Private Home On 2 Acres, with hot tub and firepit!

Welcome to the Hill Country Charmer, a lovely home in the very heart of Dripping Springs, minutes from great restaurants and shops, 5 minutes from Camp Lucy, and just 20 from Austin. We are nestled on 2 acres of wooded greenspace and a quick drive to beautiful hill country hot spots, Wimberley shopping and swimming, Hamilton Pool, and Krause Springs. We are just miles from dozens of beautiful Hill Country Wineries, as well as Jester King, Twisted X and Thirst goat breweries, and the new Deep Eddy Vodka distillery. The Charmer is less than a 30 minute drive to the beautiful Pedernales Falls State Park, where you can bike, birdwatch, swim or horseback ride. It is perfect for large family gatherings, as it sleeps up to 8. There are three bedrooms and 2.5 baths, and the kitchen and dining room seat 8. Our spacious kitchen is fully stocked for meal preparation, and living room is large and comfy for relaxing and chatting. Our large back deck has plenty of seating for a large family, or two, with a grill for your backyard gathering. We can't wait for you to see our Charmer, and know you will love it as much as we have.

Beautiful, spacious accommodations!

This property is very well located, spacious and comfortable for a large group. The outdoor patio and yard is beautiful and relaxing! We enjoyed our long weekend very much and would definitely stay in this home if we visit the area again.

Convenient location and great house

Beautiful house, clean and comfortable beds. Very nice hosts. It had all the fixins we needed for a family of 6 with teenage kids. We would stay there again.

Stayed here to attend a family wedding. Great location! Close proximity to wedding venue. Clean, spacious, had everything we needed for a comfortable stay. We will definitely be staying here again!

Absolutely Perfect!

Couldn’t have been more pleased with this property. Very comfortable and spacious. First time I’ve ever felt like I was at home and relaxed. Everything was as described it better. Super comfy bed, big plush couches, gourmet kitchen, great patio, etc……. We will definitely stay here again in the future.

love this home.

This home is so beautiful and well equipped for a family to spend time together. Very clean inside and out. Our son got married on October 12th, so we decided to do a VRBO verses staying at a hotel. This gave us the opportunity to spend time as a family before the big day. I will definitely return to the area and hope that this home is available for us again. Home was very close to all necessary shopping and our weddibg venue. Loved that this home was a pet friendly home. Thank you.

Hill Country Charmer Did Not Disappoint!

We came to Dripping Springs for a wedding and loved the property. There was plenty of room to spread out. The back porch was wonderful for morning coffee and bird watching. The local property management team worked hard before our arrival to repair the hot tub heater which we very much appreciated. There was a disconnect in communication with them until the day of arrival and the Vrbo instructions on check in did not correspond with what the property management company sent. The property wasn’t ready at exactly the promised time, but the reason for the brief delay was clearly explained. Despite that minor issue, we absolutely loved our stay and hated to leave. We would not hesitate to book this lovely property again!

Wonderful house in Hill Country

We just got back from a wonderful weekend in Dripping Springs. We rented the house so we could have a girls weekend while my son stayed in Austin for ACL. Everything was booked and then we found this house. We didn't originally need this much space, but we really could not find anything else. What a wonderful surprise this charming house was. The house is very spacious and could have accommodated several more. It is very well appointed with everything needed to cook a big meal in the kitchen, grill out, and hang out with friends. The beds are all very comfortable and the area very quiet and relaxing. The house is in the heart of the hill country and so close to many of the little towns we wanted to visit. I highly recommend for couples, families, girls/guys weekend getaways. I'm already trying to talk my husband into going back for a longer vacation! Laura is very responsive and even checked on us to be sure we all got in and that we had everything we needed. Thank you Laura!!

We were in town for our daughter's wedding and the house was perfect for our out of rown family. It was easy to find clean and quiet. Had to add a day at the last minute and it was not an issue. Would stay there again.

Awesome Stay

Our family was in town for a wedding. The property was beautifully decorated, in an excellent location (near restaurants, bars, shops, grocery stores) and had plenty of room for the 6 of us. Would highly recommend!

"Hill Country Charmer"

Minor miscommunication re: check in procedure, which was immediately resolved by contacting host, who was very quick to respond & clarified the process. Gorgeous house, beautiful surroundings, very quiet & peaceful area. Would definitely stay there again & would highly recommend!!

Lovely Home

Was in town for a wedding. Daughters and grandchildren joined my husband and myself. Perfect layout with bunk room for the kids. Enjoyed seeing deer wander through the yard. Will definitely book again if we are back that way.

Beautiful home with a big open floor plan including a large stocked kitchen, huge kitchen island, large dining room table, and family room which opens to large covered patio with large barbecue grill and seating. This is truly a wonderful home away from home perfect for gathering and enjoying with friends and family. Located within minutes of all the local Dripping Springs attractions. Owners are very responsive and invested in making sure you have an enjoyable stay. Highly recommend to anyone thinking about visiting the area…. You won’t be disappointed!

Great living space and porch

Perfect spot for our family to hang out. The kitchen, living and dining room are all open and the giant island is fantastic. Very comfortable beds. House is very close to the street, but we didn't hear any street noise. Plenty of parking. Property owner was very responsive when I had a couple of questions. We didn't have time to use it but nice grill and porch area. Close to town and wedding venues.

Country charmer stay

Exactly as described. Comfortable. Being close to town was not that big of a deal, basically the walgrreens, so perhaps a better value could be found out there. Maybe a second blow dryer and a few personal unopened hba products would have been helpful. Had to do a run for shampoo, conditioner etc as we didn't bring from California. Overall it was nice experience. Very turnkey.

Beautiful comfortable home!

Perfect home to celebrate Christmas and a family wedding. We loved the great room and the back porch. The proximity to Dripping Springs and the wedding venue worked well for our family with 2 babies in tow. Home was beautifully decorated yet comfortable.

Hi! We are the Larsens and the Sullivans, and we have been proud residents of Dripping Springs for over 10 years. We love Dripping Springs and everything about the small town, country feel of it. The Larsens built the Charmer 2 years ago and lived in it before deciding to share with others! We know you will love the Charmer as much as we do.

This house is set on two acres so you have plenty of space and privacy, but what is so unique is how close the Charmer is to so many hot spots in Dripping. Mercer street is a mile jaunt down the road where you will find unique shopping and delicious eats. Hamilton Pool Preserve is a gorgeous, clear blue swimming hole, and a must see for any traveler to the area, a short 15 miles from the Charmer. If you like scenic Hill Country Wineries, you are in luck. There are dozens within 20 miles, Bell Springs Winery, Treaty Oak Distillery, Driftwood Estate, Duchman Family, and many more. Texas Hill Country Olive Company is 4 miles up the road to tour and enjoy. Reimers Ranch Park is 10 miles from us, and another beautiful area to swim or fish! We are truly the gateway to the Hill Country.
