3200 sq ft split level home, on quiet cul-de-sac. 5 bedrooms, 2 1/2 baths,

Relax with friends and family around the pool, view deer grazing in the front yard just out the window, or gather around the fireplace. These are just a few of the many activities the Hideaway on Hidden Hollow offers. Located off the beaten path on a hillside just over a mile from the Guadalupe in Kerrville, Texas, just an hour from San Antonio, this roomy home is the perfect jumping off point for any Hill Country adventure.

This spacious 5 Bedroom, 2 1/2 Bath retreat sleeps 16 and has plenty of extras. The large living room with floor to ceiling fireplace is a great place to relax with companions. The expansive deck provides a great platform for grilling and enjoying the Texas Hill Country's moderate weather. The sequestered game room with a foosball table as well as a '7 foot Pockie' table that flips from pool on one side to air hockey on the other allows for hours of entertainment, and is separated from the sleeping areas to allow nappers and early sleepers to rest unbothered. The large kitchen is fully equipped, has a 15 foot island with 6 stools so visiting and food prep go hand in hand. There are laundry facilities onsite.

About 1/2 hour travel takes you to Bandera-cowboy capital of Texas, or Fredericksburg-German tourist town. Float the clear Frio river just over an hour away. Young people love to slide down the Ingram dam, 15 min. away. Kerrville itself offers many musical/theatrical productions throughout the year.

Whether you just want to enjoy your family and friends in the spacious, sunlit living areas, shoot pool in the game room, swim in the in-ground pool or get out to see the sites, you will find our accomodations clean, pleasant and welcoming. We are within 3 miles of downtown Kerrville, ideally situated between Bandera-cowboy capital of Texas, and Fredericksburg-historic German tourist town. You can float the Frio river, peruse a plethora of art shops and museums, or take in a musical or performance. San Antonio is only 1 hr away; with Fiesta Texas Amusement Park, S. A. Zoo, Botanical Gardens, Art Museums, Witte Science Museum, Riverwalk, San Antonio Spurs and the Alamo. Louise Hayes Park on the Guadalupe River is only 1 1/2 miles away, with shuffleboard, horse shoes, and playground for the youngsters. In the summertime, Criders rodeo and dance is a weekend family favorite.

We really enjoyed the house. It was just as advertised, lots of beds, large living space. We enjoyed the large kitchen. I would highly recommend this VBO, very central to the towns in hill country.

Very bad experience !

The house had plenty of maintenance issues. We were informed the day before we arrived, that one of their bathrooms were not working. They got some plumbers the next day in the presence of the guests to fix it. The rooms were pretty dirty and it was evident the owners did not do enough cleaning beforehand before we arrived.

There were plenty of plumbing issues in the house. Water supply in one bathroom would be affected if there is water consumption in the other one. The main sink had a leakage on the final day of our stay. There was water coming out of the pipes the moment the taps were opened.

Cleanliness was a big issue in the house. There were molds all over the house for which some of the kids fell sick. Kitchen utensils and appliances were really old. The ovens did not work properly. The vacuum cleaner didn't work for which cleaning up the floors was a big pain for us. We requested for a rug for the living room floor, but the one which was given to us was extremely dusty and made the room really dirty. In spite of this the owner charged us for cleaning fees and didn't refund a single penny of our security deposit !

But the most unfortunate incident happened when we were about to leave. One of the owner's dogs, which was a pit bull strayed into the property unleashed, scaring the kids and causing the guests to panic. The owner apologized profusely when we let him know about this.

The owners lived next door which was a plus so they could come over almost immediately whenever we called them up regarding any issues. We also had a power outage on one of the days for couple of hours. Overall it was not a very enjoyable stay for the guests and we are definitely not going back to this property for our next vacation !

