 upwards. The paddle boarding was a great success and the park was a big hit with the children. We had breakfast in the Ballihoo which was nice.
We had a lovely stay at Celendine. The house is perfect for entertaining and lots of outdoor spaces. The park is perfect for families with lots of sport to do. The restaurant is good with friendly staff and the suggestion of The Potting Shed for dinner was great. We thoroughly enjoyed ourselves.
Well maintained & lots of shared spaces - large decks on each floor. The kitchen had everything we needed plus a starter pack to welcome us.
Facilities at Lower Mill were great for our 3 & 6 year old grandsons & the house had a good stock of toys & games.
There were a great many activities for older children too so we’ll have to come back.
An absolutely stunning location and property. Everything you could possibly need had been thought of. A very thoughtful gift of prosecco and chocolates on arrival. The Artspa was great and we were lucky to have outdoor pool weather. Communication with the owner was easy and comprehensive. Unfortunately not the type of property to have an outdoor celebration in. We had a complaint about noise at 9.30 (eating dinner and having a few drinks on the balcony) and a mistaken presumption, with no apology from the estate manager that we were a hen party.
This was our 3rd time to lower mill. This house was in a lovely location, very well equipped. The beds were very comfortable and bedding great quality. Everything we could need was provided in the kitchen. There was even some toys for the children, they had great fun building the train set.
The estate is beautiful we had some lovely walks, the swimming pool is one of the best we have been to in the UK and it’s really easy to hire a boat.
We had an amazing time at Sarah's property. It is in a stunning location and the photos didn't do it justice! The house is much bigger than we expected. It had everything we needed, from the welcome pack to kids toys. We felt like we were on a luxury holiday with all the facilities on site too. The spa is stunning, lots for the kids to do and to entertain the adults too. We had a slight issue with a travel cot when we arrived and the property manager was with us in 15 minutes to resolve it. Couldn't be more impressed with the service and property, from start to finish. We would love to return and would recommend it to anyone wishing to enjoy the Cotswolds.

Hi Sara, Myself and my team at Lower Mill are rather baffled by your rating.
We are very sorry to hear our house fell short of your expectations. We frequently use Celandine ourselves and hope our guests will love being there as much as we do.
We have a lovely property manager who was on hand to take care of any problems and rectify any issues that you may have had during your stay, however as she didn’t hear from you, we did assume all was ok.
We have taken delivery of some new outdoor loungers for the sky deck as the old ones had become rather weathered over the winter and we had been waiting for the weather to warm up to get the front door re varnished. This has now been done.
We are rather surprised small issues such as this would affect the overall enjoyment of your stay. We were sitting at home being envious of the marvellous weather you were having!
We have had 4/5 other guests staying over the April/Easter holiday period and all have only given us very positive feedback. In fact two families wish to come back next year… With kind regards, Sarah
What an amazing location and fabulous property to enjoy it in. Due to Covid neex to book swimming and eating in onsite restaurant well in advance and mostly booked when tried to book about 5 days beforehand. Swimming pool can only used after 10am for non-homeowners which seemed a little unfair. Otherwise amazing definitely recommend.
Great house plenty of room for 6 individual adults. View of the lake was fantastic.
Easy to book and check in. Clear instructions and recommendations for food and days out. Swimming pool was warm for outdoors and the restaurant served good local produce.
We thoroughly enjoyed our stay - there was plenty of space for us and extended family to get together. Despite rainy weather, we were able to make the most of the local facilities, especially the pool and playground, as well as splashing in puddles! The property was even more family-friendly than advertised with stair gates in the cupboards proving to be an added bonus. Overall a beautiful property!

Celandine stay 15th to 22nd April 2019
We had a fantastic family holiday at Celandine, the house was suitably spacious for 7 guests (5 adults and 2 teenagers). The Lower Mill Estate is a beautiful location and Celandine certainly does the location justice having spectacular views from the 3rd floor living space and roof terrace above. The weather was superb too which was a bonus. Thoroughly recommend Lower Mill Estate and Celandine to unwind and enjoy for a vacation, thank you Sarah.

