Unlike many lakefront rentals that require navigating steep hills or dozens of stairs, Loon Call Cottage offers an easy walking path to the shore. Tucked away on a quiet dead-end road, this is the perfect retreat base for romantic escapes, girl-time getaways, or families with teens. When away from the water, guests comment how much they love the private back deck, hot tub, super comfy beds, and well-equipped kitchen.
• THE SETTING
Located on a peaceful neighborhood road with virtually no traffic, the cottage offers a private, sunny atmosphere backed by woods on 3 sides. A flat, semi-private lane leads you directly to our shared waterfront—no steep hills, cliffs, or stairs to climb.
• LAKEFRONT & LIFESTYLE
* Easy Water Access: Walk directly into the water in the "Middle Lake" section (across from Treasure and Bass Islands.)
* Boating Included: Dedicated canoe with paddles and life jackets provided. Don't miss the nearby sandbar—a comfortable paddle from our dock!
* Beachside Comfort: We provide a sandy area with shade trees and a private storage bin stocked with towels, 4 folding camp chairs, 2 padded canoe seats, a folding table, and 2 ring floats and inflating pump—no lugging gear back and forth.
* The Dock: Perfect for fishing or swimming. Friends/family staying elsewhere on the lake are welcome to use the dock for temporary boat pick-ups/drop-offs.
* The "Loon Serenade": Our coveted lake has a very healthy loon population of approximately 20 adult males and females. You’ll be amazed by their hoots, yodels, tremolos, and wails, each distinct in meaning and purpose. They return year after year to feed in our crystal clear waters, breed, and raise their precocious chicks. If you miss hearing them during the day, listen outdoors an hour or so after sunset, and again close to midnight for their serenading sounds — truly unforgettable!
• THE COTTAGE
Designed with two distinct levels, the cottage offers excellent space and privacy for 2–4 guests.
* Upper Level (main entry off rear deck): Features a King Bedroom (all linens provided for the Casper Cooling Hybrid mattress), a full shower bath, and a cozy living area with French doors opening on to the front porch/deck - 2 rocking chairs await your relaxation. The fully equipped eat-in kitchen is well-stocked for most any cooking style. * Lower Level (lake-facing entry): Features a Queen Murphy bed (all linens provided for the Casper hybrid mattress), a second full shower bath, a kitchenette (fridge/freezer, microwave, coffee maker, toaster), and laundry facilities. * Outdoor Living: A large wrap-around deck features an outdoor dining set, Green Egg grill, and a 4-person saltwater hot tub.
• PREMIUM AMENITIES
* Climate Controlled: AC and Heat in all primary rooms on both levels.
* Fully Stocked: We provide all household needs, from bedding, linens, bath and beach towels to shampoo, soap, trash bags, dish detergent, sponge, dish towels, place mats, and more. Basic kitchen essentials include ketchup, mustard, mayonnaise, salt/pepper, and initial coffee supplies. Forgot your toothbrush? No worries, text us and we'll share the stash.
* Pre-Arrival Provisioning: Save time and skip the stores! Reserve 2 weeks in advance for a nominal fee; we'll pick-up your local grocery order and have in the cottage for your arrival.
IMPORTANT HOUSE NOTES
* Age Policy: To maintain a serene atmosphere, we are unable to host children under age 13.
* Pet Policy: No pets allowed (sorry, not even small well-behaved ones).
* The View: While directly across the road from the lake, summer foliage typically obscures 90% of water views from the cottage itself.
* Hot Tub: We strive for 100% availability. However we cannot guarantee it, or provide any refunds, if prior guests have not followed the pre-rinse requirements. Be sure to read them in the Guest Information book located in the cottage, and posted near the hot tub.
* Booking: Summer rentals are weekly. Arrivals are available Thursday, Friday, or Saturday.
* Cleaning: 100% of the cleaning fee is paid to our local, woman-owned cleaning business. Thank you for supporting our community!

2. Do not enter hot tub if water is foaming or discolored; contact us immediately and we will try to correct.
3. Do not let any A.) lotion or sunblock OR B.) residual detergents or lake water on bathing suits or other clothing enter the tub. RINSE FIRST!

Everything you could ever need or want in one perfect little spot. We loved the decor and the extra quality in all the things! The beds and linens were so nice and comfortable! Emily was always helpful with questions and recommendations. It was so clean and organized! We will definitely be back!! Highly recommend!

