Welcome to Dockside Paradise, an absolutely rare find! This large oceanfront home features 4 large bedrooms, 3 full baths, and 9 beds (easily sleeps 14), with direct access to the Manatee River. Guests can walk straight to the dock for fishing.
The property includes 2 tandem kayaks for guests to launch into the canal from the private backyard floating dock. Guests also have access to a boat dock and lift that can accommodate boats up to 26 feet, with additional sea wall parking for extra boats or jet skis.

Dockside Paradise is centrally located in Bradenton and Palmetto city. Nearby attractions include:
• Emerson Point Preserve on Snead Island (2.5 miles): A great spot to watch sunsets and/or walking trails.
• Palmetto/Bradenton fishing pier (2 miles): A great place to fish, watch the sunset or go for an evening stroll.
• LECOM Park (3.8 miles): Home of the Pittsburgh Pirates' spring training.
• Bradenton Riverwalk (3 miles)

For dining, there are many popular waterfront restaurants nearby. A couple of our favorites are Riverhouse (5 minutes) and Pier 22 (8 minutes).
For those who love to cook and grill, Detwiler's Farm Market, a local favorite grocery store, is 3 miles away, and Publix Super Market is 2 miles away.

Be your own chef in a fully stocked kitchen equipped with name brand appliances, the latest cookware, dishes, utensils, and a spice rack with 16 jars of different spices. A blender, mixer, rice cooker, waffle maker, dinnerware, silverwares, kitchen linens and food wrap are all available for your convenience.

For all you coffee and tea enthusiasts, there is a coffee and tea bar furnished with an espresso/coffee machine, kettle and all the provisions.

Laundry room is available on-site equipped with large washer, dryer and laundry supplies.

Beach gear, including a beach bag, 4 chairs, 2 umbrellas, and a wagon, is available and ready for your beach day.

Traveling with small children? You can pack lighter because we have Pack n' Play, highchair, and kid's dinnerware.

For your peace of mind, surveillance cameras are located around the exterior of the house (front, back, and both sides). There are no inside cameras.

Being located on the water, mosquitoes are unavoidable, and you may encounter a few during your stay. Please also be mindful of Florida biting midges, noseeums and gnats. Although pest control treatments are scheduled quarterly, we cannot fully prevent these insects. We recommend using gnat and mosquito repellent spray when you are outside.
Other "uninvited nature guests," such as lizards, centipedes, frogs, and crabs may also roam around the house.

TERMS AND CONDITIONS OF RENTAL AND LIABILITY WAIVER

SMOKING/ VAPING:
Smoking and vaping are STRICTLY PROHIBITED in the house. This includes e-cigarettes. Smoking is allowed in the back yard with the door closed. Cigarette butts must be picked up.

MUSIC & NOISE:
Parties/Events are not allowed. No rowdy or loud music at any time.

QUIET HOURS:
We are located in a residential neighborhood so please observe quiet hours from 10:00 PM to 8:00 AM. We want to continue to share our property so this is very important.
Guests are responsible for any fines if police are called.

PETS: Prior approval is required. We allow up to 2 dogs, $250 per stay.
- Must be fully house trained
- Must be completely cleaned up after ($250 additional charge if violated)
- Leashed at all times when not in fenced area
- Crated indoors when not home with the pet
- If barking becomes an issue during your stay, alternative arrangements must be made
- Not allowed on furniture, bedding, or inside the pool and spa.

CHECK IN AND CHECK OUT:
Check in is after 4pm. Check out is 10:00am. Guests with unauthorized late check out will be charged $50 per 30-minute increment after 10:00am, plus additional charge if it results in canceling of incoming guests.

USE OF PROPERTY:
Keep the property, appliances, and all furnishings in good order. Guests may not make any changes to the property and must put furnishings back to its original placement if moved.

MINIMUM AGE REQUIREMENTS:
We take reservations only from adult guests age 21 and older. The Guest who reserves the property must be on site the full duration of your stay.