Fab Holiday Home
We booked Celandine for four nights to celebrate my daughter's birthday and end of GCSEs - as we took a few of her friends with us I really appreciated having so many floors to spread over, and took over the ground floor as "my space"!
We've been to Lower Mill before, but first time to this house and it was a lovely experience, views from every window, very well equipped, loads of wildlife and a reasonable walk to the Spa and pool. The girls were all completely wowed by the house and complex, so much so they refused to go anywhere else during the week, and the only time I went off complex was to get supplies.
Communication with Sarah was great, and the rental was a reasonable price compared with the Estate lettings agency - we will definitely be back at some point next year.

Stunning Property!!
We stayed at Celandine with family members who reside abroad, and there were 8 of us in total. Boolking and dealing with the owner, Sarah, was very easy by email and she supplied us with all the information we needed (and more besides) about the house, estate and surrounding area.
Following Sarah's instructions the house was easy to find and it offered a real 'Wow!' moment when we walked in, it's much bigger than the pictures suggest and all the decor, furniture and fittings were fresh and modern. The large decks off every floor and the sky terrace were lovely and we cursed the awful weather for not letting us make more use of them.
We did have one tiny issue in that the microwave hadn't been cleaned prior to our arrival, but I called the agent Sarah had given me details of beforehand and he arranged for it to be cleaned the next day. Otherwise the house was spotless.
There was masses of room for the 8 of us and all the beds were comfortable with plenty of pillows and good quality bedding. The kitchen was well equipped and we cooked lots of full dinners for 8 without any problem. The central heating in the house worked very well and we were never cold or without hot water, despite the cold and generally awful weather we had for the week. Despite major flood alerts across the UK and almost constant heavy rain, there was never any issue on the estate and all the local roads we used got worse than 'large puddles'. We enjoyed using the log burner on a couple of nights but if I'm honest this was for effect rather than it being cold in the slightest.
The wifi was reliable and fast, which kept the kids happy on their new Xmas tablets and the Sky TV worked too.
The ArtSpa on the site is really lovely and the opening hours were very generous and the main pools are both heated to 30 degrees - it's lovely in the evening in the outside one with the lights on. Both pools are a constant 1.2m deep so very safe and child friendly. We never found it crowded. The sauna and steam room (which are poolside) are very good, but we didn't go in for any treatments. There's a child's play area and trampoline next to the Spa too.
The house bikes came in useful for quick dashes across the estate, the shop has limited stock and is very pricey though, so we only used it in an emergency.
We thoroughly enjoyed our stay and the quality and space in celandine really came into its own with the poor weather - we were all quite happy to be inside such a lovely property :)

Lovely holiday
7 of us stayed at Celadine for a week. From age 4 to 74 and we all loved it. The children enjoyed feeding the swans and ducks from the balconies looking over the lake. The grown ups loved chilling out on the spacious roof terrace watching the stars on a night.
The house was spotless, modern and very peaceful and quiet.
We all loved the spa swimming pools, indoor, outdoor and a couple of strokes in the cold Eco pool! It was all very clean and new looking.
I would thoroughly recommend this holiday for anyone looking for an active family holiday or a relaxing spa holiday, it suits all.

Hi! I'm Sarah. I bought Celandine with my husband 12 years ago and we have had many fun holidays here. A complete break from the hustle and bustle of London. Our son has enjoyed playing tennis on the estate’s tennis courts, swimming, cycling and trying the water sport activities available locally.
Why they chose this property
Living close to London we wanted somewhere that we could escape to for weekends and holidays within a two hour drive. My husband works in London and Kemble station is a very easy commute from Paddington. The Cotswolds has so many interesting places to explore, and when looking for possible houses we stumbled across Lower Mill, we felt this would be the perfect place for our son as he grows up. He loves the pool and It's a great area for cycling - there are many cycle paths in the area, but children seem equally happy simply pedalling or scooting around the estate.
What makes this property unique
Our house is one of the properties on the development with a skydeck - a completely enclosed 360 degree rooftop terrace. It's lovely being able to relax in the sun at any time of day in complete privacy. The log-burning stove in the main living area gives the home has a cosy feel in Winter. We also have a separate snug room, so there's always space to escape to for a quiet read. The Spa is a wonderful place to relax all year round, and has great treatments on offer. We find it is a perfect central point for friend and family gatherings as it is close to the motorway networks of the M4 and M5 giving easy access from both the north and south of the country. Guests have enjoyed the many local gourmet pubs, the Cotswold Wildlife Park, Adam Henson's Cotswold Farm Park and exploring the beautiful Cotswold villages. Legoland is within striking distance. The local town of Cirencester is lovely and has many cafes and independent shops.