One of the better rentals we’ve stayed in as we’ve traveled extensively the past three years. Easy layout, comfy beds, good shower, very well equipped kitchen, good lighting, AC, charcoal grill, nice deck to sit on, access to the lake, and a private hot tub. And lots of places to hang stuff! We were able to leave our two kayaks down by the lake. Quiet, woodsy neighborhood and we could hear the loons. Highly recommended.

Honestly just PERFECT! If you’re looking at a few different spots in the area, just go yourself a favor and pick this one. The cottage was so comfy, cozy, and adorably decorated. Perfect size for the two of us. The hot tub on the deck was amazing, and looking up at the starry night sky at night was unforgettable. We saw at least 5 shooting stars! Emily was super responsive and helpful! Do NOT miss out on canoeing out to the sandbar from the private beach — spectacular!!

Great property. The lake was across the street with a dock and small beach area. They had beach towels and many beach toys like a canoe and paddle board at the beach. The kitchen had everything you could need. There was a deck out back with a hot tub and a balcony out front. The Good Life Market is close by and also has many gluten free food items. Emily was easy to communicate with and answered any questions very quickly.

Could not have been a more perfect experience! Emily was super communicative, flexible and a truly kind person! The house was immaculate and nicely decorated. The beds were so comfortable we even inquired about what brand they were!! (And I am super picky!) The sheets, comforters and towels are all high quality brands and so comfy! The hot tub was immaculate!! Very nicely appointed kitchen as well. You will not want for anything in this place except more time. We miss it already!

I cannot think of a single thing our host Emily could have done to make our stay even better. Her communucation was excellent. The property is spotless, well appointed, tastefully decorated and exceedingly comfortable. Great bed and shower. Soothing hot tub. Front and back decks to enjoy.The easy access to the lake, with the use of a canoe and paddleboards was a joy. Emily made herself available to answer all questions and provide splendid hospitality. I cannot recommend this property highly enough and hope that we will return before long.

My husband and I had a great stay at this cottage! It was just like the pictures and just as described. When we first booked the cottage there were no reviews, so it made me a bit nervous, but the cottage exceeded expectations! We loved the king size bed, the nice size kitchen with great appliances, peaceful living room with large windows and the wrap around deck. We didn’t get a chance to get in the hot tub, but it looked very nice and clean. The property was peaceful with trees surrounding the cottage. It was a very short walk to the lake and just as described. I went for morning walks around the wooded neighborhood and it was very nice and pleasant. The bedroom being a separate room was nice as I had to get up early and work a few days and my husband was able to sleep without being disturbed. Very comfy bed! Will stay here again!!

This was the absolute most perfect stay for myself and two daughters as we were visiting a friend in the area. it is a short walk across the street (literally like a minute) to the private-access lake, which was quiet and serene. The cottage was fully of character and charm and also pristine. The kitchen was fully stocked with everything we needed. The murphy bed was comfortable and fun for my 12-year old daughter to have some private space. The king bed in the bedroom was huge, possibly a California king. TV and AC worked like a charm. Great, easy communication with host. hot tub was fun for kids (and me!) Really, it couldn't have been better. A for Emily!

Originally from the south, Maine stole our hearts at first visit. We purchased a true seasonal camp—Treasure Island—on Little Sebago in 2014 and summered there for 11 years before making a permanent move. Loon Call Cottage was formerly a lakefront property we had moved to our lot in 2023. After several years renovating for year-round living, we now call it home in the off-season and make available to VRBO renters while we're traveling, or enjoying the island.
Why they chose this property
After living in bustling Charleston SC we were ready for quiet lakeside privacy; Little Sebago Lake, and Northern Oaks affords us that solitude while still being within 15 minutes to essential shopping and services. Soaring pines, blue skies, sunshine dappling on the water.... ahhh. No through traffic on our dead-end road, no crowded subdivision housing, and no big city light pollution.... bliss!
What makes this property unique
Formerly located across the road, Loon Call Cottage began as a one-story lakeside camp for several family generations. Upon hearing it was set for demolition we offered the owners $5 to take it off their hands, save them demo and landfill fees, and repurpose for our retirement years. In 2023 we literally had it moved a scant 200 feet to the building lot we already owned in tandem with Treasure Island (the untouched old wood shed is a quaint 'days of yore' reminder.)
We wanted to retain the rustic camp feel so with few changes to the layout or aesthetics, but many modernizing projects (insulation! a well! new HVAC, new appliances, remodeled kitchen and bath, new deck & hot tub, and more), we created a cozy year-round home that our rental guests consistently leave 5-star reviews over.