PARKING:
Parking is limited to 6 vehicles. Vehicles are to be parked in the driveway. Parking on the road is not permitted. Illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

POOl and HOT TUB:
No glass product whatsoever in or around the pool or hot tub. We make every attempt to keep the pool and hot tub as clean as possible, but it is not unusual to find unexpected debris or some mineral stains in the pool/hot tub because it’s located outdoor.
From October to May, guests have the option to purchase pool heat (only) for $35 per day or $1000/month. The pool settings are all on schedule. Pool heat is set to 81 degrees. However, if air temps drop below 60 degrees it can affect pool temperature, so unfortunately pool temperatures cannot be guaranteed. No refund, discount, credit, and/or rate adjustments can be given for circumstances beyond our control.
Guests acknowledge that pool and hot tub are inherently dangerous, and guests hereby accept all risk of personal injury or death from the use of the pool and/or hot tub and shall hold property owner harmless from any such injury or dead.

HOUSEKEEPING:
There is no daily housekeeping service.

GARBAGE:
Garbage is collected Monday and Thursday (except for holidays). Recycling is collected on Monday.

GAS GRILL:
Grill and tank are provided, please refill propane at local Publix or CVS (right around the corner) as needed. Please empty grease drip tray, turn off the gas valve securely after each use.

KAYAKS AND EQUIPMENT
We have 2 tandem kayaks available for our guests to use. Since they belong to us and are located on our property, we require guests to accept the liability waiver below whether they use the kayaks or not.

I, hereby, for myself, my family members, my friends, and all guests who are staying with me ("WE", "OUR", "OURS", "US") and use the kayaks of Premier Vacation Stay located at 905 25th Ave W, Palmetto, FL 34221 (the "Rental Property"), knowingly and voluntarily enter into this waiver and release of liability. WE hereby waive any and all rights, claims, or causes of action of any kind whatsoever arising out of OUR participation in kayaking (the "Activity"), and do hereby release and forever discharge the owner and the management team at this Rental Property from any physical or psychological injury, including but not limited to illness, paralysis, death, damages, economic or emotional loss, that WE may suffer as a direct result of OUR participation in the aforementioned Activity, including traveling to and from an event related to this Activity.
WE understand that these injuries or outcomes may arise from OUR own or others' negligence, conditions related to travel, or the condition of the activity location(s). Nonetheless, WE assume all related risks, both known and unknown to US, of OUR participation in this Activity, including travel to, from, and during the Activity.
In addition, WE understand that WE are fully responsible for returning the kayaks, paddles, life vests, and all other equipment belonging to the Rental Property in the same condition as they were found. WE agree to clean the kayaks and the equipment with fresh water (using the hose from the side of the house) and store it on the rack in the garage as it was before OUR use. Failure to do so will result in an additional $250 charge for these services, up to the cost of replacement for new equipment and/or new kayaks in case the kayaks are lost at sea.

The terms and conditions of this waiver only apply when guests/renters are using the kayaks and the equipment from the Rental Property.

LIABILITY/RISK:
The Owners are not responsible for any accidents, injuries, or illness that occur while on the premises. The Owners are also not responsible for any accidents, injuries, or illness that occur off the premises while using equipment provided as part of the rental, such as kayaks, golf carts, beach chairs, bikes, beach umbrellas, and beach wagons. The Owners are not responsible for the loss of personal belongings or valuables of the guest.

By accepting this reservation, all guests expressly assume the risk of any harm arising, including death, from their use of the premises and equipment taken off the premises. This also applies to others whom the guest invites to use the premises or equipment.

Our goal is to provide 100% satisfactory customer service to our guests. When booking with us, we will communicate with you primarily through the messaging method within the booking site. Additionally, there will be a secured URL provided, where we will ask for your contact information, which gives us permission to contact you (only) as needed, and a simple one-click to sign the renter agreement.

Great canal home

We stayed a few days at the property and really enjoyed it. Great pool and canal at the back which my son loved fishing from. The kayaks were great also and we all found the beds very comfortable. Great coffee place just down the road and close to the shops too. Plenty of towels / toiletries ect.Would definitely stay again.

Good vibes in Palmetto

Lisa's place is exactly as described. It was clean, cozy and very comfortable. We were a large group visiting the area and it easily accommodated all of us with room to spare. It's a nice set up. The pool/hot tub and game room were added bonuses. I only wish we had more time to enjoy the home itself. We were only in town for a couple of days and had a tight itinerary outside of the home. The location was great and offered quick and easy access to our destinations. Lisa was very responsive to any communications and typically answered within minutes. She provided top notch service. Overall, we had a wonderful time and would highly recommend Lisa's place to anyone planning to visit the area. Thanks again Lisa for opening your home to us.
