Large first floor condo with a king bed in two bedrooms, two double beds in the third bedroom, queen sleep sofa in the living room. Limit to 8. Sit on your deck and enjoy a drink while watching sunrises and sunsets on the James River. Five minutes driving distance to Busch Gardens and Water Country USA, fifteen minutes to Historic Williamsburg and William and Mary College. Pool, golf, & health club off property. However, only $70 for 7 days at Busch Gardens and/or WaterCountryUSA at AAA per person.

About Fred

I am a retired Realtor in Maryland who desires to share my second home in one of America's great resorts. I have recently decided to terminate my rental agreement with Kingsmill in order to rent to guests who desire longer stays. At the same time, I have greatly reduced the rental rates in that I am not operating a daily hotel service. Resort pools are not part of this rental.

Fred purchased this condo in 2004

Why Fred chose Williamsburg

When I first drove into the community of Kingsmill on the James River I immediately fell in love with the best that Virginia has to offer. I was already drawn to the history of our country in Williamsburg and wanted my grandchildren to experience the beginnings of our land. The beautiful golf courses, walking and biking trails, tennis, marina, ponds for canoes were over the top.

Having Busch Gardens, WaterCountryUSA, museums minutes away completed the picture for a great stay on the James River.

What makes this condo unique

I have discovered that Kingsmill can be enjoyed year round. A gated community offers the feeling of security on early morning walks. Eagles fly over on their way to the river to fish. Leaves turn in the fall. My wife enjoys having the choice of high end shopping in the historic area or the outlet malls located minutes away. Our stays are not long enough and we continue to return.

The sounds of the train whistle and the fireworks of Busch Gardens excite our grandkids. Our guests' reviews tells the the story of living on the historic James River. Talk about unique.

Great condo, perfect location, fabulous views.

The condo is fabulous in all aspects, better than the pictures. The location is perfect. The bedrooms are spacious, well appointed and clean. The bathrooms are modern and functional, effectively making each room its own master suite. Each bedroom even has its own thermostat. The kitchen has all of the appliances you need, all are in good shape and work well. All of the furniture is new and clean, none of the worn-out stuff you see in some places. There are three outside porches, all with views of the James River. We would stay here again in a heartbeat, and look forward to our next trip to Williamsburg.

Relaxing Respite

Our family returned to this condo for a second pre Christmas respite before the hectic holidays got into full swing.The location of the condo on the James River is just amazing. The Kingsmill Resort is such a peaceful, beautiful place! Fred is an amazing host and the condo is clean, spacious, and very well appointed with anything one could need. We love the big bedrooms and everyone has their own bathroom space. The condo area is quiet as well. The kitchen and adjoining den are a relaxing area for families to gather. Each morning we watched the sunrise over the James River through the glass doors from the den.Gorgeous! We walked down to the marina at night and watched sunsets as well. We visited Colonial Williamsburg and Busch Gardens Christmastown on our visit and the condo is a very short drive to both areas. We had a delicious meal at Maurizios Italian restaurant which is very close to Kingsmill and features homemade garlic knots and fresh pasta. I can't imagine a more relaxing and convenient place to stay in the Williamsburg area.We left with our batteries full charged and ready for the holidays! Fred is an amicable host and is genuinely interested in his guests and their needs. I have rented many properties through VBRO and I can honestly say that he is one of the best hosts you could ever work with.

Far exceeded our expectations!

We had a "mini" family reunion in Williamsburg and this unit easily accommodated all 4 generations (7) of us. There isn't anything negative we can say about this unit - it is beautifully appointed with all the necessities needed for entertainment and cooking. We especially enjoyed drinking coffee on the patio while being entertained by the deer and various other little critters going about their morning business. It is convenient to Busch Gardens, Colonial Williamsburg, Jamestown and Yorktown and of course, shopping and many fine restaurants. The owners are very easy to contact and willing to do all they can to make your stay perfect. We would recommend this unit to anyone and will definitely be back.

Many thanks for allowing us to use your fine Condo. The layout and furnishings exceeded my expectations; and, what a great setting.

We really enjoyed visiting the various scenes in the area.

The owner was a fantastic host. "Host" may not be totally correct but U know what I mean.

great setting for a family gathering

My extended family rented this property over New Year's to be near Williamsburg. We were very happy with the property. Everyone had enough privacy but there was a common area where we could all gather. Very close and convenient to Williamsburg, Jamestown and Yorktown. Good restaurants (Waypoint!) and grocery stores conveniently located. Fred is easy to get ahold of and will answer any questions you have. The restriction against cooking seafood was a little bit annoying given the coastal location. But other than that we had a fabulous visit at Kingsmill.

Owner's Response: Hi Suzanne. Thanks for the review. The enjoyment of cooking seafood for one guest can become a complaint for the next guests. I have the best maids in Williamsburg. But they cannot not remove any lingering odors. As you said, there are great seafood restaurants nearby.

A group of 7 adults stayed in this condo. There was plenty of room for us to gather after spending a day in Busch Gardens.It is very clean and well appointed with the extras. Good view of the river and we saw an eagle on the lake side. Fred is easy to get along with if you have any problems. Would stay here again.

Busch Gardens and Water Country USA are 5 minutes away. Historic Williamsburg is 15 minutes away. Golf, tennis and restaurants are 15 minute drive off property. My condo, Graves Ordinary is located within the Kingsmill Resort, but is not part of the hotel. The amenities of Kingsmill will become a private club in 2014. Other options are available nearby.
