Rivers Edge - Four Bedroom Villa, Sleeps 12

With this 4 bedroom, 3 full bath cottage you are not just renting a vacation rental but an adventure! This cottage has access to Silver lake (approx. 200 yards, house not directly on the lake), a beach a dock, 2 kayaks, paddle board, and a golf cart to get to the lake. Paddle to downtown Saugatuck or down the river to Lake Michigan. If you chose to relax in the cottage you can relax on one of two large decks, play pool, indoor shuffle board table, or sit in the hot tub. It is equipped with a gourmet kitchen with seating around the table for 6 and the bar for 6. This cottage has 8 Tv's (a 70" in ent.), Sonos Music system throughout, and a fireplace. Relax by a fire in a fire pit in the back yard. Get a cab and a few minutes and $8 later you will be downtown Saugatuck. Along with the gourmet kitchen it also has 2 wet bars. The main floor has a fireplace and two sliders out to a large deck and hot tub. On the main floor the first bedroom has a king bed with a master bath with a shower and a tv. The second bedroom has queen bed . There is a full bath with shower tub combo on the main floor. The lower level has bedroom #3 with a queen bed and a tv. Bedroom #4 is also on the lower level has a bunk with a full on top, full on bottom and a single pull out trundle with a tv. The lower level is where the pool table, shuffle board table and a wet bar with refrigerator. There is a full bath between the two bedrooms with a shower. The upper loft has a full pull out futon and a tv and wet bar with ice machine and refrigerator. The garage may or may not be available for use.

By renting this cottage the below is agreeing to the following terms:

Rental Rules (RULES ARE STRICTLY ENFORCED):

1.) No smoking. All of our rentals are non-smoking.
2.) You and your guests are using our home at your own risk. We nor the owner of the property will be held responsible for any injuries that occur at the vacation rental or for any lost or stolen items. Any boats (if available) used on the property require life jackets be worn and are used at your own risk.
3.) No boats or trailers are to be parked at our rental properties. Tents of any kind are not allowed.
Arrangements for trailers need to be made. There is parking for 6 cars in the driveway. Parking on the road is prohibited.
4.) Do not move the furniture.
5.) Each cottage has a maximum number of guests that is listed on this contract you must verify that it is correct. That number is not to be exceeded - this includes children and adults. This goes for DAY OR NIGHT. For fire safety, we are required to limit the number in each home. If additional people are found to be staying at the cottage the entire group will be asked to vacate with no refund. Inflatable mattresses or alternative sleeping other than pack n plays or cribs are not allowed. Tents are also not allowed on the property.
6.) Pets are not permitted. If a pet is on the property then there will be a $1500 fee and it will be required that the owner board the pet immediately.
7.) Damages are to be reported during your stay. If we find damage after you vacate, you authorize the charge to your credit card for replacement or repair or provide another credit card number, pay by cash or check. Damages reported upon arrival will not be guests' responsibility.
8.) Cleaners will come to the cottage after you have departed - they will not visit to clean, change linens, or replace towels during your stay. Please contact the office should you need assistance during your stay regarding any cleaning items.
9.) Grills are to be cleaned after each use.
10.) ***Quiet time is after 10pm nightly. We do not tolerate loud groups and college like parties anytime of the day or night. Drinking games are not allowed on the property. Neighbors must NOT hear you inside or outside the cottage after 10pm.
10a) Can only use the ONE dock that says Quaint Cottages on the posts. All other docks are private. You can ONLY use the 2 kayaks and paddle boards on that dock.
11.) You are at least 25 years old and will be able to verify with valid identification during your stay if needed.
12.) Weddings and formal events are NOT permitted on our properties, if there is found to be a formal event on the property the entire group will be asked to vacate the property with a no refund. The maximum occupancy of this Property is 12 that goes for DAY OR NIGHT due to fire code.
13.) Kayaks, paddle board and dock will be used at your own risk and Quaint Cottages, LLC will not be responsible for any accidents associated with their use. Kids 15 and under must be accompanied by and adult when at the association beach or using boats. Life jackets are provided and required. Dock and boats are available Memorial day to end of September only. ***Please note that if you are in the narrow channel leaving silver lake watch for boats and move to the side if you see them coming, they can not slow down as it can be shallow in the channel and they must remain on a plane.
14.)To access the beach area on Silver Lake, Go right out of the drive Go to Beach Trail Dr. and turn right. At the end of Beach Trail Dr., you will see a sign that says Rivers Edge Association Beach, take that path to the Beach. PLEASE NOTE THAT THE DOCKS AND BOATS ARE PRIVATE PROPERTY AND NOT FOR USE OF GUESTS OF RIVERS EDGE. DO NOT TRESPASS ON ANY PRIVATE DRIVEWAYS.
15.) The pool table and the shuffleboard table are to be used properly and children who are not old enough to play or do not know how to play are not allowed to use the equipment. Please do not use the shuffleboard table or pool table to set drinks or ANYTHING on them. Guest will be responsible for any damage caused by misuse of equipment.
16.) ***Golf cart is to be driven responsibly. YOU MUST BE AT LEAST 25 YEARS OLD TO OPERATE GOLF CART, NO EXCEPTIONS. The guest is responsible for this use and if these rules are not followed the golf cart will no longer be available, security deposit surrendered and any other costs associated will be charged to the guest. Quaint Cottages is not responsible for any accident or injury caused by the use of the golf cart. No more than 4 on golf cart at any one time. Golf cart is available Memorial day to end of September only. Golf cart can only be used to go to association beach and access dock and back to cottage.
17.) No more than 5 people in the hot tub at a time. Please rinse of all oils and lotions before entering the hot tub as the filter will not be able to keep up. KIDS CAN NOT BE IN THE HOT TUB WITOUT AN ADULT!
18.) There may be wood for the fire pit that you are welcome to use but it is not provided. You can get firewood at most all local gas stations and stores.
19.) The garage may or may not be available for use.
20.) Renter and all of Renter’s guests, invitees, employees and agents shall assume all risk of use. Renter shall indemnify, defend and hold harmless the River’s Edge Site Condominiums Association (“RESCA”), and the individual unit owners within the RESCA, from any claims, demands, expenses, attorneys’ fees and liability arising out of the Renter’s use. In addition, Renter for itself and for all persons who may come upon the property or adjoining and common areas during Renter’s use, hereby agrees that RESCA shall not be liable in any way for any manner, cause, thing, action or omission with respect to the common areas or with respect to Renters’s use of the common areas, and RESCA is hereby released and discharged of any and all liability of any kind with respect thereto. Renter and RESCA are not partners, joint venturers, principals, and agents or otherwise related in any way.
21.) Fireworks are prohibited on the property at all times.

These rules are strictly enforced due to NEW city and township ordinances. This contract is the only warning you will get. If any rules are not followed all local fines, security deposits and any other charges will be charged to guest and the entire group will be asked to vacate the property. This communication is necessary so that your vacation experience is a good one for your group and our neighboring community. Please ENJOY your stay!