Owner's Response: I'm truly sorry this guest was not pleased. The comments re. the cleanliness of the house really bother me. As I'm sure one recognizes, cleanliness is paramount when serving overnight guests. With our name and reputation on the line with every single rental, we take great care to be sure the home is clean and ready for our guests. The double ovens work fine. We had a water leak in the 1/2 bath back in the game room the day before they arrived. We told them about it, and they did not want to cancel their stay. The water had run long enough that we had to cut out some of the flooring and drywall and replace it. In order to have an additional working bathroom for 20 adults and 7 children, I had a plumber working on Saturday morning to complete the installation of the commode and vanity. This took about an hour. (We had to let the tile floor set up overnight.) We did not interrupt their stay to prime and paint the patched drywall, or reinstall the floor trim, and yes, patched walls look messy. We have not had any issue with mold--I have no idea where that comment came from. They did not receive their deposit back as they made no attempt to do the minimal cleaning we require: take out the trash, sweep the floors, strip the beds of sheets, and leave dishes washing in the dishwasher. (We offer our guests an option to pay a cleaning fee of $150.00 as an alternative.) We deep clean kitchen, floors, baths, etc. Not only did these guests not pick up, we had to have 3 comforters dry-cleaned and one of the twin beds is actually broken. We tried to be accommodating when they asked for a rug for kids sleeping on the floor-unfortunately the glue was coming off the back of the antique Persian Wool rug we took over, so we promptly removed it and cleaned up the "dust". The vacuum sweeper has a setting for floor and a setting for the hand held tool, and simply needed the knob switched to the correct setting. The loss of electricity affected the entire neighborhood; I took over flashlights and candles. This has only happened once before in our years w/ VRBO. We were caring for our daughter's American Stafford-shire Terrier while they were on holiday--she got out of our fence and went visiting as she is super friendly. We took her back over to show how gentle she really is. I'm afraid there was nothing I could do to please this group which was apparently too large for our house. Our goal has been & will continue to be that your stay be simply perfect!!

Kerrville Golf Trip

This was the second time we stayed here and we'll stay here again! We have a large group for these golf trips and this house is perfect! We all get our own bed and we all get to stay together. The game room, TV area and kitchen are all great for a large group. Also who doesn't love Kerrville!

Rockport TX

A good time was had by all!

Fields family, thank you for sharing your home. We all fit! With 7 adults and a baby, it's hard to find one place we can all stay. The pool, hot tub and game room were all bonuses. This house is close enough to town for convenience, but up in the hills a bit so you feel away from it all. There were a few deer in the yard and many on the way up to the house. Anytime we have to return to the area, we will check this place first!

Spring TX

Great Vacation house

Although Hurricane Harvey dampened our plans of being lazy in the pool, we really enjoyed the house and area. Hosts were very nice and the accommodations were as advertised. The deer in the front yard and the entire area were a highlight of our stay.

We are in the Hill Country of Texas, close to so many activities!

Kerrville hosts a multitude of artist's showrooms, the Country Western Art Museum being the largest. During the summer there is a Concert in the Park series, and the Cailloux Theatre, Playhouse 2000 and the Point Theatre always have live shows. There are activities at the Public Library for the children.

Restaurants in town vary from Home Style Cooking (Billy Jean's, Save-Inn Restaurant, Y O Restaurant, Inn of the Hills) to Mexican, Thai, Vietnamese, Chinese, Korean, Italian, Western Steakhouse, Seafood, and many sandwich, chicken, and pizza places as well.

Outdoor activities include trail rides, swimming, canoing, kayaking, river floating, and hiking. Five minutes away is Louise Hays Park, with canoing, fishing, swimming, playground areas, sand volleyball, a beautiful splash park, and the phenomenol River Trail--> 4 miles of walkway bordering the Guadalupe River for pedestrians, and bicyclists both.

HEB is our main grocery store, with Walmart also available. We have one mall with Belk, J. C. Penneys, Bealls, and more.

During the summer months, Crider's Rodeo offers family entertainment on Saturday evenings, with an outdoor dance hall. This has been a favorite for many, include our family. We have also enjoyed floating the Frio River together, about an hour away.

Of course, we have antique and thrift stores for those one-of- a kind finds.

Driving along the Guadalupe River is a treat for many, including many motorcycle clubs.

Nearby towns offer another perspective of our Hill Country. Bandera calls itself the Cowboy Capital of Texas, and you'll find Western stores and restaurants, horses being ridden in town, and their own family rodeo on weekends. They also now have a Natural History Museum complete with dinosaurs!

Our family has enjoyed many treks to float the Frio River with it's beautiful, cool water. This is about an hour away.

Fredericksburg, TX is a German Tourist Town!!! It also hosts the Admiral NImitz Pacific War Museum. I have taken my history students to this several times, and I learn more each visit. This is a first class Museum, highly ranked nation wide. During the summers they offer an outdoor reanactment, with authentic weaponry and uniforms. You'll have to check for scheduling this, but this is a great, memorable program.
