About our cleaning fees: In prep for every guest, professional cleaners scour every inch of our properties, following strict cleaning manuals that stipulate every detail, from how the towels are set to how the bed looks. This includes sanitizing all touch-points/surfaces.
Providing our guests with the cleanest, most-comfortable stay is non-negotiable for us. And it is for this level of quality that we must charge cleaning fees. We thank you in advance for your kind understanding.
STR2026-687 Guests are expected to be respectful of residents, other guests, and physical amenities in/on the property.
Pets: One pet per stay (dogs only) is permitted with host approval only. Must be included in your reservation. A pet fee of $125 will apply. You are responsible for picking up after your pet outside; if not completed, there will be an additional $50.00 charge applied.
Parking: Guests are required to park in the designated parking spaces. There are 2 driveway spots and 1 garage spot.
Check-in and Check-out times: Check-in is after 4:00pm. Check-out is at 11:00am prompt, unless late check out has been approved in advance. Unapproved late checkout after 30 minutes e.g. check-out 11:30 am or later will be charged an additional $50.00 per half hour.
Quiet Hours: Guests will be quiet and respectful of neighbors by not making any excessive noise between the hours of 10:00 pm - 7:00 am.
No Parties: Strictly no parties, events, or unapproved gatherings on the premises. A penalty fee of $500.00 plus an additional charge of $100.00 per unapproved guest will be charged.
No Smoking: Please note this property is strictly a Non Smoking residence with no smoking, tobacco, vaping, or marijuana permitted inside the property. Any guest found not adhering to this rule will be issued a $500.00 fee without question, plus the cost of removing any smoke residue or damage to the property.
No Illicit Drugs or Activities: Strictly no illicit drugs or activities permitted on the property.
Safety Devices: Safety devices, including but not limited to: smoke detectors, carbon monoxide detectors and external security cameras, are on site for the safety of all of our guests as well as our property. Tampering with these devices in any way, including disconnecting or moving them, will result in a penalty fee of $250.00, plus any additional cost related to re-installation or damages.
Cleaning: We simply ask that you respect our property as you would for a close friend or family member by maintaining cleanliness and organization throughout your stay. If the property is left excessively dirty and it is clear there was no effort to straighten up and leave the property in a reasonable condition, extra cleaning charges may apply. *Please note: stays of 21 nights or more will double the standard cleaning fee rate as a thorough deep clean will be required.
Infant & Children Supervision: Be aware that the kitchen and bathroom cupboards contain cleaning products, such as antibacterial sprays, washing powder/singles, etc. and there are no child safety locks on these cupboards so supervision of children is essential.
Trash: A rubbish bin is provided in each unit as well as rubbish bags under the kitchen sink and large disposal bins at the side of the house. Please ensure garbage and recycle are placed in the bins and sorted accordingly and that the lids are replaced securely on the bins.
Broken or Stolen Property: Guests will be responsible for any damaged or stolen property, as well as any loss incurred during the term of your occupancy. These are to be reported as soon as it occurs and replaced and/or paid for.
Inspections: The host can make an inspection of the premises upon demand.
Lost & Forgotten Items: Before checking out, please do a thorough sweep of the property to ensure you are not leaving any personal items behind. Host is not responsible for and cannot guarantee any items left in the property will be found and returned to you.
No Sanitary Wipes: No wipes, `Flushable & non-flushable` are to be disposed of in the toilet under any circumstances. Guests will be responsible for any plumbing back-ups and blockages.
Guests are expected to be respectful of residents, other guests, and physical amenities in/on the property.

Beautiful home with well stocked kitchen and comfortable beds.1. Seal on main shower was missing causing lots of water to flow out onto floor.2. Run down neighborhood.3. Very limited parking.4. Grass and weeds tall in back yard making a terrible view from the patio.5. 13 day stay with only 2 trash bags, 2 rolls of paper towels and 4 rolls of toilet paper.6. Request to "hand wash" used dishes before check-out and not put in dishwasher.

Thank you for your feedback, Fran! We are glad to hear that you thought the house was beautiful. I just wanted to note a couple items below:
- we could have definitely offered a solution to the water spillage, the seal just needed an adjustment, it was attached to the glass door.
- the house offers 1 garage and 2 driveway parking spots.
- we would have been happy to send the lawn care team back had you let us know this was an issue! They are typically scheduled once every two weeks for lawn maintenance.
- the listing does note that only starter amenities/consumables are provided, for longer stays guests are responsible for restocking consumable items.
- the check out requested to hand wash OR place dishes in dishwasher (if available) and no need to dry. We appreciate the effort you made to leave the house in a good state on check out!

The house was lovely overall. Very spacious, comfortable, and cozy. Summer was attentive and responsive to questions/observations. There were a couple dishes in the cabinet that hadn't been cleaned that we had to clean ourselves. The road is very narrow, so I wouldn't recommend parking on it if you can. Unfortunately my friend's car got side swiped over night due to a moving truck making a delivery. It's not the host's fault of course, but something to be aware of!

The house was nice. The neighborhood was a little rundown. Getting in and out of the driveway was difficult with neighborhood parking. There was no where to hang towels. Toilets sometimes wouldn’t refill with water after flushing. Otherwise a good stay

We had a great stay here while visiting Rockwall for my daughter's wedding. The house was super clean and beds were very comfortable. The layout was very spacious which made it easy for my mother and her walker to get around with no problems. We were able to park 2 cars in the garage and 2 more in the driveway. Thanks for hosting us!!!
