From the indoor Texas-shaped heated pool to an inviting fire pit area & private attached guest home, every inch of our pet-friendly property is designed to create unforgettable experiences for up to 18 overnight guests. Plus, we are 15 minutes to Rockwall & the lake and within walking distance from “The Pearl at Sabine Creek” wedding venue.

Hey Y’all – Rockwall Ranch is THE place to spend your next vacation in the beautiful Texas countryside! Inside the main home, guests will find plenty of social spaces that transition effortlessly between style and functionality. The light and bright kitchen features premium appliances, bar seating, and a prep island that makes serving group meals a breeze. There’s an adjacent dining room + more dining space in the lovely enclosed gazebo that overlooks the grounds. And don’t forget about the coffee bar stocked with everything you need to start off your day with a smile!

Two separate seating areas mean plenty of space for gathering, complete with plush furnishings and one of four wood-burning fireplaces. With stylish, welcoming and warm touches throughout, these spaces make every moment feel memorable. But if you’re looking for a more active space to let loose, right down the hall there’s a game room with wet bar, pool table, wood burning stove, and separate kids play area. There are also 10 Smart TVs throughout the property to provide everyone with a chance to watch their favorite show or game of the week.

Next head out to the Pool House complete with a TEXAS SHAPED HEATED POOL – Yee Haw! - kitchen, dining area, and a stage for showing off your talents. A built-in fireplace keeps things cozy, and there’s plenty of seating for enjoying the day or night poolside. Conveniently adjacent to the pool house is the private guest house with full kitchen, living room, fireplace, king bedroom, and full bathroom with laundry.

The ranch’s bedrooms and bathrooms are thoughtfully arranged to ensure every guest`s comfort. The main suite has a romantic wood burning stove and a full bath with a walk-in shower and a separate soaking tub. Six additional bedrooms provide space for everyone, and the home’s other 4.5 bathrooms feature luxury fixtures and finishes.

If you plan to bring a pet we do charge a fee. To avoid fines, please ensure your pet has been added to your reservation. Notify our team to include this information if your pet was not added during the booking process. It`s $300 per pet per stay to bring them along.

The base rate covers the first 7 people. Each additional person is just $30 per person/per day. This is applied to anyone age 3 and over (kids 2 and under are free). The fee is applied to anyone that comes to the property (not just those staying the night). The extra person fee covers additional wear and tear to the property and amenities, additional professional cleaning/disinfecting, increased use of the internal plumbing, electricity, and other utilities, etc.

For the safety and security of our guests and the neighborhood, there are external security cameras in the following locations on this home:

1. Garage
2. Front Door
3. In Law Suite Carport
4. Back Yard
5. Driveway

These cameras record exterior areas only and hold the information for 30 days. Footage is only reviewed in the event of a break-in or any potential house rules violation. There are no cameras anywhere inside the home.

We may be able to host events depending on the type of event, number of people and number of cars. Check with the host for details. The typical cost is $30 per person and must be approved by host.

No smoking inside the house or garage. Evidence of smoking inside will result in a $1000 fine.

Other general rules:

1. Respect our neighbor’s property and do not trespass into their yards or driveways.
2. Keep the noise outside to a reasonable level at all times.
3. Quiet hours outside begin at 10:00 pm.
4. Any outside amplified music must be preapproved by host.
5. Cars should be parked in the garage or on the driveway. There is ample parking for several cars on our property. Absolutely no street parking permitted.
6. Fireworks are prohibited on the property.
7. Neighbors are aware that guests often stay at this home. Please treat them with respect and courtesy as you would the people in your neighborhood.
8. Please lock all doors and windows
9. We are not responsible or liable for any accidents, injuries or illnesses that occur while on the premises. We are not responsible for the loss of personal belongings or valuables during your stay.
10. No off-road vehicles are allowed on the premises.
11. Refund Policy: 100% refund up to 30 days before arrival, 50% refund up to 14 days before arrival.
12. Please do not attach anything to the walls or ceilings with tape, tacks or anything else as this can cause damage which you will be charged for.
13. Please place any moved furniture back in its original position. A $100 fee will apply if all items are not properly reset before checkout.
14. An additional fee of $200 will be charged for guests who arrive early (before the designated check in time) and also for those who check out late (after the designated check out time).
15. Cancelled reservations will be charged 3% to cover credit card processing fees.
16. The indoor pool is open year-round. The pool is kept at 75 degrees. If you would like the pool temperature turned up, the cost is $25 per degree per day. Please let us know at least 1 day prior to check-in so that we can be sure the temperature is set for you. Our maintenance team comes at least once a week to ensure the pool remains in great shape for guests. They will typically be in and out within a half hour or so.
17. Pets are NOT allowed in the pool.
18. You must be at least 25 years old to rent this home.
19. You will be charged an additional $500 for neighbor complaints.
20. You will be charged an additional $500 if security is dispatched to the property.
21. You will be charged an additional $1,000 if the police is called to the property and
you will likely have to vacate the property immediately without a refund.
22. You will be charged a penalty of $500 plus $60/person for everyone on the property
that was not included on your reservation count to be on the property.
23. Guests are required to sign the rental agreement prior to check in. Check in instructions will not be sent if the rental agreement is not signed.

Not designed for winter use:Would not recommend during cold weather and until renovations are made.Air temp in the room w/pool rarely reached above the low 60s F and the water temperature was typically 74 or less.Also, the children’s playroom and the billiards table area stays at about 60 F because the thermostat (set at 72 F ) that controls that area is at the top of a spiral staircase. The house is in need of extensive repairs, including sliding glass doors that do not close completely or lock, small holes in the walls, a heavy closet door that is falling off of its hinge, and grimy, dusty, cracked, textured ceilings, for example.Some serious deep cleaning is also overdue: the master bedroom area rug was deeply soiled as were the runners for the multiple sliding glass doors that were filled with dead bugs. When refrigerator has a message to “replaced water filter“ and the other, a message to “vacuum condenser“.Routine cleaning was also inadequate: debris under beds, bugs in cabinets and the children’s book rack, hair in a shower & a closet, etc.1-2 smoke detectors did not appear to be operating (one was beeping constantly, but had no battery in it for replacement (we tried) and the other-hanging off the ceiling). The house looks as though it is in a quiet, rural area, given the pictures in the listing; however, it is in sight and sound of a nearby busy highway and next door food trucks.Kitchen and seating areas were decent but fridges need maintenance.

Huge house, plenty of space to sprawl out, pool was enjoyed and plenty of parking. Host was very responsive addressing the issues. The prior occupants had dogs and there was a lot of dog hair everywhere. The host mentioned so much, they had to take the bedding/laundry offsite to wash. The cleaning crew was either rushed or missed areas….master bath was missed. Speaking of bedding, it wasn’t great. I’ve stayed in many VRBOS and experienced luxurious bedding, would recommend an upgrade for this home. Beds were comfortable. Kitchen was stocked well once you brought everything over from the guest house. If you’re going to have 2 full kitchens, recommend stocking both. Upstairs shower didn’t work. We made the best of our Cousins Reunion with the house, overall house is great for large gatherings, just need to make sure the house is ready and clean for the next guests and upgrade a few things.

Very nice stay, as advertised

We had a great time on our annual spring break trip with friends. The home is very unique, and very large - we didn't even use some of the spaces! The quality of appliances/furniture/build are all very high. Communication with management was extremely easy. Indoor pool was pretty unique as well. Would recommend
